Ginger also coordinated to have a termite inspector come out to the property and do the inspection for us. There seemed to be a little bit of miscommunication as the inspector didn't come out as scheduled. However, Ginger followed up and they performed the inspection a couple days later without any issues.
Overall, I was very pleased with the inspection and I would use them again. My only recommendation to the Company would be to be a bit more sensitive to the fact that first time home buyers need a little more hand holding as they go through the process.

After closing and move-in, we checked the filters and found them mired in black soot. Subsequent contractor inspection/ evaluation found a heavy black soot in the HVAC system--the ducts, blowers, and condenser coils were so heavily soiled with soot, it required a full duct cleaning and sealing. Also the furnace/A/C attic fan motor units has to be removed and cleaned by an HVAC company. The soot in the HVAC system then caused a heavy black soot throughout the house. All five ceiling fans were mired in soot and had to be replaced. The walls, ceiling, shelves, cabinets, and light fixtures had to be scrubbed and painted.
All this was necessary before we could safely inhabit the house. All of this cleaning, painting, and replacement cost us an additional thousands of dollars which could have been avoided if Mr. Daily had done his job. We formally requested mediation through the Bexar Co. Dispute Resolution Center, but Mr. Dailey refused to mediate. We would not trust or contract with Mr. Daily again and his work results were clearly not to standard expected of a home inspector.
"The inspection for the member was a T.R.E.C. (Texas Real Estate Commission) guided inspection. Recommendations were made for licensed professionals to be contacted for further evaluation of deficiencies found during the inspection. We are not aware if at the time he followed these recommendations. When he did a “walk-thru” with a real estate agent, we were told he signed off on the “walk-thru”. We were not called back to inspect any agreed upon repairs between the seller and him after our inspection in December 2010.. We were told he “opted out” of (cancelled) the contract on this home after our inspection in December 2010, went on to other homes and returned to this one a few months later. In the time between our initial inspection and when he contracted a second time and bought the home, the home was occupied. We were not called when he again contracted on this home for an inspection. We do not know if he chose to contact another home inspector, but we did not do an inspection prior to his closing on the second contract a few months later and are unaware of the home’s condition at that time. We did not meet to mediate because we had discussed the situation with him and believed no fault could be found by our company. We have documentation in our files to reflect this narrative. We are sorry he experienced trouble, however we performed a T.R.E.C. guided inspection. Ginger Daily, President Daily Inspections, Inc."
