We had originally scheduled the inspection for a Friday but due to a scheduling conflict we needed a last minute change to Thursday. He was able to accommodate which helped us out immensely.  Zibby showed right on time and was ready to go.  He was ok with me following him throughout the inspection if I wanted to but I thought I would get in the way so I just observed out of his way. He took between 2 and 3 hours to complete the inspection. He carries around a digital voice recorder and a small camera in order to document everything. He seemed very thorough. We are looking at buying an older house so there were quite a few items he flagged. At the end of the inspection he compiled the results and we went through all the pictures and comments before he wrapped up the inpection.  Being an older house I wanted to know what he thought about some of the deficiencies that he observed and he gave me his honest opinion which helped me in making my decision to press ahead with the purchase. He had the full inspection report to me the next day so that we could send it to my realtor. In the end I would recommend his services to anyone needing a home inspection. 

Zibby, made comments and suggestions pertaining to what what appeared to be in good working order and what may need immediate inspection and/or repair by a licensed contractor/plumber/hvac tech/exterminator. He was very helpful and patient with our questions and concerns.
I don't remember how much he charged us but it was very reasonable and he was very courteous and responsive. We look forward to hiring him again. My wife was very comfortable with the information he shared with us and his report.

Zibby (the owner of Rockway Inspec) goes over everything in the home.  Within 24 hours, he provides a color pictured detailed (pdf) inspection report, to one's email address. He's very current on Code, and seems, (to a non-professional?) to be very thorough.
(lol) He's cognizant of that realtor's slang term, "a deal breaker"; but he also realizes he's working for someone that wants to buy the home, to live in it.  In other words, he's not inspecting the home, from a potential monetary appreciating investment perspective.  He's looking at code, safety, and future repair issues.  He's not looking at items like current and future valuation.

Mr. Sweica arrived early. He inspected inside and outside the house we decided to buy. He inspected every aspect of it. All major systems were analyzed, doors, windows, sprinkler systems, he went into the attic, he walked the entire roof. Mr. Sweica was there for over 3 hours!! He was sweating and dirty but kept working. He has a passion for his work and cares about doing quality work. I would definitely use him again and recommend to friends and family.

Mr. Zwieca was the best inspector we could have used. He kept us from purchasing a home with foundational issues as well as other miscellaneous issues. To bring the house up to standard we would have had to make over 50k in repairs. We used him again on the house we ended up purchasing and he was quick and thorough.

Zibby was fantastic. He was referred to me by a knowledgeable real estate pro here in SA. He was on time for the appt. and allowed me to trail him in the inspection, as this is the first home that I have purchased in Texas and I wanted to make sure I understood all of the construction variables down here. He was patient with my questions, generous with his answers, and gave me several tutorials on the different construction techniques and various construction materials used here. Afterward, and before he left, we went through his findings once again, in summary form, and then I was presented (the next day) with an exceptionally thorough written and photographic report. He is a consummate professional. I would highly recommend Zibby to potential sellers that want to know what to expect from buyers, and most certainly to buyers that want to know exactly what they are buying.

Ziby was very thorough in his inspection. His briefing after the inspection was great. He told you about all of the defects found and showed photos of the defect area and if he could, explained what it might take to repair. The report was awesome. Very detailed and didn't leave out anything, even the quick fix issues were noted. I will use his services again in the near future.

Ziby helped us with our home inspection. The experience was positive from first contact. He came highly recommended by our realtor. The home that requires inspection was large (about 4,000 sq ft) and older for the area (14 years old). I am a physician in San Antonio with a very busy schedule, Ziby was very accommodating. I arrived 1 hour prior to him completing the job, and we reviewed his inspection, both live and with pictures on his laptop. He performed an extensive and thorough inspection, despite the house being older and larger, he did not miss any detail. He noticed some very important flaws with the home that were repaired prior to our purchase ultimately saving us money. He comes highly recommended. Don't skip out on a home inspection, the repair costs more than paid for the price of the inspection.

It went better than I had expected. Zibby did a very thorough inspection. He followed up with a very detailed report. As we had hoped for, his knowledge and the information he provided to us was very helpful in preparing our home for market.

Zibby was prompt, thorough, knowledgeable, and professional.  His experience was evident. As we walked through the house, he clearly explained what he was doing and why.  He pointed out several issues, explained whether they were a concern or not, and even provided estimates on how much certain repairs might cost. He spent about 3 hours in and around our house and even went back up into the attic with me to clarify something that I had a question about.  His full, detailed report was sent within one day and was very thorough. 

Not only was he knowledgeable, but Zibby was also friendly and seemed both honest and sincere.  He also scheduled a termite inspection with another great provider who came out at the same time.  We were very glad to use him and were even more pleased when he provided a military discount. 

We would certainly use Zibby and Rockway Home Inspections in the future and would not hesitate to recommend him to others.

He spent three hours inspecting the home in great detail, i.e. the roof, foundation issues, flooring, windows, chimney, AC unit, sprinkler, hot tub, and much more. He also spent time talking with us at the end to shed light on the issues he would write about. He gave context to what would be written so we would understand that 
certain things would be written about as issues but may not ever prove to be any real problem, versus other things that we
absolutely should have fixed or checked out further. 
He is very nice to work with, seems extremely knowledgeable. 
His report was very thorough and easy to understand and professional. I've had to call him a few times since the inpection over a few questions regarding one issue to do with this home and he has been extremely helpful and was willing to go back to the home for no extra charge to re-examine a particular issue. It has since turned out to be un-necessary. 
I would highly recommend Zibby and Rockway to anyone needed a home inspection.

Very thorough, affordable & professional. Detailed report provided upon completion & payment.

The service is spectacular and I have no complaints. He made a documentation that was 60 pages long, he went up on our roof and in our attic and everywhere. He gave us huge bargaining tips for the sale of the home and we were able to negotiate almost $15000 in compensation before we close because he found so many issues with the residence. I spent $350 for his service.

Showed up on time. Even set up the termite portion with a different provider for me. He was polite and thorough. He explained everything to my husband. He did a great job. His prices can't be beat. My realtor even added him to her referral list and used him again before we even closed.

His was quite detailed with his analysis of the property I was thinking of buying. His description of the property telling me the good, the bad and the ugly allowed me to make a intelligent assessment and decision on whether to purchase the home or not.
