BURGESS INSPECTION GROUP

Randell Icenogle came out and inspected our condo in September before we bought it and we later uncovered things he did not point out, that are now costing us thousands of dollars. Specifically, he did not find out during his inspection that our guest bathroom shower was clogged and not draining. Furthermore, we saw the paint bubbling and the wall soft next to the shower. Come to find out, the shower pan was leaking as well and there was major water damage and mold in that bathroom. Randell also missed visible mold elsewhere in the condo (in the master bathroom cabinet, in the refrigerator, and in the dishwasher). He also didn't notice that the dishwasher was missing parts. We reported all this back to him and his boss and both of them denied any responsibility. They did refund us the inspection fee, but mold remediation, replacing the dishwasher, replacing the refrigerator, and rebuilding the shower are all costing us thousands of dollars. We would not have purchased this condo if he had caught this stuff during the inspection.

He was phenomenal and honest. He gave me a heads up on how much projects should cost. He was extremely professional. He brought his own set up, patient with the previous homeowner, thorough, reasonable and prompt.

If you are a buyer, Burgess might be a very good selection. But for us, we were the sellers and Burgess was hired by the buyer and they found many pages of issues that were to be expected for a house nearly 40 years old. No issue here. But, two items in particular showed me that they were incompetent and were very embarrassed for us. They claimed in a very embarrassing report that both the hot water heater and dishwasher were inoperable. The house was visited the next day, and we were able to turn on the dishwasher as well as light the pilot light on the hot water heater without any trouble. Apparently the inspector (Bruce Grissom) had no clue how to operate a dishwasher, nor how to light a pilot light on a hot water heater. That makes me question all the items on his list that I am less able to check. I don't know if all of their inspectors are this incompetent, or just this one. Be wary. They cost us a sizable amount of money and this inaccurate report sure worked in the buyers favor.

I would definitely use Burgess again. I had a great experience - from scheduling the appointment to the follow up of the inspector. They were very helpful and professional.

The office scheduled the appointment and followed up with a reminder call.
Inspector Bruce Grissom showed up a couple of minutes earlier than the appointment time and called me to see if OK to start without me.  I was just around the corner so I was there when he got started.  The gound was wet from all the rain, but he trudged thru it without complaint.  Very thorough review of the property and pointed out stuff I wan't aware of.  He was also very careful to not track dirt into the house.  He worked around a 2 year old who was curious about what he was doing and he was very interactive with me, my daughter and granddaughter while staying focused on his work.
He prepared the report and went thru it with me and my daughter, explaining why some things were in his report and others weren't.  He took his time in answering questions and giving some suggestions.  Although he had a limited time before his next inspection in Fort Worth, he took the time to complete his report and discuss it without giving any appearance of being in a hurry.  He was very personable and easy to communicate with and didn't have any issues with our watching him work.
His formal written report was emailed to me quickly on the following Monday as he promised.  Job well done, on time, as promised. Cost as quoted.

While performing an inspection of my home, Burgess caused the power cord to be ripped from the sprinkler control box.  Despite being provided evidence that the sprinkler system was working the evening before and morning of the inspection, Burgess denied any responsibility and refused to provide any reimbursement for the costs of repairing the sprinkler control system.  Given this lack of care and failure to take responsibility for damage that occurred as a result of the inspection, I would be extremely reluctant to permit Burgess to perform an inspection of my home in the future.

We made the appointment via phone, and met Tony at the end of the inspection period to go over what he had found.He was able to show us photographs of the issues he'd discovered and talked us through the good and bad with detailed explanations of why something might or might not be a concern. He was polite and professional throughout our interactions. He emailed a complete copy of the report within 2 hours of leaving the property, and included his direct contact information in case we needed to follow up with him. 
There was only one issue we found missed by the inspection, a vent cover in the master bath not seated correctly so that it hung not quite flush with the ceiling. The inspection was thorough and accurate.

It went fine. They were thorough with the inspection. There were a couple of things that they did not catch. The garage door did not work and the windows did not open. I would use them again.

He was very thorough and took the time to explain everything.

We were referred to Burgess to inspect a home we purchased in Keller. When I called to schedule an inspection the lady that answered the phone was friendly and helpful - she got us on their schedule right away. I joined the inspector, Spencer Johns, about 3/4 of the way through the inspection window to discuss any concerns he had. I have to admit, I was concerned that I was in over my head. My husband was out of town and I treaded the murky waters of construction and repair and quot;speakand quot; - of which I know nothing about. Spencer was thorough, helpful, frank, and answered all of my questions with patience on a level that I could understand. Also, when I arrived I found the homeowner stayed at the house during the inspection. It appeared as if he had been following Spencer around and putting in his 2cents. (At least that's what he was doing when I arrived!) Spencer managed the homeowner in a very polite yet no-nonsense manner. He made me feel very comfortable that I was his client and he had my best interests in mind. (While also politely dealing with the homeowner - which was a tricky dance indeed!)
I was doubly impressed with Burgess long after the inspection was over and our mortgage company gave us grief about the termite inspection report. Lots and lots of back-and-forth (during which time Spencer responded to several emails while he was on vacation) and a lot of additional paperwork and addendums were requested from Burgess. Each member of the office support staff was responsive and incredibly helpful. They didn't have to go the extra mile that our mortgage company required and could have said it was our problem to deal with. Overall we are happy with our experience with Burgess Inspection Group and would refer them to anyone in need of inspection services.

Burgess provides competent professionals. Prompt Scheduling is a big plus.

Fantastic. Tony was our inspector and he was incredibly helpful and professional. My husband was there for the entire inspection and he said that Tony explained a few things to him along they way as he was inspecting the property. I was there for most of the process as well, and he didn't seem bothered at all that we were both there. He checked the house from top to bottom, and prepared a report - including pictures - while we were onsite. He reviewed the report with us so that we understood it, and sent us off with a hard copy. He also emailed us a digital copy. From start to finish this took about 4 hours. I would use Burgess again if needed and would probably ask for Tony.

The experience was terrific. They were very detailed and supplied a well written and timely report.

Got to the site on time. Finished on time. Gave me a thorough inspection both in writing and verbally.
They gave me a DVD of things to look for when purchasing a new home.
The service came with a 90 day and quot;guaranteeand quot; to come back if I had trouble/questions, a service to check all appliances to see if they had recall notices, a concierge service to help move all my utilities, and more.
I was, and am still, astounded at the quality of service I received.
I will use this company again and recommend them highly and without reservation.
