I received notice from a tenant of the apartments I manage that the refridgerator was not getting very cold.
I scheduled an appointment for a quote on Saturday, Aug 11, 2012.
I receive a text from the tenant that the serviceman came and asked what I was going to do. She indicated that the serviceman told her that he would call be today (Saturday), but that since the refridgerator was old it may take some time to get the parts if at all.
I did not here from a serviceman on Saturday. So I called to find out what the quote was on Tuesday, Aug 14th.
Tuesday, Aug 14th - I was told that the quote was $179.95. After talking to the tenant, Friday, Aug 17th was determined as the
Wednesday, Aug15th - I scheduled an appointment for Friday, Aug17th, 5-7pm
Friday, Aug 17th - I receive notice from the tenant that the serviceman did not show up, so they called and was able to reschedule the appointment on Monday, Aug20th, 5-7pm.
Monday, Aug 20th - No serviceman came again while the tenant waited until 8pm.. I called Charlie Fuller about the lack of a visit. They told me that they would try, but no one showed.
Tuesday, Aug 21st - I called to find out what the problem was and was given the original quote by Richard again as if I hadn't even received it yet and that the part was in stock. (different than what the serviceman had told the tenant) I told Richard about the problem and ensured me that it would be taken care of tonight 4-6pm. Which it was and the report from the tenant is that teh refridgerator is working good.
I also told Richard to change the mailing address to me, as the manager, instead of the tenant, since I pay the bill.
They had sent three months worth of invoices to the tenant for a past service call. Thus they were paid late.
I recently her from the tenant that the invoice for this latest service was sent to them again. I called and talked to Richard and he ensured me that they will send me the invoices from now on. We will see.
The big problem I see is communication breakdown. The serviceman should not tell the tenants anything. rather call me with the quote and other information. The office and the serviceman didn't get the scheduling right. Even the communicaitons with me from the office was disjointed.
