Overall, a good experience.
I had trouble getting in touch with the estimator, Erik, at first. Then I finally realized he had an iPhone and could text. After that, he was very responsive in texting back and forth and getting things set up. He was very professional and courteous.
I felt the price was fair, after the other two people I had come out gave me extremely high figures almost 50% more. For the most part, they were very clean. I think a speck of paint got on the back of a couch, and there was one scuff mark on our floor by the front door, but nothing I wouldn't expect from having most contractors working in the house.
The only complaint was that the chair rail doesn't blend in well with the existing rail, and they didn't caulk it very well. Erik texted me later and said he'd take care of it, so we'll see. May not want to use them for doing lots of trim?
Overall, a good experience, and I may end up using them for the exterior as well next year.
I was very impressed by this company because they did what they said would be done. These guys were very polite, careful with moving and protecting furniture, came on time and just worked. I originally called to have all the popcorn removed and repair some water damaged areas on the ceiling. But since we removed an attached island, ceiling lights and ceiling fans and are having new cabinets installed, they repaired those areas as well and then textured the ceiling, prepped and repainted the ceiling and walls. Next Door Painting went over and above what I was expecting. They cleaned up each day and the final cleanup was excellent.
From day one they were nothing but professional. The crew (including Michael) showed up on time everyday and although Michael was not always there during the day I was comfortable knowing the crew were extremely professional, courteous, and could be trusted... plus Michael was always just a phone call away.
Going into the project the rotting boards being replaced and not just being filled in with filler was a concern of mine, and I made sure to inspect the house after it was prepped for painting. I was excited to find that after I inspected the house they had replaced all the rotting boards and had not just used filler, which I hear happens a lot. In addition to the boards being replaced I was concerned with the crew leaving a mess outside at the end of the day BUT was fortunate that they did not leave a mess any of the days they were there and I never needed to ask them to pick up.
Overall the process was great. Michel and his crew were very professional, thorough, and punctual. I went into the whole process a little reluctant and they made the process seem painless. I will use them again and had no problems from day 1.
beauty. The accommodations this company gave my family allowed for us
to keep daily schedule seamless. From the inception of finding them
on the BBB the work relationship was a pleasure. Michael even worked
up a quote on the spot. This company is on time precise in their
work, neat in the clean up, and their work ethic gets an A+++. This
will be our go to home beautification location
He's a very professional, experienced, no non-sense guy which I appreciated.
A low down payment was requested (no 50% down stuff).
I was advised to purchase the paint on my own, and was given the details necessary to order the right grade.
The painters brought their own brushes, rollers, etc.
One painter spoke english very well, the other only spanish.
Both painters were both very courteous and respectful.
They worked hard, were neat and orderly, took few breaks, and were meticulous in their work.
A few thin areas or misses I pointed out were quickly corrected, with a smile.
They covered and protected all exposed surfaces (drop clothes, etc).
And they used masking tape on the trim and relevant vertical edges.
I gave punctuality a "Good." Michael and the crew arrived about 30 minutes late routinely. No big deal.
In all, the $1055 job involved 2 men working about 10 hours each, for a total of 20 man hours.
So, the job worked out to about $52/man hour, taxes included, paint not included.
Michael noted that the higher rate was warranted due to the 20 ft tall walls and high ladder work required.
Michael did not visit the 2nd of the 2 days to inspect the work at completion before the painters wrapped up.
He apologized that a conflict occurred.
He did return the following day to collect a payment and ensure that I was satisfied.
I personally think it's better when a supervisor inspects the work prior to the crew wrapping up and going home.
Perhaps he had confidence in his crew....
In summary, they performed very well, and I was comfortable with them in my home.
I was happy with the paint job, and I'd have them back.
At the end of the project is when we had more issues - we had to contact Michael several times to get the men back to finish the project. The outlet boxes in the new drywall weren't secured, the debris left from the tear out was still in the backyard, and there were three new 10-ft pieces of drywall in the entry hall. Oscar, the lead man on the actual job, came by on a Sunday and removed all the debris, fixed the outlet boxes, and did some finish work. Michael, who was the guy we did the actual contract with, was to come by the next week to get the final check and get the drywall. Apparently they had started another job and it was difficult to get back to us. He didn't make that appointment, and instead met us downtown to get the check and was to pick up the drywall in a few days. He never came back by for the drywall, which we had to remove ourselves, and he never came by to do a final walk-thru.
In general, we are happy with the job, and although Michael indicated that we were getting a good deal for the amount of work performed, based on other estimates we received prior to the work, his bid was actually a little higher than some others. I think the price in the end was fair. Now that we are doing the painting and other work on the house, we have discovered that they did not remove any other the light fixtures or ceiling fans when removing the popcorn texture, so now as I go to replace these fixtures, I have a mess under each fixture on the ceilings. Several of the new fixtures have a smaller base than what was there, so I am having to go back and scrape off the texture and refinish these areas to try and match the rest of the ceiling - not fun. This is also the case with several ceiling anchors that held blinds in place - the anchors weren't removed, so now that I am taking them out, there is old texture underneath them.
So in the end, while we are generally okay with most of the work, the small things that weren't done are aggravating and the way Michael handled the end of the job was not acceptable. We would not use them again for these reasons.
Next Door Painting responded to an email for Free Estimates. Representative responded and came to review and give an estimate. We agreed to an estimate of $3500, which was reduced with a discount to $3200. Work was to begin on 11/19/2013. As work begin to progress, it was noted that crew members were actually patching up rotted wood with putty and was asked why? The response would be that that wood did not need to be replaced and the putty would take care of the issue. Well that did not set well with us so we asked the contractor to explain why the wood would not be replaced? Well he replied because that was not part of the estimate. (Note: that their ads stated they would replace damaged wood as part of their process, now mind you the contractor performed the initial walk around inspection himself- a professional). As the worked progressed, these types of events happened often to the point that the contractor stop taking phone calls and texts from us. We had a meeting about these issues and was presented with an updated contract of $3800 to cover some of these issues, so with much discussion we agreed to the change in price. The contractor was rude to the female owner, ,the crew did not clean up daily, they did not eve start on day 1 with all of the required tools (had to borrow neighbors water hose for power washing the house), the contractor was not at paint site daily-which lead to communication issues between paint crew and owner, contractor always sided with work crew until we sent him pictures of our concerns by cell phone and after all of that says its costing him too much money to do the job because of all the fixes we wanted (mind you we just updated the contract). there were issue after issue with this provider, but we were almost done with the paint job. Then the big hit came. As they were preparing to paint the one side of the house, there was a large rotted piece of wood in a panel about 4 inches wide and 3- inches long that they were going to fill with putty. But the female owner climbed on the ladder to that spot and pulled out the rotted wood and told the crew don't even think about filling it up with putty to paint over, As you can sense this did not go over well, so everyone now is in a huff. The contractor wanted me to agree to fill with putty and I said No, absolutely No! I expect the panel to be replaced properly and painted properly. Now at this point there is no confidence in the painting company. We just wanted the job completed and them off the property. The contractor was so upset with us that he had instructed his crew they would work on Thanksgiving to get the job done, and when we were approached with this by the crew (not the contractor) I called him/emailed him to say NO, your crew will not work on Thanksgiving at my home, that is RUDE & Cruel to the workers!! So they did not work on Thursday, 11/28/2013 but were on site bright and early Friday 11/29/2013. Now there are numerous emails, texts, pictures we've sent the contractor during this entire process as documented proof of our issues. But to kick it all to another level, when we received the final bill the contract had been adjusted without our approval another $140 (for materials) or new contract cost $3940, now you know I'm fuming at this point, so instead of making an ugly scene, I paid the bill, politely asked them to leave the property and took the next steps of filing a few complaints, and requesting for a refund of the $140 that I felt was unprofessionally handled by the contractor. So its safe to say that I WOULD NOT EVER RECOMMEND this service provider to ever paint another home again!!!!
