We just got done taking them to small claims court. He asked for a down payment and he would come and do some work and then he come and do some work. Then I called him in December and then when hurricane Katrina hit he left and I had to take him to small claims court. He started in May and it was supposed to take 6 to 8 weeks and he dragged it out. We could not get him to come out and he would not answer his phone. He would not call me back. He had to give us our money back. He did show up for court, so we were glad about that. The mediator looked at what he did do and deducted it and refunded us for what he did not do. He did have engineering drawings. We just did not see eye to eye.

I had major damage to my home which required having it gutted out and rebuilt. Belknap had been recommended by a family friend.       I haven't taken that family friend's advice since!   
1) Carpet was of poor quality and poorly laid.
2) His plumbers and brick layers were very slow and lazy.
3) The electrician wired things in a way we are still trying to figure out.
4) All of the trim was of cheap quality.
5) He liked doing things his way with little input or consultation from the homeowners!
6) When objections are voiced, no matter how cordial you are, his temper rises and his attitude starts getting a bit crappy.
7) His pricing was very inflated and questionable. Since this was mostly an insurance job, I think his desire to leave a satisfied customer leaves when the insurance money starts drying up due to his pricing scheme. 
8) He did have a quality carpenter at that time, which I heard quit his business a short time later.
9) The inside paint job turned out to be crap. Paint is peeling off the cabinets. Gaps starts appearing in the molding a few months after completion, and the list goes on.
10) When Belknap leaves angry, you can forget about any warranties being honored!
For any custom homebuilding, home improvement, and remodeling, stay away from this business. You will regret it!

Tile and roof work that was done had to be redone by him and is still very sloppy. Did not complete eveything that was to be done (sealing the tile and grouting).He also butchered my brick chinmey. He left a one inch gouge from multiple cuts into the brick (if at first you don't succeed, try, try again) and slopped in a bunch of clear caulk. Looks like he used recycled flashing to repair the chimney. DO NOT USE HIM EVER PLEASE. My money has been wasted because eveything he did has to be redone. My trusting wife paid him in full prior to finshing everything he promised and by contract. He was to come back and finish and never showed or called. I work a 24 hour shift and was not able to be there when the work was being performed. I have not heard from him and do not figure to ever hear from him again (classic cut and run). PLEASE DO NOT USE HIM, OLD SCHOOL RIP OFF.  I can and would love to supply pics of work if there is any doubt. I do not like being ripped off!!!

I continually had to brings details to Mr. Belknap's attention. With the pour with the slab, there were pockets, which I had to put out to builder. It never got better. The wall in kitchen is out of line. My stainless steel dishwasher was bent out of shape by someones' knees. My a/c was a joke. It has taken me years to fix and 2 additional contractors. He used one return air duct for almost the entire home. No other a/c guy can find the logic. The junction box in the attic was not even insulated! I have a broken brick inside my fireplace and the glass blocks in the master (which are not the design I choose) are cracked. All fixtures are cheap quality that he installed as a part of his set price. And to top it off, he did not pay all the contractors! I had to pay twice. This was a terrible experience with this man. Don't think TREC will help you either, they have no real power. Think you can sue if you are treated this way? Look into your builder's finances. Does he have a UCC filing with his buddy's bank stopping your from over receiving any judgement? Find a more reputable person to deal with. Learn from my costly mistake.
