In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. EXCEPTION FOR GOOD FAITH DISPUTE; we can WITHHOLDING up to 110% of the difference between the amount the obligee claims is due and the amount the obligor claims is due. 30% of the Contract Total is due at start of countertop/trim installation. ←–we don’t even have any work for countertop 17% of the Contract Total is due at walkthrough. Remaining contract total is due at completion. 10%+20+30%+30%+17% + Remaining is more than 107%! We worked with DFW Improved to completely gut, redesign and build our master bathroom and the experience can only be described as sensational! Having never tackled a project this big, we were cautious in deciding who we wanted to work with. However, it was clear from our first in-home meeting with Debra Fitzhugh that the team not only values quality, but also establishing genuine connection and trust with their clients. We had several meetings with Debra to discuss design options for our bathroom redesign. The original layout was extremely cramped, with two non-functional built-in closet rooms taking up the bulk of the already small space. We got the opportunity to brainstorm with Debra about possible solutions. Accounting for our wants and needs, she drew up three new layouts for us to review, clearly breaking down the price of each. By the time we made our design decisions, we were fully informed about the construction process, who we’d be working with, and price/schedule estimates. DFW Improved wants you to feel confident and impowered before making any decision. We next met with Sarah Davis in the showroom to select materials for our bathroom. We had a general idea of what we wanted, but it was Sarah’s mastery of color, texture, and design that helped us make creative and decisive decisions. Her extensive experience with materials allowed her to take our nebulous ideas and create something that worked within our price point. Additionally, upon discovering that the tile we had chosen was on backorder, she coordinated with us and the vendor to get us new tile that still beautifully matched with our design schematic. As our project manager, we spent the most time with Shane Harvey, who exceeded expectations for us at every step. He was in constant communication with us and checked in on our project daily, most times in person. Whenever there was a new contractor in our house, he was there to introduce us to them, align them with our vision, and make sure everyone had what they needed to stay on schedule. If we had questions or concerns about what was happening with our reno, he would happily provide insight and solutions. We learned a lot about the construction process from our frequent conversations with him. It was clear throughout that Shane’s priority was getting our project done and quickly as possible without cutting any corners in terms of craftsmanship. Beyond the exceptional professionalism, the entire team put forth effort to get to know us personally. For example, Debra noticed that I didn’t have space to store my clothing during the reno and leant me her own clothing racks for me to use during the project. We truly consider each of them friends. Overall, I would recommend DFW Improved to anyone who wants a superior experience at every step in the process. DFW Improved did an AMAZING job with our hall bathroom. We knew we wanted to remove the tiny tub/shower and flip the layout to incorporate a large shower. We found a patterned floor tile and let DFW Improved get to work. The Design team (Sarah, Tiffany & Jodi) walked us through selections that complimented our ideas. Josh, our project manager, stepped in to take that design from paper to reality. Josh was great at communicating through out the entire process and keeping the project on schedule. Terrible customer service. Poor project management; unrealistic project timelines provided (quoted 4 weeks— took 7 months). Change orders (yes, multiple) presented for payment AFTER project completed; price nor necessity of change order discussed/signed off on prior to “additional” work commencing. Bid omitted critical component of project (i.e. HVAC for bathroom)— which was later presented as change order, in turn adding to the cost of the entire project. Plumber was subpar to say the least— came out multiple times to repair the leaks HE created (yes, two separate, unrelated leaks). Second plumber required to get job done correctly for BOTH leaks. Escalated concerns to owner of company and we were dismissed. Do not recommend at all!

"It is unfortunate the client feels this way. It is never our intent to end a relationship like this. We were VERY upfront & honest about the job, process expectations & assumptions made to get us to the agreed-upon contract. We regret how it ended, especially since they are a repeat client, however, we feel very strongly we operated with the utmost integrity. The HVAC miss is definitely our responsibility as professionals. The other issues referenced were discussed in advance with the clients to prepare them for the reality that they could occur. Some of the cost was absorbed by us in an effort to not capitalize on unfortunate surprises that often times go with remodeling projects. The remainder was discussed with the client at the time of discovery & only a portion was passed along as direct charge to the client with no mark-up by DFW Improved. While we can appreciate their frustration our efforts to work with the client to help did not win any favor. In the end, they were not asked to pay for anything that was not a required, critical component of the project. The allegation that they were dismissed by ownership is not true. We simply disagreed on what was fair."

Awesome. I had a great experience with DFWimproved. Blake led the team very well, keeping me informed of progress and addressing all of my (many) inquiries with attention and patience. He was flexible and worked with my schedule (working from home) and accommodated my requests for the flow of the project. He and the team were very careful. I was fondly surprised at how well the team cleaned up after jobs (each trade did a great of cleaning up after their work was done). Blake led an organized team which made the flow of the project run smoothly. And most of all, he was so great to speak to as my dog and I were very happy to see him when he was on site. I'd recommend using DFWi and I will use them again for other projects.

From beginning to end, my experience with DFW Improved was excellent due to the professionalism and work ethic of everyone involved in my project. My original contact was Juan, who worked with me to create a plan for my dream kitchen and was available to answer any questions I had prior to signing the contract. Kristi was great, helping me with design decisions when I visited DFW’s showroom. I was especially impressed with my project manager, Jason, who managed to make me feel like I was his only client, even though I knew he was managing multiple other projects simultaneously. He always answered my phone calls and texts promptly, and he kept me up to date with all the scheduling of the various components of our kitchen remodel. We had new kitchen cabinets installed, pantry rebuilt, bar height counter removed, additional cabinet storage added, granite countertop, composite sink, faucet, and backsplash installed. In addition, we had the kitchen, dining, living, breakfast, and entry painted. Jason’s extensive experience and knowledge gave me complete confidence that the remodel would be done correctly. Three month after moving to a new home our dishwasher leaked and complete damaged the kitchen hardwood floor. It was very stressful time for us and we weren’t sure what will it take to fix it all. After doing some extensive research we have hired DFW Improved for the repairs based on their excellent customer reviews and recommendations. Later we felt so lucky for our decision to hire DFW Improved, they have very well managed the entire project. Garrett Lambert, the project manager, made the repair process as smooth and stress-free as possible. Garrett is very professional, he always promptly responded to all of our quires and kept us well informed throughout the process. DO NOT USE FOR ELECTRICAL! I have not used their services for any other trades, however, their master electrician (Mike White formally Black Diamond) is dishonest and unethical. We did a whole home remodel. Mike quoted a specific scope of work, and later refused to acknowledge that he guaranteed that they would run new circuits where needed in the home. I had to dig out the original quote to show him where it was in print. They did lazy and careless work and Mike was rarely present on the project and never did a thorough review of his journeymens' work. Switch boxes all at different heights, outlet boxes (some only 3' apart over a counter top) at diffferent heights, junction boxes EVERYWHERE when not all necessary, boxes placed outside of manufacturer's specifications (detailed plans and specs sheets for all appliance and fixture were provided in every workspace; AND we reviewed them with Mike and his journeymen prior to commencement of work and throughout the duration of the project.) One of his guys electrocuted himself on a 50amp circuit for our range, because they left the wire hot while it was still loose in the wall. Dangerous for them and dangerous for my family. Mike refused to fix any of their mistakes without a battle. He would lie about what code requires/allows to avoid correcting his mistakes (which I would have to call the city on the spot to call him out on his lie so that DFW Improved would make the correction.) In the end, we had to pay another electrician out of pocket to come in and test ALL of their work and correct some of their work prior to closing up the walls with sheetrock. (I personally fixed the easy stuff like box placement, which sometimes required running a new wire, because DFW Improved placed boxes too high and cut the wires too short.) This was a nightmare to deal with, and I didn't get much help when I would call the management/owners of DFW Improved to hold the electricians accountable.

"Thank you for your feedback. This review is disappointing considering our mutual efforts to achieve an amicable resolution, and your agreement that we had adequately addressed these concerns back in July 2018. We regret this negative experience for our client, and for our team members. Although, we don't have any report at all of anyone being physically injured. Because we were not acting as the general contractor, this experience was definitely not our norm. It is the very reason our standard projects have one of our construction professionals assigned to lead the building process in the most efficient manner. When it was evident this project wasn't working out well for either party, we decided to refund a portion of payment for the scope of work that we both agreed not to complete in order to reach an amicable resolution. This client chose to operate as his own general contractor, which created exorbitant scheduling delays, which ultimately resulted in several labor and material cost increases along the way. In addition, on several occasions we installed electrical items, and upon our return to the house we found that the homeowner decided to make changes to the electrical items on his own. As we were required to address/fix the newly moved items, we presented the additional cost associated for these changes to the scope of work. The client disagreed, but continued making changes to the items in our scope of work, and moved plug locations on multiple occasions. We performed the work as detailed in our original agreement. The project was properly permitted with the local code enforcement, and all items were installed according to specification. Our completed work was inspected and passed by the city's local code authority. We work according to each city's code requirements, with experience rooted in tried-and-true industry best practices. We value every one of our clients' experiences, and hold ourselves to working with the utmost integrity. Our team members work hard every day for happy clients to deliver on hundreds of construction projects each year. We regret that this didn't go well for any of us. Garrett was ourcontractor and project manager and was very responsive to messages and helping us figure out what we needed to do. We had fire damage that lead to the repair of an external wall for the patio and kitchen along with some external framework. Framework was done in 2 days, drywall in a 1/2 day, and painting in 2 days and our kitchen and patio look better than before! Would use again for future house endeavors without insurance claims
