The flooring in my house is perfect. Fardad took the time to level and clean all the floors. His team spent a lot of time making sure the floor prep was done right. We discussed floating vs. gluing and went with glue There are zero squeaks anywhere in the house. There was a bad subfloor in one room and Fardad worked with it until he was sure it was the best it could be. The pricing was right on, not cheap, not expensive -- exactly what you ought to pay for professional installation. He ripped out a poor DIY floor as part of the prep -- don't do it yourself. Hire a pro.
The kitchen job was big and required multiple trades -- electrical, painting, and flooring. His electrical subcontractor was fantastic, and came up with a good design to re-use as much existing circuitry as feasible. All the new wires were cleverly hidden. When the cabinets turned out to be harder than anticipated (more sanding and more coats), Fardad did the extra work needed to make it as promised even though it took him some extra expense and time. The price on the kitchen was better than others bid.
The punchlist items were all taken care of, including the small stuff.
The toughest item was the staircase, which required many uniquely cut steps. One step was not quite perfect and Fardad redid it twice (!) until it was perfect. If you hate your ugly carpet on the stairs -- call Fardad. Price on the stairs, including railing, was higher than the other bidder, but more than fair given the quality I got and the carpentry challenge it entailed.
It is always the case that large jobs don't go exactly as expected. I felt the two change orders were fair and the final budget was within 5-10% of the original price -- as it has been for all three jobs I've had with Fardad. Quality has been fantastic and the initial bid is right on.
Job was done on time for all three times I or my HOA has hired him.
Only negative is that Fardad can be a little late arriving for appts sometimes, particularly when the job is far from his home base.
At the time my HOA hired Fardad he was insured.
Over my experience of getting four bids with Fardad, his price is always best or tied for best.
