I woke up and discovered my water heater was leaking water. I had Martin's number from a neighbor who highly recommends him. He answered immediately. He was on his way to another job to replace another water heater, but said he would send one of his guys to turn off the water (Martin owns and runs S.M.R. Plumbing, short for San Martin Reyna Plumbing). I already had turned off the water. He said I could connect a hose to help drain the tank. I did. He then called and said he was sending a guy to help drain the tank. But, this guy showed up at the same time Martin did. Martin looked at the issue and told me my options on replacement tank - 1350 for 6 year, 1450 for 8 year, and 1630 for 12 year - this includes the use of the flood stop by onsite pro that shuts off the valve to the heater if water is detected in the pan. My house is old and the water heater had no drain pan and no drain line for the drain pan. There was no way to quickly and easily put in a drain line. I went with the 6 year as I don't know how long I will be in the house. Martin had to go to a meeting at ten. He called when he was done with the meeting and let me know he was getting the materials. He came back with materials and two guys who helped him install. It took a little over 3 hours to do the install. He went and pulled a permit from the city as I requested (that cost is not included in the 1350). His guys were courteous and nice. They used plastic to protect my floor. My only complaint was that they put a few new scratches on the newly painted water heater/furnace closet door, but these are minor. Martin explained to me how the FloodStop works and that I would need to get an electrician out to get an outlet installed in the wall. It is currently running on batteries. Because I called that morning and got my leaking water heater replaced that day, I was very pleased.
Description of Work: Replace 40 gallon water with another 6 year warranty 40 gallon water heater. Bring it up to code - done by installing a pan and using flood stop by onsite pro (no drain line was created for pan - just this electricity dependent detection of a leak in the pan that turns off the valve to the water heater).
