Great! Jim was very professional. He was thorough and answered all our questions, even after we left the inspection I had additional questions and he was quick to answer. We had a deadline to meet and Jim and Austin made sure we met our deadline. Thanks for he great customer service!

Jim arrived early and performed a thorough inspection. He was very helpful throughout the process and willing to answer any questions. He has experience with older homes and knows the issues. We were able to negotiate additional credits from the seller based on the issues identified.

Everything seemed fine until we had an electrician out to give us an estimate for some work we wanted done. He pointed out that there was no main shut-off for our electrical service. The cost to remedy this will be approx $1500. Had this been noted in the inspection, we would have asked the sellers to pay for the repair. When we contacted Mr. Messina to ask why he hadn't noted this in the inspection, he replied that this hadn't been a code requirement when the house was built (but is now). We found this problematic, because he noted plenty of other relatively minor issues that weren't required by code when the house was built but are now (such as no hand rail on the stairs). We think he just missed it.

"[Member Name Removed], I am so sorry you had an issue with the electrical panel after your inspection was performed. When the home was built in 1975, it was not a code requirement on the electrical panel to have a main disconnect. After going back and referencing your inspection report, it states under the electrical panel section that, " Breakers are not labeled properly at all locations " which means the inspector could not determine what breakers were being used for their specific function, or if one of the breakers was the main disconnect. We recommended that you have a licensed electrician be contacted for further evaluation on the electrical panels in the inspection report that was sent the following day. We know there is always room for improvement and we appreciate our customers feed back. Thank you. ABET Inspections"
