Beth did an amazing job selling our home! Her insights and ability to analyze the market are second to none. She always knew the right answer to our questions and made excellent and objective (even if we didn't want to hear them) recommendations. Beth was referred to me by another real estate agent, Shelby. Unfortunately Shelby moved out of the city and was not available to help us with our second home purchase. I had very high expectations since Shelby spoke great things about her. My first encounter was her asking me about my dream home. Of course, who doesn't have a dream home? We really didn't envision moving into our dream home for a few more years though. We were currently in a condo, and were thinking of getting a home due to the lack of space. I explained to her our budget. How if we were going to be selling this home within the next years we would need to still be able to have enough money to save up for our real "dream" home. I was a little bit put off at first because she sent me listings way above what I wanted to spend. We went and started to go look at home on our own and we sent her the listings and asked to go get appointments for those homes. She kindly research each and every one of those homes we sent her within our budget. Unfortunately each and everyone was shot down. Not because they weren't nice looking places, but because she was focusing on our well being in the long term. She finally convinced me to go see a home wayyy above what I wanted to spend. Of course, we fell in love with it. It is in a great neighborhood for my daughter to attend 9+ rated schools. She did every single research she could to ensure that was the best fit for us. We decided to purchase our dream home right off the bat instead of going with a starter home. About two weeks later, we decided to put our condo up on the market. I was nervous it wouldn't sell as quickly as I wanted it to. Once again, she did all her research and threw out a number she believed was a fair value for what it was. Luckily, that was the same amount I had in mind from the get go. Beth planned it all out, she came over told me everything I needed to do to get the condo ready for staging. She staged the condo on a Tuesday, she hired a photographer to take pics for Wednesday morning . She had the condo listed by Thursday night. We were shocked to find out we had our first offer within 24 hours of listing it!!! With a little back and forth with the buyer we were able to get into contract within 48 hours of listing it. Beth helped me through every single repair needed with her contacts (HVAC and plumber). Back to the new home, she has been on top of the process, has explained everything to me and she has great communication with her clients. She seriously puts them firsts. I was having some problems with my lenders updates. As much as I would request updates, I just wasn't getting any. I informed her of my concerns, being that closing was scheduled for a Friday and we were literally on a time crunch to have everything moved out and cleaned for the condo closing the following Monday. She told me not to worry that she would get people answering real quick. Effectively she did. She did some of the work that they themselves (lender) couldn't get done due to the builders. I am grateful she has helped us through this process. Thank you for everything Beth!

Beth was AWESOME!!! The house wasn't listed yet and she sold it to renters in the neighborhood. As we were doing exterior prep to list the home, Beth noticed neighbors slowing driving by to look at the house. She motion them to come in a view the interior. She got them pre-qualified to purchase the house. We closed within 30 days. The BEST realtor out there.

Beth is hands down the BEST person you could have on your side for buying or selling a home. We had used her services to buy the same house almost 6 years beforehand (found her through several personal recommendations from friends) and asked for her services again when we needed to sell for a move out of state. You will not find another agent that works harder for her clients. Ever. She goes above and beyond. Wish she was here to help us now in our new state!

Last year I was introduced to Beth by a friend who had bought a house through her, I was interested in looking to see what my options were, but wasn't fully ready or committed to buying a house. A year later, I contacted Beth and told her I was ready to start the process! She walked me through the whole process with confidence, patience, and with expertise! It has been almost six months since we purchased this house.
Reflecting, Beth was without question was one of the best realtor (if not best
realtor) we have ever worked with.
Originally, I contacted Beth based on her Angie?s list
recommendation. Then I went through USAA for a preapproval and noticed they had
a realtor referral (saving somewhere about 400 dollars). Beth wrote me and
suggested I do some research before jumping with the relator referral. I did
and found out the referral program was not worth the 400 dollar, considering
how important a good relator is especially in finding a home.
Beth showed us dozens of homes and while driving us through
the different neighborhoods gave us histories of the developments and the
developers. She pointed out the golden condor and gave accurate predictions on
the market. She told us the best time to buy was Fall (not winter). San Antonio
does not really have a winter (maybe 2 weeks) and USAA has their 20 % bonus at
the beginning of the year.
We had to wait to buy and she was again right.
We closed remotely and she explained what a courtesy closing
was. The company closing (Alamo title, DO NOT RECOMMEND THEM) was chosen from
the buyer and Beth had a funny look on her face when she found out. Our closing
was a botch and the only person I had to call was Beth. She called the closing
company and fixed everything (way above and beyond). She also recommended
another lending company other than USAA. Don?t get me wrong, I?m a fan of USAA,
but they wanted to charge me at least two points (meaning 0.5%) higher than the
company Beth recommended.
Beth and her husband Dave work a property management business
and watch my house for a month (bringing in mail and boxes).
I can?t say enough of how wonder Beth was. She was professional,
knowledgeable, and was able to translate what we really wanted.
Towards the end, I had my heart set on this one house about 10
minutes from work. It had an okay school system (10 for elementary, 8 for
middle, and 7 for high school). In passing, I mentioned the reason we were
moving is because we had enough of the busy life and needed it a little more
slower. When she heard this, she recommended this one area. I was suspicious (because
my Dad is a realtor and I thought I knew everything). After the price analysis
came out, because the second house was outside of San Antonio, the taxes were
lower and mortgage payments were under a hundred dollar different, but for a
much nicer house. The schools were EXCELLENT! When I called my Dad (the
property manager/real estate broker) he called it a ?no brainer.? It added just
10 minutes to my drive.
Bottom line: Beth was amazing and with her knowledge and
courtesy. She is truly worth many of the awards she has received. We honestly
think Beth is underpaid for everything she knows and did for us.

Having been through the home sale process a few times, I was very specific on the type of person I wanted in a realtor for finding our next home.  I interviewed five realtors, and Beth was exactly the type of person I wanted to help with a major purchase decision.  I needed someone comfortable in communication primarily through email/text, and that understood the value of online internet marketing.  I?m the kind of person that knows exactly what I want, and I?ll spend a lot of time collecting research and information about a purchase.  She very quickly honed in on what attributes we were looking for in a new house, and which attributes were non-negotiable.  Every time a house hit the market, it was a race to see which of us would find it first and determine its compatibility.  
She she also provided valuable guidance and challenged me when my emotions interfered with my judgement.  I was ready to make an offer on a house before we had listed our home, but she disagreed on the timing.  She agreed to put an offer in, but highly encouraged me to hold back until circumstances were different - which ultimately saved us about $30,000 on the home we purchased.
We also used her services to sell our home, which couldn?t have gone better, having sold in only one day!  She provided very specific recommendations for preparing to sell, and also staged our house where needed - saving both time and money.  My wife and I joked that it started to look like we went to rooms-to-go and purchased a few suites, since she change the look of the house seemingly overnight.  
When the time comes to sell our house, I?ll go straight to Beth again, and encourage you to do the same!  

I emailed two other realtors before Beth that were recommended by friends, and I never heard from either of them.  Beth emailed me back almost right away.  Even though she was juggling multiple customers, she made time for us around our schedule, she was patient, and she listened to what we wanted and didn't want.  It took us about a month to find a house that we put in an offer for and was accepted.  She also made excellent recommendations for an electrician and pest control services that we still use.  My husband and I have every intention of going back to Beth if we ever sell our house, and I already intend on having my parents use her when they move to this area.

Beth is truly a real estate dynamo!!!  She is thoroughly knowledgeable regarding the purchasing and selling of homes and was able to explain the process to me in a way that I could understand about what needed to be done and was there to walk me through each step of the process so that I was comfortable and confident in what was going on with the sell of my home.  Beth is so well informed with the real estate market, the demographic that was interested in the type of home I was selling ($400k+ home), and what I needed to do as the home owner and seller, to sell my house as quickly and efficiently as possible.  Not to mention she even went so far as to help me 'stage' my home so that buyers could see themselves living there and be eager to make an offer. 

Beth has access to extensive list of service providers, so that when the home inspection found a few things that needed to be tended to, she was able to share - with confidence based on her experiences with these providers - who I should use because they were trusted and affordable. 

I can't provide a review of Beth without talking about her customer service.  Beth was available any time that I needed to talk to her or had a question.  She was always steps ahead of the process and would proactively keep me informed on what was going on and what was coming.  If I called, I didn't have to wait for a callback or spend days wondering what was going on, BETH WAS ON TOP OF IT ALL!!!!  As somebody who is inexperienced in the home buying and selling process, Beth was my advocate.  By the time we were done selling my house, Beth was more like a trusted friend then just a realtor. 

One  additional comment, even though my home was in a less than desirable area for this type of home (I lived in a rural and eclectic neighborhood with houses from $100k - $500k), the recommendations and staging that Beth did, the extremely attractive photos of the home and the comprehensive listing on the top real estate sites in San Antonio - I was able to get my asking price for the house and it sold in 10 DAYS!!!!

I have never been happier with a service provider in any line of business and Beth, her personality and work ethic, has ensured that I will be a customer for life!

She took her time with us, buying a home can be scary she made the process fun and easy. I could call her at any time of day. Very knowledge about lending and the market etc. I will never look for an other person to help me buy or sell a home. I feel like we hit the lottery with her.

Wow! To have such a knowledgeable, professional, "not stopping until the job gets done" Realtor was phenomenal! Beth communicated with us almost EVERYDAY regarding potential buyers and interests in our home.  Beth traveled over an hour to our house; we could have chosen a local Realtor but I don't believe it would have sold to its potential the way Beth sold it.  She has definitely gained life customers from us.

To say that Beth Smarzik did a wonderful job is a ridiculous understatement.  She not only has extensive knowledge of San Antonio and all of the surrounding areas but she is 100% honest and straight forward with everything.  On our first day of house shopping she had over eight houses to see, previous realtors couldn't come up with more than two.  We also had a specific side of town we wanted to live in and she found us the absolute perfect home! I am active duty in the U.S. Air Force and was stationed in Northern CA.  In July 2013 I found out that I had orders to move to San Antonio TX.  Since I had nothing bad about buying a house in CA, as far as the whole process, filing taxes and being a home owner, I knew that I wanted to buy again in San Antonio.  Beth was highly recommended by a co-worker of mine, that just recently moved to San Antonio.  With that said, I contacted Beth via email asking if I am able to use the rest of my VA benefits due to me purchasing my first home thru VA.  Beth had replied back in minutes with information about VA benefits and that her lender(CIndy) had confirmed that I was able to purchase a second home thru VA.  After finding out those good news, I started sending Beth houses around my budget that caught my attention.  Again in minutes, she replies "we can do better."  Even though I was still 4 months away from arriving to San Antonio to do walk throughs of houses, Beth went out her way and explained the history of the housing market in San Antonio, gave me a break down of the area in sector's/zip codes and the history of different builders(beth explains why certain builders build better homes than others).  With all the knowledge she had passed on to me, I knew right then and there that Beth knew what she was talking about and how to find me second home.  The next day, she built me a profile on a realtor website with tons of houses to look through and each week she would add more options.  That website gives you the option to like, dislike or maybe.  Once I finally landed in San Antonio, the 10 houses that I checked as "liked," Beth scheduled a walk thru the day that was most convenient with me.  While walking thru all the houses, Beth pointed out the "pro's and con's" in each home that I needed to include during my consideration in which house is best for me.  When my wife and i finally came to an agreement, Beth helped us figure out the best offer possible to get ours approved over three other offers that had been sent a couple days prior.  She amazed us again, Beth had us sign our offer in the AM and that afternoon we received great news that the seller had chose our offer over three others.  The rest is history, Beth had scheduled my wife and I to meet with her lender Cindy which is the best lender I have ever worked with.  Even with a bad decision I made with my credit, Cindy and her team managed to find a way to get me in the house I am currently living in.  Again I recommended Beth and her Lender to everyone.  Please call her for any questions you might have!!!
