+ -1 moreI think they are ridiculously pricey and they take real advantage of you. I finally got out of the contract last year. My son has legal experience and he helped me to get out of that contract. They take a cut of the rent and I don’t have the particulars. What I do remember and will never forget is that they fabricate work and charge way more than normal. The first charge I got from them was $75 to change a light bulb and it continued like that. They will collect the rent and they would find ways that they could keep it and not distribute it. Even they had a limit on how much to spend and one of the things they would do is break that down. I had a $200 limit on what they could spend without my approval so they would break the job down and some of it wouldn’t cost over $200. Let’s say they had a job to repair a window, they would have a separate bill for removing it and installing it and painting it so it would end up in $700. The guy had a $500 for water extraction from a leak. Their prices are ridiculous. I guess some people don’t mind that because they seem to be getting customers and doing well.

+ -1 moreThey do not perform services as promised. The tenant had things breaking down at the house which was never fixed. The move-out inspection was done without charging the tenant for things that he broke. At this time, I am out of $1,300. Also, the tenant screening is not done well. My tenant did not pay rent until I had to call Birdy Properties to ask where my rent was. At this time, I am hiring a better property management company.

Description of Work: Birdy property has made our new endeavor into investment property a delight! They had the house rented within 2 weeks of when we closed on it. They priced it right for the neighborhood, they showed it, they did background checks on potential renters, they advertised it aggressively, they even have an in-house maintenance crew that changed out the locks and could do other small repairs pursuant to putting it on the market, although our house didn't need any. In short, they did everything to get it rented and earning a monthly income. They have different owner payment methods--- we chose direct deposit, although they can also mail you a check every month. And if the renter doesn't pay on time, THEY deal with it, not us! They have communicated with us every step of the way through our owner representative and even have an online portal for owners to view financial details. At the end of the year, they will prepare a statement for me to use for tax purposes, easy-peasy. Definitely worth the 10% monthly they charge. Check out their website for a bunch of other details I don't have space to list. Best of all, is the personnel! They are a family owned company. Love, love, love them!
