"It is interesting that this Owner had originally given us an "A" rating for service for over 1.5 years of managing her homes prior to her dramatic "D" rating downgrade. I am confident this rating change was motivated by a disagreement about how to handle an electrical issue at one of her properties. In this particular situation, the tenant called in to report an electrical issue at the property, and had already flipped the breaker several times. As a courtesy, we called the Owner to inform her of the situation and that we would be sending out an electrician to assess and repair the electrical problem. The Owner then stated that she thought it was our job to drive out to the house and check the breaker box. When she was told that we were not electricians and would not be driving out to the house for this repair, her response was "then what am I paying you for?" It is clear in our management agreement what she is paying for and to this day, she is still paying us to manage her properties."
