Bryan & Bryan Inspections

Everything about the process was easy and pleasant. I called and was able to schedule the appointment in no time. Everything was thoroughly explained in that first phone call. On the day of inspection, Chad was there promptly and ready to work. He explained his process and got right to it. I received the full report the same day and it was incredibly detailed.

I am a first time homebuyer that found a gorgeous older home in Pearland. I called no less than 8 companies and finally landed on the phone with Ryan of Bryan and Bryan. He was excellent and it just got better from there. I was able to get a full inspection (electrical, mechanical, termite, septic/well, mold) scheduled less than two days later and the cost was under a grand! Paul was my inspector, he arrived on time Friday morning at 9am, explained EVERYTHING and was extremely pleasant and seems to truly love what he does. There was a small pile of dirt at the corner of the second detached garage and he went to his truck, got a shovel and removed the dirt away from the edge of the slab!!! Top Notch! I will forever recommend this company. If only everyone functioned this way! Oh, and I received my full inspection within 3 hours of him leaving the property! Keep it up guys, ya'll are freaking rockstars!!!

Overall I was pleased with the inspection. Very professional and helpful with only a few minor issues overlooked.

Fantastic! The Bryan and Bryan guys were thorough and very efficient. They also kept me involved in the process by alerting me to potential issues before the reports were submitted. The report was also turned over quickly! Adam was excellent!!! Even the seller liked them...

Our home was inspected, thorough and knowledgeable? Thorough maybe, he made a mess by the fireplace, doesn't know how to turn on sprinklers even with the directions in front of him, literally must have just been pushing buttons . Should I mention the pool equipment , his comment said it sound like it has marbles in it, the pump is basically new. Apparently locking a door is a challenge too as he stated that the door doesn't lock, I thought how could I have missed something  so obvious, I double checked it and it has no issues.  As a seller when you get a list of bogus corrections by someone the buyer thinks knows what they are doing it becomes more than frustrating. So now the buyer wants me to hire service people to get certifications ,......really. This company is well on the way to helping everyone lose this sale.  So how do you fix what isn't broken, clearly the buyer put all there trust in the inspector.  
 
UPDATE: Sale has been cancelled by both parties due to the misleading corrections from the inspector.  So for future buyers dealing with this company check their corrections if there is a concern, go to the house and see if what the sellers are saying is true.
Out of the things they wanted us to repair only one was legitimate.  Make a phone call to see how much the repair will be, ours is $300 and we wanted to give them $1000 so they would have come out ahead.

I scheduled an inspection appointment for a home we are buying.  I arrived 15 minutes early for the appointment and Luke Patrick, from Bryan & Bryan, was already there.  He was pleasant, professional, thorough and AMAZING!  He told me that if I saw anything that I had a question about that I could let him know.  When I bugged him several times, he patiently answered my questions and made notes on the report of everything I pointed out.  He even pointed out a couple of things that he normally would not have covered, because he felt I should notice it.

When he went to check the brand new sprinkler system and the coupling came apart and started a flood down the neighbor's driveway, he ran to the meter and shut off the water, then took the cost of inspecting the water line off so I could schedule him to come back out when it was fixed and not pay for that part twice.

I simply cannot say enough good things about Bryan & Bryan, but especially Luke Patrick!  This is a house that was built in 1960, but by the time I move in, I feel very confident in what knowing that the house is well inspected.

You cannot go wrong with them!!

There were 3 inspectors which I was not expecting, but I was happy to see. They arrived on time and kept me informed through the entire process. They answered all of my questions and pointed out concerns they saw along the way. They took pictures, walked me through the report of their findings, and provided me with online access to the report. They really put my mind to ease. Very friendly and professional.

Their guy came right on time and was very professional. They were very quick giving a thorough report after inspection.
I would like to use them again in the future.

The service from Bryan & Bryan, particularly inspector Kerry Kohl, was excellent. I used them twice when looking for a home - they even offered a discount on the second inspection.  They were willing to work on a short schedule during the 10 day option period, the inspector showed up right on time and the inspection was incredibly thorough. They did not miss a thing. I am truly impressed and would work with them again any time.
