AWFUL from the beginning and only got worse!  
We hired Froerer Property Management and Realty to manage our single family home in South Ogden July 2014.  We've been renting our home for the last 10 years without any incident with the property manager or the tenants.  Froerer took over and suddenly it was constant chaos.  
First, they neglect to tend to maintenance issues in a timely manner and require 2 and 3, sometimes 4 reminders to address something.  Second, they permitted people to reside in the home who were not on the lease.  One of those men that lived there for at least 9 months was a convicted felon of attempted murder.  Third, Froerer permitted unregistered vehicles to be stored on the property as well as numerous vehicles that did not belong to the tenants.  Fourth, they permitted resident to claim our property address as her business address and allowed her to store he hot dog trailer in our driveway.  Fifth, there was a break-in back in January where windows and other misc damage occurred, and in May these still had not been fixed.  Sixth, when we asked to have the unregistered boat, the hot dog trailer removed, Froerer stated, "per city ordinance tenants may store these items on our property."  We asked Froerer 4 times to remove it and they outright refused and/or strung us along that "it will be taken care of".  
When we requested that Froerer refund our money for property management fees that apparently were poorly spent, Froerer states, "We collected the rent on time... no refund."  This is a very poorly managed company who do not themselves read the contracts they make people sign, and they definitely do not honor them or enforce them.  I would not trust them to sell my house, represent me to buy a house, and definitely not manage my income property.

The proprietor, Lance Froerer, claims to be a property manager.  He was not capable of managing my residential property and basically used the agreement as a way to extract as much money as possible from me.   He inappropriately charged me for things as well as withheld money that was due me.  Would not recommend  him under any circumstances.

Overall experience I'd say is great.  Some of the fees threw me off a bit, but I guess it's standard for property management companies.  They were quick in getting things done.  The whole thing was fast from the time I called to actually getting a place, and they were very quick to respond if I had any questions.  I also liked how it felt like I was working with real human beings.  Some of the other companies I called made it feel like I was calling tech support overseas ;-)  I'm very happy I went with them, and I'd definitely recommend Froerer.

The home buying experience went great, they were very professional and I felt like I knew what was going on the whole time. Since then I have purchased several rental properties and am having Froerer's rent them out for me. They did a good job of filling the empty home and didn't charge me for the advertising, in the newspaper and on the internet, and they also have an excellent screening process. Since the tenant has been in the home I have had a few maintenance issues come up, Froerer's let me know immediately and had it repaired the next day. As time has gone on any time that I have tried to contact Froerer's the property manager has called me back the same day and the secretary has always answered the phone. thanks Froerer's
