This started out as a DIY project. We had 30 year old carpet over hardwood floors (previous occupants did it). However, the two smaller bedrooms had been refinished before carpeting and were in gorgeous condition under the carpet. We ripped out the carpet in the bedrooms and cleaned the floor and were very satisfied with the results. However, when we ripped out some of the carpet in the rest of the house, it was not in as good a shape. Now the DIY project was way above our pay grade, so we called Chris from Xulon floors who came by, gave us an estimate of $2940 to do the remainder of the house.
Refinishing a floor requires you to move out, furniture, clothes, knickknacks, et all -- just like moving away. Chris's team came in and moved our stuff into our garage, and stared sanding the floor. Our DIY project involved our purchase of a couple of hand sanders, and extensive web searches for advise on methods. When Chris started sanding, he had a monster sander that ran on 240 volts (he tapped in our AC compressor fuse box). They Visqueen sheeted all the installed bookcases and built-ins before sanding. The monster sander had a sand-dust catching bag, way better than our little hand sanders.
A couple of days of sanding and prepping for a stain and finish, and they applied the stain. The bedrooms were a mahogany-like finish but the rest of the house was blond, natural oak colored. We chose to match the bedrooms color on the rest of the house.
Stain, let dry for one day. Base finish and let dry for one day. Final finish and let dry for one day.
During their first day's sanding, we discovered several areas of termite damage, and we decided to have all the baseboards replaced. The floors were pretty well all done on the fourth day so they spent the fifth day doing the baseboards and moving us back in. The brought in an extra crew to do the moving.
The additional work added about $1000 to the job -- all and all a great price for a super job.
