Mr. Larsen lost us a prime tenant, a single woman with a six-figure income, due to his inadequate follow-up. He already had her security deposit in hand and she was simply waiting for him to send the draft lease agreement. I tried to salvage the deal, but she had already moved on. As a result, our home remained empty for another month and a half, a very frustrating situation for a military family stationed across the country.
When our home was finally rented, repair requests from the tenant did not receive timely follow-up.
We personally contracted for the replacement of patio doors and instructed the contractor to deal with the property manager for access to the property and for payment of services. When the contractor reported all work complete, the account was settled in full by the property manager. Several months later, we discovered that the contractor had not performed any of the work. Needless to say, when the tenant brought this to our attention we were pretty upset. This also caused significant frustration for the tenant, and we believe this was a contributing factor to her decision to not renew her lease. Mr. Larsen acknowledged that he ?failed to follow through as well as he should have.?
Lastly, the tenant decided to pay him $475 to have his company take care of the move-out cleaning. That amount was deducted from the last month?s rent that was transferred into my account. I had to call him and tell him to put that money in my account immediately, as that was a deal between him and the tenant. It took several days for the funds to be
restored to my account.
We terminated our business relationship with Mr. Larsen as soon as our contract ended. We are presently paying more for another property manager and are far happier for it.

The use of a tenant portal through there website made submitting work orders and paying rent very user friendly and allowed me to pay rent from anywhere. It also was nice to have all my leasing documents in one place so if I ever had a question I could look it up anywhere I had internet as apposed to trying to find the paper documents in my files at home. .
They are a growing company and things are always changing but I personaly think they are just getting better.
