"Comparable" Sale that was most similar and received the "Most Weight" had 2 less bathrooms and was sold 1 year ago - does not reflect current market conditions. All 6 comparable sales were from the past year, nothing of the current year was listed, most recent sale compared was 6 months old. In a nutshell I was informed based on last years sales of similar homes my home is worth 'x' amount today. If I sold this time last year the appraisal would be no different."
