If you want a company that will cancel at the very last second (a couple hours before the scheduled meeting), and will do so from a random phone number, then decide that they aren't good enough to evaluate your foundation (why are they even in business?), while trying to recommend engineers who will charge you thousands and refusing to re-schedule your report, and will then be too much of a coward to even call you back and will just randomly email you that you should hire one of their engineers for thousands instead of getting their supposed free estimate, then this is the company for you. In all seriousness, I'm in real estate investment so have worked with a number of companies before. None have been as unprofessional as this one. Go with literally anybody else.
Response from Granite Foundation Repair, Inc.

"Granite cancelled the free inspection because our evaluator called in sick at 9:30 AM for his noon appointment. He really wanted to make the call, but was AFRAID OF COVID CONTAMINATION. Customer was insistent upon an evaluation that day and advised that he was in a lawsuit with the builder. We first tried to get a later appointment, but that was not practical with schedules already set for all evaluators. We would not get involved with a lawsuit and referred him to 3 engineers. He told us it would cost him thousands he said. Reality is $500-$700 for initial evaluation and in a lawsuit the attorneys always want a Professional Engineer's report and not that of a foundation company. We received a threatening email in which he played the "Attorney card" and said that he would defame us wherever possible. We checked with the Texas State Bar, and his status is "inactive". The "random phone number" was one from one of our Customer Service person's personal cellular phones, which had caller ID. He was true to his word with respect to defamation. We will not expose customers to the possibility of COVID when an employee's illness has not been verified. How he rated us an F on price is a real question, as we never quoted or set foot on the property. We were never hired."

We had the house evaluated by three companies. Granite wasn’t the cheapest, but the repair plan seemed logical. They had excellent communication and the work was completed in a timely manner- we are so happy we went with Granite!

Terrible! When the manager finally admitted and realized it had never been a too much water problem and my house had never been rising (which I could prove with an engineers report), they were argumentative. And then became forceful in discussions. The warranty man Monte was quite angry and in my face then when he realized his mistake sarcastically almost yelling "what did I want them to do now?". I said calmly and clearly -- it needs to be fixed and that they had made the conditions much worse by what they had told me I needed to do back in January which was dry it out. I was very unhappy and frustrated that they had measured incorrectly from the start and failed to find a good zero start point. The manager said he wanted to put in a bid for the new work that would now be needed which would be much more extensive and that they would provide help on the costs! I asked why I should trust them? He told me they wanted a chance to make it right. He then told me that he would contact his company president who would reach out to me as they wanted to treat customers right. He assured me that the president would contact me about the entire situation and my unhappiness with the terrible failure of the warranty person in this situation. Ultimately, they submitted a bid -- which was one of the highest I received. The engineer and every other company who walked into my house spotted the problem right away unlike Granite's Warranty Man, Monte, who kept telling me about all his experience and who when I questioned him that his evaluation and measurements made no sense, just said he had been doing this work a long time and Texas is so difficult to judge. In the end, I did not choose Granite (duh!) nor did their president reach out. Another company treated me with respect and honesty and solved my issues. Their either lack of honesty or incompetence and then failure to followup when the knew they had been in error is intolerable and without conscience.

I received a very timely response to my request to have a foundation inspection performed. Yancy arrived exactly on time and performed a very thorough inspection of the entire home. It was determined that, fortunately for me, at this time, no repairs are necessary. I was offered a couple of suggestions to help prevent future issues from arising. The whole experience was handled with total professionalism. I would absolutely recommend this company.

Eric performed the evaluation of our house foundation. Prior to the scheduled time, he called to alert us he would be late due to an accident on the freeway. He measured the foundation through-out the house and reviewed the exterior brick. Eric took the time to explain the measurement results and what else he observed. He offered to return during the dry season since he was here during the very wet spring. By doing this he will be able to determine how much movement occurs with the foundation. At this time he recommended no piers be installed. I do recommend giving Granite and Eric a call.

THIS REVIEW IS BASED ON THE FOUNDATION INSPECTION ONLY. NO WORK COMPLETED. I contacted Granite Foundation Repair (GFR) after receiving an Engineer Report for my property. Another Foundation Repair company had installed some Piers but the problem wasn't fixed, so I had a 3rd party Engineer Company assess my property in order to present the report to the next Foundation Repair selected. 1/17/18 I contacted GFR, and an appointment was set for 1/19/18. Assessor was on time and assessed my property. He discussed with me additional services i should have received w/the 1st Foundation Company I had used, and suggested other repair options to focus on my main concern with my Foundation Issue. I was really appreciative of this information. The Assessor looked at the Engineer's report, and advised he would contact the company regarding their recommendations and discuss solutions and work that either needed to be added or removed. I then would receive a final estimate from GFR. This was the last time I heard from the Assessor or the company, which was disappointing because i had really appreciated the suggestions, additional information, and was ready to fix my foundation issue. After waiting about 2.5 weeks for the Estimate, 2/7/18 - I contacted GFR for an update. I left a message and was advised the Assessor would call me back. 2/20/18 - I contacted GFR for an update. I left a message and was advised the Assessor would call me back. 3/1/18 - I contacted GFR for an update. And was finally informed this whole time the Assessor had not spoken to the Engineer Company. I was advised he contacted the Company but has not heard back from the Engineer regarding the report. I then contacted the Engineer Company and discussed that GFR had been waiting on a response from the company re: my foundation report in order to move forward with my Foundation Repairs. The front office informed me that no one from GFR had called the office or left a message. She asked other people in the office and they all said no one from GFR had contacted the office. I don't know where the truth is between GFR and the Engineer Company but that's not the real issue. By now, I am upset because my Estimate was completed on 1/19/18, it is now 1.5months later, I haven't received an Estimate or Update from GFR, and No work has started because of the prior things listed. I had to continuously call the company for an update, and be told for a month someone would call me back but didn't. I have worked in Customer Service Industries before, and when a Patron is going to spend thousands of dollars with your company for a service, the least you can do is return phone calls and provide updates to put the person's mind at ease for such a large purchase.
Response from Granite Foundation Repair, Inc.

"I want to offer my sincere apology for the way in which this was handled. Absolutely poor treatment caused by a failure to internally and externally communicate which is not typical of how we handle our customer inquiries. I have met with everyone involved in customer service and sales and reviewed our processes to assure that this does not happen again. Our sales person correctly pointed out additional work that was needed beyond the scope of the engineering report. He failed to communicate clearly with you and customer service as to what needed to be done next and by whom. You can no believe how disappointed I am in the manner in which your inquiry was treated. Thankfully, this is the exception and not an ordinary happening. Jim Oursler President"

Steve Jones with Granite was great to work with. He was prompt, professional and friendly. He inspected our foundation, both inside and out, taking numerous measurements. He drew up a rough sketch of our house and recorded all the measurements and their location, when he was finished, he gave us the good news that we did not have a foundation problem that needed attention. He explained that the cracks we were seeing in our sheet rock were actually minor and were the results of normal shifting and settling of a 35 year old house. He did point out that we had a drainage problem on the west side of the house and recommended that we install a drainage system to handle the large volume of water being dumped by rain gutters, with no where to go. He said, uncorrected, we could have foundation problems in the future. Steve charged nothing for his inspection and recommendations. We are extremely pleased with Granite and would recommend them to anyone!

The service man came on time and examined the points of concern I identified as well as the inspection report I had received when I bought the house. He told me that in his opinion the foundation didn't need work at this time. He explained that this type of minor cracking was common for pier and beam foundations, especially in houses as old as mine. He told me to live in the house through all the seasons and learn what to expect from it, and to keep pictures so I would be able to tell if something was getting a lot worse. He could have sold me on an expensive repair but he didn't even though I had wasted his time for a service call I didn't need. He was polite and professional and took the time to answer all my questions even though he knew he wasn't getting paid to do any work for me. I really appreciated his time and honesty.
Response from Granite Foundation Repair, Inc.

Monty advised that it was not a foundation problem, but likely a foundation plumbing leak. He was honest when he could have taken advantage of our ignorance. He was correct and we were able to address the problem. If I ever need foundation work done in the future, I will give my business to Granite Foundation Repair.

We were never homeowners in an area with foundation issues before and were ignorant as to what constitutes damage to be concerned about. When we bought our house 3 years ago, it came with a warranty for foundation work done in 2013. Seeing signs of foundation shift in the walls (minor), I had asked the company who did the work in 2013 to take a look. They gave us an estimate for $8,350 in repairs. We called Granite for a second opinion. The short version is that the damage we had seen was minor and not worthy doing anything at this time. Granite talked through the issues we were seeing and gave us advice on how to know when it actually is time to call a foundation repair company. They explained the difference in materials used and the relative cost. (Their prices were dramatically lower than the bid we had received from the other company.) When he left, we felt that we had been treated fairly and that they take pride in their service and work. We don't currently need foundation work, but we do, we'll be calling back.

The Granite Foundation repair team of professionals were superb. The original inspector was "grilled" as to explain why the number of piers and the process to install them. Additionally he explained the Company's limited lifetime warranty in detail. The installation on the piers took only one day and a Granite engineer was on site to explain each and every step of the repair. The had to remove a piece of the driveway and sidewalk in order to put some piers in. They repaired both and they look perfect. Hats off to this team of honest foundation repair professionals!

The team was very professional and very efficient. They were friendly, explained what was happening, and did a good job. I'm happy that all of my doors are closing normally for the first time in years! The only criticism I would have is that they destroyed one of my bushes and did a somewhat poor job of transplanting the others (which I do not expect to survive at this point). The one that was destroyed was a holly bush. The first morning, one of the guys warned me that the holly bush "probably wouldn't survive transplanting." I took this to mean they were going to dig it up but that I shouldn't expect it to survive. I understood the risk, but then when I went outside a few hours later, I found that they had completely destroyed the bush (chopped it up to pieces rather than dug it up). I guess what he was trying to tell me is that "it probably wouldn't survive, so we aren't even going to try to transplant it," though he didn't say this. I get that it might not survive, and that it is probably a pain to move due to its sharp leaves, but they didn't even give it a chance. :( I've since looked up information on hollies, and yes, they don't like being transplanted, but it is possible. They didn't even give it a chance. The other bushes that they dug up were dug up with very little roots. I get that they aren't horticulturists, but I'm not holding out hope that my other bushes will survive because they left very few roots on them. If I'd have them have any takeaway here, it would be that it would be nice if they had a landscaping professional advise on the proper way to transplant bushes. The only other comment I have is that they damaged some of my sprinkler system in the process. This is not unexpected, but when we tested it after the job was done, their immediate response was that there was no way their work caused the issues because the problem areas were a few feet from where they were working. The only problem with that argument is that they tested the sprinkler system before they started and signed off that everything was working correctly. They owned the mistake pretty fast and fixed everything to my satisfaction. HOWEVER, all of that being said, I think they did a very good job (hence the A ratings :) ). I knew there would be some landscaping sacrifices, so although it is a bummer about my bushes, everything else about them was great (and the price was right). Time will tell how the repairs hold up, but so far, I'm very happy seeing some of my cracks get smaller and all of my doors closing normally again. The staff was also friendly, efficient, and provided minimal interruptions. If necessary, I would use them again, though, of course, one hopes you never need the services of a foundation repair company :) , especially more than once!
Response from Granite Foundation Repair, Inc.

"Thank you for the detailed information and overall A rating. I will speak with my people about the bushes. Glad to hear that we were able to isolate and repair the sprinkler issue. Thanks so very much for selecting Granite Foundation Repair. We sincerely appreciate your business. Regards Jim Oursler President Granite Foundation Repair"
