"I would ask more questions to determine if research had been done to compare square footage versus cost per square foot value. Our appraisal I did not exactly agree with the appraiser as the comparison homes he provided to us did not have a separate garage, which is a plus for this home. I do not think he considered that in his final appraisal."

"My appraisal was lowballed, not sure why I would pay for a service that isnt proper. I would not re-higher this business. Took them about 5 hours to respond to emails during business hours. Appraisal report is not clear - when I asked about improper wording I was informed its confusing to many of their customers yet they continue to have clarification issues. "Comparable" Sale that was most similar and received the "Most Weight" had 2 less bathrooms and was sold 1 year ago - does not reflect current market conditions. All 6 comparable sales were from the past year, nothing of the current year was listed, most recent sale compared was 6 months old. In a nutshell I was informed based on last years sales of similar homes my home is worth 'x' amount today. If I sold this time last year the appraisal would be no different."

"Mr. May was professional and prompt to reach out for scheduling he showed up on time. He gave me the opportunity to provide comparable properties to consider in his appraisal. Very quick to get the report to the lender and buyers of the home. Very easy to work with and someone I would recommend to anyone."

Property Appraiser questions, answered by experts

Depending on the size of the home, the appraisal itself can take several hours. After the appraiser’s visit is complete, it can take between a few days and a few weeks to get the report back. This timeline is largely dependent on the appraiser’s workload, research requirements, efficiency, and other factors.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

A koi pond may add value to your home if it’s a feature sellers are looking for. Like pools, ponds can affect your property value depending on their condition, whether they’re a popular selling point, and how well they’re incorporated into your home’s landscape.

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

The differences between market value and appraised value depend on the local market, so they can match, or either one can be higher than the other. In a “seller’s market,” where there is an abundance of buyers, market value will likely sit higher than the appraised value because there’s more demand for the low inventory of homes. In a “buyer’s market,” where there are more homes than there are buyers, the market value is more likely to sit below the appraised value to entice buyers.
