As a first time home buyer, the entire process is daunting. After battling my way through the DFW home-buying market and successfully having an offer accepted, I began the ordeal of selecting a home inspector. While sifting through large companies on Google, my real estate agent sent me a few recommendations, which included Property Condition Consulting (AKA: Steve Cook). After viewing PCC's website and seeing the care they put into providing upfront, easily understandable information - and that they're a small, family-run business - I decided I would have PCC perform my first ever home and property inspection. The appointment scheduling was extremely simple and all online: fill out some basic property information, select your desired services (standard home inspection; wood-infesting insect; additional outbuilding inspections; septic; etc), and select a timeslot. After scheduling your appointment, you'll receive a call from "the boss" of the company (Teresa Cook, Steve's wife) to confirm your appointment details and answer any questions you have. I mistakenly chose a timeslot that did not work for myself, and called PCC just as Teresa was walking out the door for the day - but rather than continue leaving, Teresa stopped what she was doing to answer my call and fix MY mistake, and was cheerful and friendly while doing it. On the day of the appointment, Steve arrived at the property earlier than originally estimated (sacrificing his lunch break in the process) because the property had a very large outbuilding, and he wanted to make sure he had enough time to perform the amazingly thorough inspection that PCC is known for. During the inspection, Steve went above and beyond my expectations for a non-destructive home inspection, and found lots of things on the house that I never would have imagined to look for. After completing the inspection, Steve took the time to walk me through everything he did, calling out areas of the property that may need improving upon and answering my many questions about home ownership and maintenance and standard procedures of property upkeep and code regulation. Finally, once all is said and done, PCC provides an inspection report with detailed information and pictures of every system in the home and on the property, outlining specifically what was found; what recommendations the company has; if the systems and subcomponents are operating as they should, or if repairs may be needed. The total report for my property was over seventy pages long and extremely informative (without being overbearing or unreadable), and gave me the confidence as a new home buyer to know exactly what I'm getting into and where I should be directing conversations with the seller. Overall, the experience was fantastic! I will be recommending Steve Cook and Property Condition Consulting to everyone I can, as I truly believe they are the right people for the job.
