Bill and his company more than exceeded my expectations. They truly do work as a safety net as you navigate the tightrope that is buying a home. Upon meeting me, and knowing that I wasn't from the area, Bill filled in all the pieces of the puzzle I was missing.
Buyer's Resource offers:
- Extensive level of knowledge regarding historical real estate market trends throughout the DFW metroplex (home value trends, best neighborhoods, crime, area climate, land/soil issues, best/worst schools/school districts, taxes, best location to be in a neighborhood, worst streets to live on, etc.)
- Always responsive and always on-time
- Great open communication
- You will always feel that your search for a home is their number one priority.
- Very patient and understanding
- Great negotiating
- Bill and Karen will ensure that everyone who is part of the process (seller's agent, developer, builder, inspector, title company, etc) are all doing their jobs.
As an example of the level of service, at one point, I began searching outside of the areas we had decided would be best based on my wants/needs. We looked at the home and by all outward appearances, I thought it suited my needs. When I told Bill, he said, if you want it, I am more than happy to help you get it but l want to let you know that within the next couple of years, they are going to be building a school on the land behind this house; so the quiet and privacy that you said were in the top five of the things you want in a home will be gone.
The average agent would not have searched to uncover that information and if they did happen upon the information, they would most likely have kept it quiet, helped me buy the home, collected his/her commission and moved on.
Two years of searching for a home, and Buyer's Resource was faithfully and patiently there the entire way. As my mom is not in the area, I was a bit concerned (after buying into a development) about picking out tile, flooring, paint, carpet, backsplashes, etc. on my own. His wife Karen actually came with me and helped me and I cannot begin to tell you how helpful and comforting it was to have her there. It was my first time doing anything like that and I think I would have pulled my hair out had she not been with me.
I had a great (and fun) home buying experience with them and could not have asked for anything more.
I found Bill's website and emailed him to see if he was available to help us in our search. He literally called me within 10 minutes and spent the next half hour with me going over all the pertinent details. We went over location preferences, price range, type of home, best days for searching, etc. He was very cordial and professional and I immediately had a good feeling about him.
If there's one thing to say about Bill, he truly cares about his clients and he makes sure they understand every nuance of the potential property. His mantra seems to be resale, resale, resale. He will immediately point out busy streets, houses that face the wrong direction, drainage issues, subpar schools, and the like.
After 3 weeks of searching and finding nothing to our liking, Bill came to the realization that we strongly preferred new construction. We didn't even think of new construction, but he was absolutely right! That's the best thing about Bill. He's always listening to his clients and the wheels are always turning in his head.
Needless to say, within a week Bill personally visited over 30 homes. He then called me and said he had 2 houses that he knew we'd love and to bring the checkbook. The market was starting to heat up so we had to act quickly and see these houses first thing. I was extremely skeptical, but after walking in the door, he absolutely nailed it. He made sure to say multiple times that he didn't want us to feel pressured and we could keep looking if we didn't feel good about these houses. There was no need. We ended up signing the contract documents that day.
I can't recommend Bill enough. I would definitely use him again.
Bill’s team was always attentive to our needs and did a great job of educating us on items to watch for when selecting a
home. He helped us think about potential resale problems like master bedroom upstairs, house orientation (east/west), nearby concerns (ie. power plants, future developments) and other items that we hadn’t even considered regarding buying the house.
Ultimately, Bill and his team helped us find a perfect home and ended up negotiating on our behalf to save us in excess of 30,000 from the original listed price of the home and was also able to negotiate in extras like extending the fence for a larger backyard.
Bill was with us through every step of the way and I would highly recommend him as a buyer’s agent as he only represents the buyer’s best interest and truly helped us save a ton of money. He also recommended a person to help sell our existing home that did the deal for 2% instead of the standard 3% which saved us a ton of money on selling our old home too!
Bill is never pushy, has a good sense of humor, and always looks out for your best interests. He showed us over 40 houses before we finally found THE one. My wife works a lot of nights and weekends so our looking time was limited, and Bill never once said no when we told him we wanted to see some houses. At one point, after showing us 20+ homes and seeing nothing we really liked, we became frustrated. Bill said that none of the houses we had seen to date were any good and that he would help us find the right house no matter how long it took (it ended up taking 5 months from start to close).
The biggest thing Bill pushes is resale value. He was the first to tell us all the negative aspects about every house that we saw, whether it was too close to a major road (road noise = bad), too close to a commercial property, had the master bedroom upstairs, was in an iffy neighborhood, or had anything else wrong with it that would hurt resale. We really wanted to know everything about each property we looked at so that we could make an informed decision, and Bill was great with that!
We had a search set up on bwhometeam that sent us listings matching our criteria each day, but Bill sent us a listing of our eventual home one day before bwhometeam had it. Our home ended up being a very hot property and that one day may have made the difference in getting the house, or not!
We ran into major problems with repairs and the sellers' relocation company and Bill did a good job with the repairs negotiations. He was able to get the sellers' to agree to all of our major repair requests as well as providing a credit for fogged windows.
On closing day, we almost didn't close because we discovered that an agreed upon repair was not completed. Bill was able to get the sellers agent to throw in some of their commissions to cover the cost of that repair. He even offered some of his own money if that was not good enough for us.
Karen Shields, Bill's wife, helped us as well on several occasions as well and she is very friendly - they work as a team though the majority of the time we worked with Bill directly. Bill was genuinely excited to help us find our dream house. If we are ever in the market again, we will call him first!
I had rented in Dallas for five years after moving from Oklahoma City. My wife (then fiancee), Mary, and I decided to buy a house in the Plano area. After several months of using online services to find potential properties, and a lot of driving around, we felt we had a good feel for average prices, best locations, and home selection criteria.
I had become a member of Angie's list, anticipating all the potential services requirements that homeownership would bring. It was on Angie's list that I found Bill Shields.
We gave Bill a call and provided him our criteria and some of the listings we were interested in,. He did a little research of his own and set up appointments. We met Bill and Karen and looked at a some places, but none of the listings we were interested in gave us the and quot;Wowand quot; feeling we wanted.
Then Bill did a remarkable thing, he took our requirements and found the perfect home! While Mary was out of town, working on wedding arrangements, Bill called and said he found a place that we should definitely look at. It was perfect. And the asking price was thousands of dollars less than anything we had been looking at!
Finding the house was great, but Bill and Karen's excellent service did not stop there. They worked to help us negotiate an even better price. They helped us understand all the things we needed to do...inspection, appraisal, etc. They helped us meet the sellers, something that I understand, is just not done. (Meeting the sellers helped us understand some things about the house that we would not have known otherwise. Plus the sellers were nice people who we now connect with on Facebook!). Finally, Bill was with us when we signed the closing papers.
I have never had this kind of excellent service before! Thank you Bill and Karen, and thank you, Angie's List!
He took care of literally everything, from start to finish. He negotiated the purchase price for us, all the terms of the sale, everything. If you want a good negotiator, call Bill. He enabled us to have a very stress free home buying process; being from another state, that was important to us.
