I had some cracks in a one of my bedroom walls as well as a crack in my ceiling, so I called Granite to take a look and make some recommendations for me. The cracks weren't especially egregious, but they bothered me. After taking elevation measurements and looking over the inside and outside of the house, Tim said I didn't need piers since the foundation had settled only about one inch. It wasn't worth the the risk or money to install new piers and that it would likely cause more damage to my interior. Whenever a company turns away business in the interest of the customer, I have to respect that. Thank you, Tim.

Outstanding work. Took me through the process step by step and made me aware of everything they were doing. Great clean up afterwards. Can't say enough about their good work.

We had the house evaluated by three companies. Granite wasn’t the cheapest, but the repair plan seemed logical. They had excellent communication and the work was completed in a timely manner- we are so happy we went with Granite!

Terrible! When the manager finally admitted and realized it had never been a too much water problem and my house had never been rising (which I could prove with an engineers report), they were argumentative. And then became forceful in discussions. The warranty man Monte was quite angry and in my face then when he realized his mistake sarcastically almost yelling "what did I want them to do now?". I said calmly and clearly -- it needs to be fixed and that they had made the conditions much worse by what they had told me I needed to do back in January which was dry it out. I was very unhappy and frustrated that they had measured incorrectly from the start and failed to find a good zero start point. The manager said he wanted to put in a bid for the new work that would now be needed which would be much more extensive and that they would provide help on the costs! I asked why I should trust them? He told me they wanted a chance to make it right. He then told me that he would contact his company president who would reach out to me as they wanted to treat customers right. He assured me that the president would contact me about the entire situation and my unhappiness with the terrible failure of the warranty person in this situation. Ultimately, they submitted a bid -- which was one of the highest I received. The engineer and every other company who walked into my house spotted the problem right away unlike Granite's Warranty Man, Monte, who kept telling me about all his experience and who when I questioned him that his evaluation and measurements made no sense, just said he had been doing this work a long time and Texas is so difficult to judge. In the end, I did not choose Granite (duh!) nor did their president reach out. Another company treated me with respect and honesty and solved my issues. Their either lack of honesty or incompetence and then failure to followup when the knew they had been in error is intolerable and without conscience.

It went perfectly. They were there when they said they would be. The workers were polite and courteous, but very hard working. It was a VERY hot summer day, but they worked continuously until the job was done.

The Granite Foundation repair team of professionals were superb. The original inspector was "grilled" as to explain why the number of piers and the process to install them. Additionally he explained the Company's limited lifetime warranty in detail. The installation on the piers took only one day and a Granite engineer was on site to explain each and every step of the repair. The had to remove a piece of the driveway and sidewalk in order to put some piers in. They repaired both and they look perfect. Hats off to this team of honest foundation repair professionals!

The team was very professional and very efficient. They were friendly, explained what was happening, and did a good job. I'm happy that all of my doors are closing normally for the first time in years! The only criticism I would have is that they destroyed one of my bushes and did a somewhat poor job of transplanting the others (which I do not expect to survive at this point). The one that was destroyed was a holly bush. The first morning, one of the guys warned me that the holly bush "probably wouldn't survive transplanting." I took this to mean they were going to dig it up but that I shouldn't expect it to survive. I understood the risk, but then when I went outside a few hours later, I found that they had completely destroyed the bush (chopped it up to pieces rather than dug it up). I guess what he was trying to tell me is that "it probably wouldn't survive, so we aren't even going to try to transplant it," though he didn't say this. I get that it might not survive, and that it is probably a pain to move due to its sharp leaves, but they didn't even give it a chance. :( I've since looked up information on hollies, and yes, they don't like being transplanted, but it is possible. They didn't even give it a chance. The other bushes that they dug up were dug up with very little roots. I get that they aren't horticulturists, but I'm not holding out hope that my other bushes will survive because they left very few roots on them. If I'd have them have any takeaway here, it would be that it would be nice if they had a landscaping professional advise on the proper way to transplant bushes. The only other comment I have is that they damaged some of my sprinkler system in the process. This is not unexpected, but when we tested it after the job was done, their immediate response was that there was no way their work caused the issues because the problem areas were a few feet from where they were working. The only problem with that argument is that they tested the sprinkler system before they started and signed off that everything was working correctly. They owned the mistake pretty fast and fixed everything to my satisfaction. HOWEVER, all of that being said, I think they did a very good job (hence the A ratings :) ). I knew there would be some landscaping sacrifices, so although it is a bummer about my bushes, everything else about them was great (and the price was right). Time will tell how the repairs hold up, but so far, I'm very happy seeing some of my cracks get smaller and all of my doors closing normally again. The staff was also friendly, efficient, and provided minimal interruptions. If necessary, I would use them again, though, of course, one hopes you never need the services of a foundation repair company :) , especially more than once!
Response from Granite Foundation Repair, Inc.
"Thank you for the detailed information and overall A rating. I will speak with my people about the bushes. Glad to hear that we were able to isolate and repair the sprinkler issue. We were very impressed with the entire operation from Granite Foundation. From the initial visit and quotes, Steve Jones was very responsive and helpful in bidding the foundation and drainage work we needed. Granite’s cost was reasonable and in–line with other quotes we received. What made our decision was their price combined with their good reputation. The crew that did the work was punctual and courteous. Ivan was the crew lead and we could not have asked for better. He was always on site, handled our questions and requests, was very careful to protect our house and prepped the interior very well for the interior pier work. High marks to Granite Foundation repair and to Ivan and his crew. I’ve already recommended them to several friends and can highly recommend them for your project.

"We are very appreciative of the kind words from the customer the regarding installation of interior as well as exterior steel piers by Granite Foundation Repair. People are understandably concerned with interior pier installation, which causes many companies to not quote interior when they are needed. There is a lot of dirt, dust and concrete holes to manage. We work hard to provide value in the form of good customer service as well as performing the very best work. For your info Ivan, the Crew Chief, has been with us for over 10 years, and Steve, the Evaluator, around 4 years. Both great people. Thank you for the review. "Thank you for the courtesy of your excellent review. This project involved the installation of 14 exterior and 1 interior steel piers. The evaluator was John E and the crew chief was Ivan P. I will convey your kind words to them. It means a lot when people like you respond to work performed by Granite Foundation Repair. There are a lot of little details needed to bring together an excellent job. There is the foundation evaluation, quotation, permits, engineering reports, plumbing tests and the work itself of installing the steel piers. All operations are orchestrated from our main office in Rowlett and all of our workers are employees of Granite Foundation Repair. We never sub-contract the work. Warmest Regards Jim Oursler President Granite Foundation Repair Rowlett, TX."

Steve Jones called in advance to confirm our appointment and he arrived on time. Steve was friendly and professional throughout the evaluation. I received a written report and an explanation from Steve. He answered my questions to my satisfaction. Although no work is required I would hire Steve Jones and Granite Foundation Repair if there had been issues. I highly recommend this company. I was not charged for their service! Amazing!

The work performed by Granite's team was great (so far, as only time will tell on something like this). The work prior to the repair (quotes and pre work prep) was all very timely and professional. Steve their sales rep was great, explained the need and work well and Claudia in the office was equally as helpful. The crew came out adjusted the work to be done (actually did a little bit less than the original contract based on their findings), finished timely, were very professional and left the work site clean and in great shape. I know I had a small job, but they treated me very well.

I cannot say enough good things about my experience with Granite Foundation. Granite was the third company that looked at my home and provided me with an estimate. I immediately felt more comfortable with this company than any of the others. Steve who provided the estimate clearly knew what he was doing and was able to explain everything in great detail. The job was scheduled. Several days before the work was to begin I received an email from Granite that told me all the things to expect when having foundation work as well as what specific things I should do. The morning of the first day the crew leader introduced himself (Daryl) and reiterated what they would be doing. He was great. Over the next two days the entire crew worked diligently to get the job done. They were courteous and professional. I saw others from Granite stop by the site to make certain all was going well. The second day the owner of the company rang the doorbell and wanted to be certain I was satisfied thus far.. The work site was left immaculate - frankly it was probably in better shape than they found it. I wish Granite did plumbing, remodeling, roofing, etc. I would use this company for any service they might provide. Their dedication to quality and integrity was evident to me. Thank you to the whole Granite team. Laura

Steve came out to perform our estimate. He was on time and very professional. Steve did a great job articulating what he noticed during his evaluation, and did so in layman’s terms that made sense. His evaluation determined no structural issues, and that no foundation repair was needed at this time. We had several other estimates from other companies, with only one giving the same feedback as Steve. So we went ahead and had a structural engineer come out, for an unbiased opinion, and his evaluation was the same as Steve’s.

Although we didn’t require their service after all at this time, we will definitely recommend their service (especially Steve) paying it forward.

Steven Jones with Granite Foundation came into my home and reassessed
the damages the Texas expansive soils had taken on my homes foundation. He
found that the initial quote I had gotten was completely incorrect due to the ?ZERO?
being placed at an upheaval point in my kitchen.  He was straight forward with his analysis and
recommendation of correcting my homes elevation issues. (really lack thereof
since it was sinking in the front) Ultimately saving not only thousands but my
sanity!
On 14 March 2016, Dwayne, Ivan and his crew showed up to my
house full prepared. They all introduced themselves, became familiar with our
home since the project was 4 days, informed us of what was happening and what
to expect, and showed nothing but professional courtesy during the entire time.
I had a total of 5 companies come out; Some under bid, some
over bid, some used to many piers, but Granite recognized the needs of my house
and fixed it without the GREED. For that they have won my business and
recommendation.
