On the inspection date, Chuck came on time and did a thorough inspection. He was very professional and spent more than 3 hours doing his job. At the end he explained to me his findings one by one and answered all my questions. The >20-page report came out early next morning, pretty much exactly what he had already told me. Thank you John and Chuck.

A couple of weeks later, we found another house and placed an offer on it. Without hesitation I requested Top2Bottom return to do another inspection. This inspection was performed by Chuck Pogue. He was also very thorough inspecting the full house, pool, and termites. We were pleased with the quality of inspection he performed. It did seem to take a significant amount of time (approximately 4.5 hours), and he seemed to be taking a number of phone calls during the inspection. There were thankfully very few deficiencies with this property, so he didn't need to walk us around the property pointing out things. He also was very prompt in getting the inspection report back to us - about 12 hours after the inspection. Due to the addition of the swimming pool inspection and the house being approximately 500 sq feet larger, the price was closer to $750.
Overall, I was very pleased with the quality of service from Top2Bottom, and their prices were competitive with or lower than many other inspection companies in the Houston area. It was also convenient that their inspectors are certified to perform the termite, pool, and HVAC inspections, saving having to have multiple different personnel out to perform inspections. Would have inspect again (and in fact I did).
Chris showed up on time and prepared to complete the inspection. Through out the whole thing he pointed out certain items that he felt were important for us to note. He also included certain items on the report that weren't necessarily required to be inspected, but that needed to be repaired by the sellers (newly installed drawers would not close, etc). On one particular item, the newly installed windows, he noted a deficiency that was a big issue for us. To ensure he was providing all the right information and suggestions, he even called John out for a second opinion (who showed up not long afterwards).
I would definitely recommend Top 2 Bottom Inspections to anyone looking for this type of work. We received the full report the next day and it included detailed information, pictures, and videos of all necessary items.

When a home is not fully prepared for the inspection (usually due to gas utilities not being turned on) we cannot operate those appliances and we mark them as "not inspected" even though those items are "visually inspected". Sellers Realtors and Builders are typically responsible for ensuring that homes are prepared for scheduled inspections and that all utilities are turned on. We do charge a fee to return to re-inspect items that could not be fully inspected during the original inspection to cover our cost for travel and time. Many times our re-inspection fee is covered by the sellers or builders due to their responsibility for having the home completely ready for the inspection."
