Very bad; crew leader on duty would drink alcohol during the job; took along time to finish and my plants that they removed along work sight dies becausae they took forever to put them back.  They didn't refill holes they made when they put in the beams.Every time it would rain, the water would do down into the opening along side the house into the hole that they DID NOT fill back.  I got the owner of the company to come out and see the mess. He told me that they fired the crew leader and would finish leveling the other half of the house for the cost of materials only. I said, "h*** NO! if this is what I have to look forward to, FORGET it! So, he didn't do anything to compensate me for the mess they did; Oh and also, they did come back (from owner request) to "fix" the mess the drunk crew leader made. They came to find out that there were shims that needed to be placed so they had to re-dig the holes again. Taht's when the owner offered to level the remainder of the house but I had to pay for the materials.

I first used them in 2009 to level an add on room and enclosed patio.  The add on patio was built on three different slabs so work was not easy.  I noticed the the patio room was sinking again this year so I called them back for an evaluation.  They agreed that it was sinking again but found the main problem was the part of the house not worked on had sunk about three inches.  They raised that part of the house for the cost above (discounted because of being a prior customer) and raised the patio room at no cost under their life time warranty.  The crew did a great job and worked tirelessly during the entire day.  I had a friend watch the actual raising and said they did a great job. ( I was sick in bed)  He returned in a few days and was amazed at how good looking they left the back yard
I am pleased with the work done and would diffently recomend them to friends.

They repaired the foundation on a timely fashion and the price was right (including the 5% discount), however, they didn't coordinate with the plumber to complete the final sewer clean out test which caused me to waste a day off of work. Other than that, they were great.

The first two contractors, including Land Stabilizers, agreed that there was nothing wrong with my foundation.  Once it was determined that I didn't need any work, the rep from Land Stabilizers said, "But here's what I can do for you . . ."  He offered to inject chemicals around my foundation and pool deck to stabilize the soil to prevent any problems in the future - for a total of $8500.
A third contractor was already scheduled to come out to the house to look at the foundation.  While it seemed clear that I didn't need any work, he came out anyway to discuss some possible drainage problems - although I told him that I had no foundation work for him.  My potential drainage problems were avoided with some minor changes I made myself.  No work for contractor #3.  So I asked him what he thought about Land Stabilizers.  For residential applications such as mine, and with working knowledge of Land Stabilizers himself, he said it was not worth the money, although he would recommend it for large office buildings/complexes.
I was very uncomfortable with the idea of injected chemicals around my foundation.

We had begun to notice cracks in the walls and a door or two that was fussy about closing. We knew that the problem was most likely foundation shifting due to the two long hot, dry summers of 2009 and 2011. We called three foundation repair companies based on research on Angie's list. All came and took measurements/readings and told us we had caught it early so the shift was minimal. Prices were all in the same neighborhood so that wasn't the deciding factor on choosing Land Stablizers. We were impressed at the explanations we were given describing what the measurements meant, what the process was, and warranty coverage. Land Stabilizers was the middle price we were quoted but we felt more comfortable with their approach. We have a deck across the back and one side of the house and of course, that was the part of the house that had to be leveled. We were told that they could remove the boards but because of past problems with splitting, they wouldn't be able to replace them. This was discussed before any contract was signed so it wasn't a surprise. We agreed to this and work began on schedule. The crew was professional and punctual. When the final leveling was to be done, there was a structural engineer on site to ensure everything went as expected. It did. One of the products of having a house leveled is a lot of loose dirt which is excavated to allow the piers to be placed under the low places. I was doing some landscaping on a hill in my yard and asked if they could put the dirt there. They not only put the dirt there, they leveled it which I hadn't expected. When the job was nearing completion, I noticed the workers were actually putting the decking back where it had been removed. About half way through the process, the crew leader came to me and apologized that they couldn't finish re-installing the decking because the tool he was using had broken. After the job was completed, the company followed up with calls to see if we were satisfied with the work and to ask about the quality of work. I also had them put a chemical land stabilizer all the way around the house. Other contractors planned to put it only where the leveling had been done

Probably due to the sever draught during the summer of 2011 we started having cracks in drywall, sticking doors and windows and other problems related to settling of the foundation.  We got five bids from companies listed on Angie's List.  None of the bids estimated the same work deemed necessary to fix problem and prices were all across the board.  The first person you meet is the "estimator" who assesses the damage and provides a bid.  He/she is also a sales person.  You will frequently hear from him/her, to try encourage you to use his company, until you make a decision.  You probably won't see him/her again if you agree to their proposal.  We chose this company (their bid was not the highest or the lowest) because their work estimate seemed reasonable based on what we could see.  Our repair included tunneling under the foundation to install three piers under the outer wall and four piers across the back, three of which meant cutting holes in our concrete patio.  The company may show you sample pictures of their work showing very small, neat and almost invisable concrete repairs but don't believe it.  Their payment terms were half down and the other half on completion.
The work contract (if you have this work done, read the contract carefully.  The company won't be responsible for any damage to electrical, mechanical or plumbing damage related to their performance.  This contractor provided a plumbing company (A&A Plumbing) to perform a pre and post static test of under foundation drains.
The work crew (work took three and one-half days and there were 4-5 people there at all times) showed up on time on the scheduled day and every day that they worked on the property.  This is labor-intensive work and everyone was industrious and knowledgeable.  These guys worked hard all the time.  The lead person, Mike, was very accomodating and good to deal with.  Ours is a patio home with a postage size yard (apprx. 15'x20') between the house and the garage.  The amount of dirt excaved filled the entire area. We lost 5 very old and healthy shrubs across the back (Co. takes no responsibllity for replacing) and don't know if grass will ever come back.  They put down plywood to place excavated dirt on but not enough to contain all the dirt they removed and all uncovered places became packed with clay.  These workers are not landscapers and their clean up left a lot to be desired.  Be prepared for lots of additional clean up after they leave.   The workers install piers and place bottle jacks for the "lift."  Note that the end result is not to level the foundation to "0" but to lift only enough to bring within acceptable tollerences.  Two men (one was presumably an engineer (?) and the other was a supervisor from the company to supervise the "lift" which is done by hand with one laborer on each jack following the supervisor's instructions) showed up for the scheduled lift.  During the lift one of the piers across the back broke which resulted in the foundation setting down rather abrubtly.
On the last day after all back-filling was done and the work crew had left the plumber showed up to do the post-lift static test.  After about half hour he determined that their was now a leak in our drain and wouldn't fill to ground level.  I hired the same plumbing company to come a few days later and run a camera through all drains and perform a "pin-point" inspection to locate the leak.  After apprx. four and one-half hours they determined that there was no leak.  The "pin-point" inspection is an expensive proposition.  I called two other plumbing companies to get a ball park estimate of cost and the same company was as reasonable or more so than the others.  The cost is approx. $100 per hour for plumber and a $125 camera charge.  After the plumber concluded that there was no leak and speculated that the post-test was somehow bad, he greatly reduced the charge for the "pin-point" inspection.  I thought this was reasonable and was happty that there was no leak.   I would recommend that if a homeowner has foundation work performed and the post-test indicates a leak get a second plumber to do an independent post-test static test to verify.
The permit charge is an add-on with this company which is added to the final payment.  The company indicated that the City will call to arrange for a final inspection but I seriously doubt that this would happen.  Since they didn't want to inspect the work while the piers were uncovered, I can't imagine what they would "inspect."  Suspect that this is just another FEE that doesn't result in any in-progress quality inspection or follow-up.
My overall rating for this company is a B because I would consider an A to represent excellent or near perfect work.  I don't think any foundation company would rate an overall A unless they left the property in the same condition they found it and that didn't happen.  I would recommend this company and A&A Plumbing.

They completed the foundation repair, but later on I discovered an issue. They had to dig a hole in the concrete to pour and repair. It is obvious that it was repaired becuase the color and texture did not blend well. I have seen other foundation projects and you can't notice the repair like you can mine. We have a grounded wire in our house. I just noticed about 2 months ago that it was right where they were digging. I contacted Paul and he said that he would send someone out to fix it. It has been a month and no one has come out. When I sent off the check a month ago, I advised that Angie's List was reaching out for me to submit a report on the completed project, but I wasnted to wait to see if they would resolve this issue. Paul responded and said he would solve it. That was over a month ago and I have heard nothing back. I have tried to call, email, and text Paul, but he wont respond. The final message I left was yesterday, September 26th and I still have no response.

It seems that they are good at getting the work done, but terrible for follow up and correcting any issues with the work.

It went pretty smooth.  This was just a lift and shim of a pier and beam house.  So they inserted steel shims where needed and took out any wood if there was wood on top of the concrete beams.  They used the yellow electronic level boxes inside the house to check the level of the floor.  I think this is the most accurate way of checking the level of the floors.  Some guys still use a water hose system of checking the floors.  They did not need to replace any piers.

A bathroom door that started shutting on its own after the last freeze now stays completely open all the time. A gap between a window and the brick closed up, as did another disturbing gap in a corner where the brick facade meets a wall. They cleaned up well when they were done, too. One problem -- they didn't put one cross board back on the deck that they had to move to dig a hole. Also, I haven't checked the sprinkler system yet.. they had to dismantle one of those pipes, too. I am very pleased with the results. An added bonus.... now that the house is level, our antique grandfather clock is now working again.

They did the job in three days and I was pleased with the work. Their price was half of what another company wanted. They took care of everything. They actually had to cut through some concrete in the patio and they fixed that after the job was done to make sure everything looked neat. They ultimately resolved the issue that I had with the plumbing company that they hired. In the process of lifting the house one of the windows cracked and they paid for that to be replaced.

This entire process is very nerve-wracking, but the people at Land Stabilizers made it bearable. There is a lot of digging, jack-hammering, and lots of noise and mess, but they did a fairly good job of clean-up. The lift itself was amazing. We had actual cracks in the kitchen walls close up when they lifted the foundation. They tell us to wait 6 months to do any drywall repair, since there may be settling. I wish we had done this several years ago!

The first day they spent removing shrubs, bushes, flowers etc to get access to the house. They wrap the landscape and water it daily. Then they have a team that is digging and one that is jack-hammering. They moved the items in my garage to the middle. You will not be able to park your car in the garage during this process. They jack-hammered the front entry of my house, the garage, the patio, master bedroom and guest bathroom. They are very neat and put plastic down on the carpet. After getting access to the locations, they put in the piers. On the day of the lift, a supervisor comes up and counts for them to lift at the same time. An engineer then comes and checks to see if things are alright. He checks the doors, measurements, etc. They then put the shrubs back, replace cement and clean up and remove debris. They arrive early (7:30 am) and take a 2 hour lunch. But then again, we had temperatures of 100 degrees during that time so if they needed that much time to re-coup it was fine. They completed the job on time. Kelly is excellent to work with. There was a mix-up and he immediately corrected it and did not charge me extra. Bridgette can give you the status of the job at any given stage and is very knowledgeable. Because of the jack-hammering, I did not stay at my house. My dog could not tolerate the jack-hammering. If you have pets, you may want to keep that in mind. I have included some of the pictures that I have. I will update with more pictures in the future. Also, you are advised not to do any cosmetic repairs to the house for 6 months. Additionally, check with your insurance company, it might be covered. Mine was covered because the foundation problem was the result of a plumbing leak.

Contractor failed to show up on the date agreed on. Talked to Assistant Field Superintendent, Cris Felsing, who explained that another job ran over which would delay the start of my job. I was impressed and pleased with the crew that did the actual digging of the holes. They finished the digging and all the prep for the lifting process on Thursday around 12:30 PM; and I was told by Cris that the lifting would be done at 9:00 AM the following morning. I got a call from Cris around 8:00 AM the next morning telling me that the lifting had to be delayed until Monday at 9:00 AM because his office had scheduled him to survey a job in Blanco. On Monday the digging/lifting crew showed up on time, but Cris was an hour late. On two occasions during the lifting process Cris went to his truck to talk on the phone which caused everything to stop. Understanding, that during the lifting process Cris is taking measurements in the house and instructing the lifting crew on how much to lift.

Andy Holland (owner) came out to do the estimate. He was on time for our appointment and very professional. He advised me that it would be several weeks before the repair could be started. The crew did show up as scheduled. Because I work grave yard shift, I needed to sleep during the day. The work crew was very considerate and as quiet as possible. They finished the work in 3 1/2 days and really did a fine job of cleaning up after themselves. They were a hard working crew. I would recommend Land Stabilizers to anyone that needed foundation repairs.

Chris Walker is the representative we dealt with. He is very professional and personable. He understood our financial limits and worked to get the best stabilization for our money. He also transferred the previous owners' warranty for the work done 3 years ago at no cost since we had not been able to sign the transfer papers since they were not available at the time of the house closing. Chris never failed to call me back when I called him for information and his workers were polite and responsible.
