The builder cannot keep track of money. He does not clean up. He does complete work on time. He did not plan ahead. So, he was constantly trying to correct for things he forgot to plan for ahead of time. The problems began with the slab. The builder did not have the plumbing in the proper places. This has caused many many headaches. The builder failed to read the plans for header details on the windows and doors. Thus after the walls were built, we had to change plans for the windows and doors to accomodate more bracing. The builder did not know how to install a SIP roof and did not tell us that he did not know how until after the work was complete (incorrectly). The builder could not hang a door correctly. The list goes on and on. The biggest problem came down to the fact that the builder could not manage money and could not account for over $50,000 .... yes $50,000 dollars. Not exactly chump change. He failed to pay his subs and told them that it was because we never paid him....not true.
Description of Work: New home construction contract with Bravo ICF (Alex Bravo). The contract called for construction of an ICF home in the New Braunfels area.
