Pat assisted me and my wife in selling a condo that we had tried to sell two years earlier without success. After following Pat's recommendations for making the house ready, we were surprised to receive 3 offers within a month 18k over what we were expecting. We had purchased the property for 62k and was just hoping to break even. We received an offer for 80k. Although Pat is one of the most easy and friendly people I have worked she, she is serious when it comes to her work. Pat worked hard during the process. I remember, because Pat called me during the final minutes of the Super Bowl. This showed me her dedication and seriousness when it comes down to it. At that time it was a matter of getting or losing a potential buyer.
Because we lived out of state and didn't know anyone in Texas, we found Pat on Angie's list and are glad we did. We had owned the condo for 9 years and it was under property management during that entire time. I was no longer happy with my old property management, who I tried to use to sell my condo without success. Two years later, I found Pat. I chose here because she did both Property Management and Sales. I was worried that if our condo didn't sell, at lease we would be able to easily transition back the home as a rental.
Although I have never met her in person, I will never forget my experience with Pat and her help.

If you want your home sold and someone who really cares and not just out there to make a buck, she'll make the buck and you will not feel as though you got robbed by the system of not going FSOB.

I ended up deciding to sell, and WOW, she was so impressive. Pat knew how the home needed to look, what landscaping needed to be done, staging - she covered it all. My home received two offers in less than 2 weeks of being on the market - incredible! It also sold for way more than I expected and it is all because Pat has a gift for real estate. She knew what needed to be done and knew how to execute the plan. Without her, I would not have sold the home at a profit.
One of the many amazing things that Pat did - after each showing, I would receive feedback from each visitor through an emailed report. It was so useful to see what people liked or didn't like about the property & price and also to see how many people were visiting. When you are selling a house, trust me, the feedback is of paramount importance.
Through the closing process, she communicated with me often and was very attentive to my questions. She was so wonderful and we spoke so much, I'm going to miss talking with her! Pat is very kind, funny, smart and gifted. I truly wish she could be my realtor wherever I lived.
Her assistant, Heather, is amazing. Heather is articulate, responsive, and professional. I always felt like I could rely on her and Pat. When you live 1,300 miles from the property - that's extremely important.
Pat goes above and beyond. I read the other review about the supposed unresponsiveness - I think in this day and age, people expect instant gratification: for someone to immediately call back, etc. Some times a thoughtful and thorough response takes time. I would rather have an informed response than a half-response or a response that made me felt pushed-off. People need to be realistic with their expectations! If I left Pat a message, I knew that she would get back to me. I don't expect to be the center of her universe, that would be silliness! She was always responsive and attentive to any inquiry, email, call, or even if I just emailed to say hello. (Remember, I had a lot of work done on my house, so she was there for me for MONTHS.)
I wholeheartedly trust Pat. She will go above and beyond for any client - she is simply the best!

She had the house ready and leased in about a month! Communication continues to be great, and she and her team are alway available to answer any question via phone, e-mail or text.

"The cost of preparing and marketing a property is expensive and well in excess of the fee charged should a client terminate their agreement with us prior to the agreement expiring or the property selling. While we are happy to invest this cost up front, should a client want to change directions we do ask for this modest reimbursement. In this case we had professionally staged the home, provided rental of staging materials to remain in the home, had the exterior reshot once the yard greened up in spring, and reshot the photos inside of the downstairs living area once the client had older carpet replaced with a recommended floor covering in order to provide the best presentation in the market place. Pricing has been an issue for the home since the builder is still in the neighborhood with new homes. We had just reached agreement and reduced the price , spent additional money with electronic fliers to all agents, and within 24 hours, we were advised of the desire to terminate without a chance for the refreshed pricing and marketing to have a chance to work. I was not allowed access to the home to remove the staging items and so the new listing agent was able to take new photos with these materials still in place. They were subsequently removed by the stager. We wish the best in your move."

My initial communication began 3 May via email through Angie's List. By 6 May she was sent all required information to view my rental property for management services. I tried calling her several times via her mobile, with no answer, even her voice mail box was full. So I called her office and spoke to the secretary, who called her mobile. Within 5 mins of that I received a call back from her.....interesting. I voiced my concern regarding her disregard and inattentiveness to my emails, that she assured me would be answered by she or her secretary. Needless to say that never happened. The tenant was never contacted for the "appointment" to view my property. I was even interested in a home next door I considered purchasing. i even sent her this information as well. Well, today is 12 May, no call back as I was promised, no response to my emails. I made it clear that I am in Afghanistan, therefore there needs to be consideration of the time difference. Although I made it my business to pursue communication with her, this was only one sided. However, emails can be anytime.
Initially she presented herself as attentive and responsive, this was clearly a farce. She gave me an excuse regarding office inspections....I think that comes with the territory for every office of employment. But it sure does not explain 9 days of unanswered calls or emails. Especially does not explain why the tenant was never contacted for an appointment to view my property.
Although she presents herself as personable and reliable......this was clearly and obviously not the case here. Although, I wanted to do business with her, I had to reconsider this. Why? If you cannot entertain these simple professional courtesies, how will you manage my property properly? I experienced horrible property managers. However, I was willing to trust someone again. I have to consider the fact that I am in another country, therefore I must rely on the manager to do the right thing by me as well as the tenant!
Now, I'm sure she'll offer some poor excuse or even place blame on me. However, I assure you I have extended every possible means to obtain her services falling short of begging!
My search continues........Update: After careful consideration and discussing my concerns regarding the lack of timeliness and responses, I thought we were finally I the same sheet of music. I tried to give Ms Sankey the benefit of the doubt. How more wrong could I have been. This realtor is contemptuous, and at times rude and also not a very good liar. Being retired military, she actually had the nerve to basically tell me that, " We are a little more layer back". Therefore saying that I should not expect too when conducting business with professionals. If they you're told that they are going to get back with your send you documents, don't hold them to it. Meaning don't hold her to it. I've called her many times, her voicemail is so full you cannot leave messages. And this is a professional? I text a statement that got her attention, within minutes she returned the call. Coincidence? No. This had proven several times. She screens her calls I the office as well. I called, and at this time I was tired of her rude behavior and cancelled her service. Immediately she called back. From the same number I had just called and was told she was not there. Being a professional myself, I know the games. I Tried to be open minded, but my first instinct was correct. I would never recommend her to anyone whom I considered a friend.
"We received inquiry by email regarding this property and our communications did get off to a rocky start as the email landed in spam more than once. Our ability to communicate by phone depended on coordinating across very large time difference to the Middle East and the owner’s availability to Skype. My mobile phone’s voice mail often fills during the day and I frequently forward my phone to our office land line if I am with clients so we do not miss calls. My assistant can send me a text message if there is an urgent issue so I can respond rapidly. Once we did connect, we learned that the property was leased for the following five+ months. Because the owner was worried about the condition of the property, she sent us their information and we did coordinate a visit to the property - reported back that it appeared to be well cared for and in good condition. Because the owner wished to continue managing the property until the current tenant vacated we did not take further action beyond this visit until we were much closer to the tenant moving. I have reviewed my email and can see that we had a mutual email exchange of approximately nine emails. The owner inquired about the tenant desiring to be released from her lease early and we recommended agreeing due to higher rental activity in the summer – making it faster to find a new tenant for her. At this point we were still two months away from the tenant vacating. I did let her know we would be sending paperwork and there was definitely a misunderstanding on the time frame for her to receive the papers to sign – and setting the expectation on timeframe falls to me, a lesson learned. The owner contacted me again by phone and was very upset in general. In the conversation I tried to calm her fears and let her know that we were there for her and would be happy to take over the property once the current tenant had vacated. Clearly the communication was not received with the intended message and she became more upset. We have a number of active duty military clients and take our work with them very seriously as they are often deployed and need and deserve good support from us. My business and personal reputation of over 30 years will show that honesty, integrity and kindness are core values of mine – I do not understand the comments regarding claims of rudeness or contempt or dishonesty at all. In the end, it was better for her to select a different property manager and we wish her well."
I was lucky to have discovered Pat on Angie's list. Her professional staff, selected and trained by Pat, also reflects the values, level of competence, thoughtfulness, and loyalty to the client that I experienced with Pat's professional support. This remarkable team was always available to respond to my many questions. Pat's intelligence, vast experience in real estate, empathy and easy going joy in her work is an experience I will never forget, exceeding all my expectations.
