They are very slow at responding to maintenance request. They can be more quick to maintenance request in an effort to improve.

I rented my home in Ogden using the property management services of Welch Agency. I signed a contract clearly stating that I did not want to rent my home to anyone with a pet. They rented my home to someone with a large, med.-haired dog. They took a $400 pet deposit for the dog. When I learned there was a dog at my house, they said they were unaware of it. When the renter moved out, they said it was my responsibility to obtain and pay for a lawyer to go after the renter for the issues the dog caused to the house. They said they gave the $400 back to the renter because he didn't have a dog. But they acknowledge there was a dog living at the house. This makes no sense. The tenant left without paying the water bill. Welch Real Estate said they would collect the funds from the tenant. They did not. I had to pay the tenant's water bill. Rent was continually late. Late fees were to be imposed, but never were. Do not use Welch Real Estate Agency as a property management company!
