+ -1 moreEverything seemed fine until we had an electrician out to give us an estimate for some work we wanted done. He pointed out that there was no main shut-off for our electrical service. The cost to remedy this will be approx $1500. Had this been noted in the inspection, we would have asked the sellers to pay for the repair. When we contacted Mr. Messina to ask why he hadn't noted this in the inspection, he replied that this hadn't been a code requirement when the house was built (but is now). We found this problematic, because he noted plenty of other relatively minor issues that weren't required by code when the house was built but are now (such as no hand rail on the stairs). We think he just missed it.
