ARNOLD PROPERTY INSPECTIONS

I wish you could give negative stars. This is the worst company I have ever that the experience of dealing with. My wife and I bought a house, and had Arnold Property Inspections do the inspection before closing. We carefully read the inspection report, as this was a big deal for us. The day we moved into the house, we realized the master toilet did not work. We spent over $1,500 trying to figure out the problem and fix it, between tool rentals and plumber costs. There was concrete in the plumbing, starting at the toilet flange and going completely down into the main line of the plumbing. We have pictures from the plumbers camera, as well as pictures from the toilet flange. The line was completely occluded, and did not drain whatsoever. We spent over 40 man hours attempting to fix the problem. We then contacted API to see if they offered any kind of financial restitution, as they were the reason for this nightmare. Sadly, they claimed that they had been doing this for 17 years, and that they knew more than I did, and that I was lying about the toilet issues. They claimed that on page 26 of the inspection report, it showed that the toilet flowed adequately. However, on page 26, the only thing is a picture of water flowing through the cleanout, with the caption "the flow rate in the main sewer line with all fixtures running was acceptable." However, the toilet is the furthest fixture back in the system, of course if all other appliances are on then water will be flowing through the system. It is literally impossible that any water would flow into the main line if they tested only the toilet by itself, as I witnessed this firsthand by looking at it on the plumbers camera, and looking down into the cleanout. I would neither use this company again, nor recommend anyone use this company, even if someone held a gun to my head. This has been the worst experience with dealing with a company in my life. I will get this story spread as far as I can, and I will contact TREC, which is their licensing company, and attempt to have their licenses revoked, as nobody should have to go through this ever again. I attempted to be cordial and polite and this company spat in my face, calling me a liar and insulting my intelligence. Attached are photos of the toilet flange, where the concrete started. Sadly I could not reach my phone far enough down the line to photograph the complete blockage, but the plumbing company we used has photos of the concrete coming into the main line, and it is completely blocked up down in there.

Todd is extremely knowledgeable about all aspects of residential construction. By accompanying him on the inspection process, I was able to get a good idea of my responsibilities as a homeowner. If I had to do it again, API is definitely the way to go. Additionally, the report generated as a result of the inspection will help in prioritizing future home improvement projects.

The inspector that came out was extremely knowledgeable and  explained some maintenance we needed to do to keep our main systems working correctly. He answered any questions and made sure we understood everything. He found a leak in our roof that our builder basically told us to prove existed. He found a few other minor issues that we are currently getting corrected by our builder. 
I called other inspectors in the area and API was the only one that did not also do work for builders. I didn't want a possible conflict of interest in what may or may not have been notated on the report. His price was competitive and included the sprinkler system inspection as well. All other inspectors I looked into required an extra $40 or more for the sprinkler system.
We received the completed report the day after the inspection. I highly recommend them.

Todd Arnold was very professional and explained everything that he was doing during the inspection.  He was very thorough and the report was very easy to follow.  The report also had pictures to further support his recommendations and suggestions.  He identified some roofing issues and gave his opinion and also recommended follow-up with a professional roofer for further detail and more accurate assessment which I felt added credibility to Todd as an inspector.  Another attribute I really appreciated is that he made it a point to recommend service for items that require periodic maintenance and their suggested service intervals.  He also identified switch controlled outlets and other home specific considerations.  He was more than happy to discuss any questions I had.  My Realtor was also very happy with his personable approach and commented to me that she thought he was a very good inspector.  I highly recommend Todd to anyone for home inspection service.

I first emailed API letting them know that I had a 1700 square foot home and that we would like to have an inspection on the home before we close on it. In no time Audrey from API called me and she herself was very knowledgeable about home inspection and building codes. On our aappointment time and date, Mr. Arnold called us to tell us that we was running a little late, but as soon as he arrived he went straight to work. Taking pictures, taking notes in his notebook, and updating his report as he went a long with his inspection. Thorough, is how I would explain Mr. Arnold. Even the builder was a little worried that I used API because of how thorough he is.  Mr. Arnold even gave us special instructions on how to clean and maintain some things in and around the house. He even had a card adapter for his phone so that could pay by credit card. Very pleased with the knowledge and service of this company and will recommend them to others. 

Arnold was an excellent home inspector.  He was very personable and
courteously answered all of my questions as he moved from one area of
the house to another area of the house.  If I asked for recommendations
on fixing something, he always offered a couple of options.  I would
recommend API to anyone wanting a home inspection done correctly and
promptly.  I will use API again if I  purchase another house.

Mr. Arnold was prompt and thorough.  He documented the findings with pictures and provided explanations.  When he went in the attic and roof, findings were photographed and documented.  When he returned, he explained his findings thoroughly showing me the pictures.  The report was detailed and included the photos.  Overall, it was an excellent experience!

It went fantastic.  I left the house feeling great about our new purchase when I was conflicted before.

Todd called that he was running a few minutes late, which we appreciated. He brought all his equipment with him and proceeded to check every thing in that house. I mean everything! He was taking digital photos and updating in his laptop as he went from area to area.  He was methodical about locking doors and turning off switches behind himself. Todd spoke to us at various times during the inspection to make sure that we understood what he was doing.  We have probably bought 20 houses over the past 30 years and we have never had such a professional inspector.  His report was concise with photos showing any concerns and his suggestions/recommendations. This company does it right - absolutely. There is no doubt that he saved us money by pinpointing potential problems that needed to be addressed before we closed or moved into the house. I recommend them to anyone - honest and dedicated.

Very professional, courteous, and detailed. Arnold did the inspection for my mortgage and I can not say enough good things about him. It was a miserable day outside and he came face to face with a snake under the crawl space, however he continued with the job...ALL SMILES. The final report was finely detailed and professionally produced both electronically and in print. I would not use another inspector in the area.

I called his office to check pricing and availability. I scheduled the inspection the next week. He called the day of the inspection to notify me he was running fifteen minutes late. He was at the property as informed, a little behind time. He completed his inspection in 3 hours or so.... He did a very thorough job! He emailed me his report the next morning. I am very pleased with his report and overall service.

The two individuals I work with when I need help or a home inspection are Audrey and Todd.  I'm going to tell you right now - words can not explain how helpful they are.  They go above and beyond to teach at the same time as inspect and ensure you know what you have in store for you in regard to your real estate.  I buy investment houses.  Todd came out and verified that NO FOUNDATION work was needed after I had been quoted $3000 from a foundation company that wanted to do work.  He gave me information that helped me save money and kept my stress level at a minimum while trying to renovate.  On my way to purchase another property I called up Audrey and kept her on the line for 20 minutes just to talk about what I had seen and have her give me feedback... all at no cost and with NO COMPLAINTS for taking up her time.  If you're going to buy, sell, renovate ... even LOOK at a house, these two are the advocates you need in your corner.  They deserve a million good reviews for what they've done for me.
