DEPENDABLE PROPERTY SERVICES INC

The appointment was made for Saturday for our convenience (having to drive in from Austin). We arrived a hour or so after Ron started. He apparently started exactly when he had promised. He was very cordial and polite when we arrived. Introduced himself and engaged in a little preliminary small talk, but then returned diligently to his task while we explored the property. He carried a clip board at his side, and a camera, and made notes as he went along. From time to time he would come across an issue of greater importance and invited my wife and I over to discuss it in real time. He seemed to be very objective in describing the issue, its relative importance (such as whether it seemed to indicate a progressive issue or not), and a range of possibilities for remedy. For certain points he needed to educate us a bit in order that we understand what he was saying. He was very patient in this. At the end of his inspection he went down his notes and gave us a brief summary of the full outcome. He was very keen on us understanding everything he told us. At the end of it all he asked very pointedly (but very politely) if we were satisfied with the inspection. He also made a very open invitation to us to call him if we had any questions about the report after we received the formal typed version. He made it very clear that the report was our property but suggested our agent and the seller would be interested in a copy, and that we should make that communication if we wanted to. That is to say, he made it very clear that he did not intend to release the report to anyone but us without our approval. He promised he would have a typed up formal report to us the next day and indeed he did. The next business day he called me to see if I had any questions about the typed version of the report, and again asked if I was satisfied with his service.
