Word of mouth recommendation and I called provided references. Nothing to indicate that the nightmare was about to begin. Villarreal was consistently slow to completion on all phases of work. Consistently promised completion dates and consistently missed those dates. Roof work was completed within 5 days, but had to personally inspect work to ensure it was done in a complete manner. Had to harangue Villareal to get complete closure on roof. There was rotted decking and fascia wood that was replaced. Just now was walking the outside with another painter (Angies List recommended) and we found rotted fascia that was not replaced as previously agreed with Villarreal. Interior work was sloppy at best and shoddy attention to details across all portions of work done. Paint cut in lines that should be straight wobble like a drunken sailor. Cut in lines around existing bathroom tile run on to the tile by up to 3/16" in places. There are paint spots on the tile work that should be been wiped off when wet. In the den where the paneling was removed and replaced with drywall - I had to put up with the drywall dust for 3 weeks as they could not get it right. Shoddy work until I insisted on it being done correctly. One example was that I had an arch installed in the drywall between the kitchen and breakfast room. The wall board had no wooden backing until I made Villarreal take it down and install proper backing for the drywall. While doing drywall a window was cracked in the breakfast nook. Villarreal claimed that his men didn't do it. Evidence from the texture process indicated they did - even if inadvertently. A never ending nightmare of the sub-contractor doing something wrong and then getting Villarreal to look at it and get it fixed correctly. Often Villarreal would provide excuses and try to tell me that it was OK. I finally had to resort asking if he would accept this sort of shoddy work in his personal home. The answer was obviously no and there was no way to make any more excuses. Finally, clean up. Cigarette butts litter the yard. Roofing nails, slivers of wood from the fascia, small bits of roofing are all over. Paint spills, drywall mud and other assorted detritus are all over. This alone is a sign that Mr. Villarreal does not run a quality business. The worst was the Villarreal lied to one of his sub-contractors about money - saying that I held money back for the roof job because I wasn't happy. The sub actually asked whether this was true or not. Per any contractual agreement I did hold money back based on completion, but it wasn't because I was unhappy - at least at that point in time. When confronted Villarreal denied that he had lied to his sub about my holding back money. Ugly situation to say the least. At the end I just wanted the man to complete what we had agreed on so I could write a final check and get him out of my home and life. Recommendations? Run as far and as fast from this guy as you can.
