Dutch came out initially thinking this was a simple fix, and quickly realized that my wire cutters had done some nice damage.
After 3 trips, conversations with the manufacturer, and some real dedication, Dutch was able to get it working again and better than ever. He saved me the cost of a new motor replacement, which would have cost me around $1500 to $2000.
Just so ya know, I called Hancock Fence because he had built a beautiful 8 foot board-on-board cedar fence with a barn-door style gate that I could drive my truck through at my previous home.

I have a corner lot and have received complements on the beautiful fence several times. It has been in place 4 years, and after being re-stained recently, it still looks like new. It looks like a piece of furniture with the clear cedar pickets and superb craftsmanship. If I can figure out how to post photos, I will. The fence is solid as a rock, standing straight as an arrow, and the adjustable metal framed gates still work perfectly. Dutch came out and re-inspected the fence before it was re-stained (as he had told me he would when I bought the fence) and performed maintenance at no charge.
If you need a fence, you can't go wrong with Hancock Fencing. His fence will be your pride and joy if you are like me.

I asked Tyler Hancock a couple of questions and he offered to give me a price quote. I wanted a quote but didn't want somebody to come out just yet, but Tyler asked me to give him my address. He brought up a satellite image of my lot and in an hour he sent me a quote that measured my fence length according to the photo and included some of the options we discussed. The satellite measurements were spot on. We invited Tyler and his father Dutch (the owner) came to talk with us and our discussion gave me confidence that these guys knew what they were talking about and took pride in delivering a quality product. All my wife needed to hear was and quot;lifetime warranty on the gatesand quot; becase we have had both of our gates fixed multiple times due to the shifting soil.
The Hancock crew was at my house all day from Monday morning to Friday afternoon. These guys were here for a week and I did not have a single complaint or any sinking feelings during the process that they didn't know what they were doing. By Wednesday I was buying them pizza for lunch and bringing them coffee in the morning and sodas in the afternoon because I was so appreciative of their hard work and quality craftsmanship. When they were putting in the posts, they used a level on each one to ensure that they were straight. That's probably to be expected, but I was floored when I saw them using a level on the picket boards as well. My neighbor commented to me and said and quot;I watched the guy build your gate over a couple of days and was very impressed with the level of attention and detail he used.and quot; Every neighbor that walks by comments on how great looking the fence is and how well built it appears.
Attached is a picture of the 10 foot steel posts, and the short one is a post that has been sunk 3 feet into the ground in concrete. These guys mix the concrete first and then pour it in - not like somecompanies that dump the dry concrete in the hole and then pour the water in and give it a and quot;stirand quot;. The only additional cost we had that we were not quoted for (but we were informed about) was the hand digging of some posts. Because their posts go down 36 inches, the posts go below utility lines. Hancock has a company come out and mark the utility lines and they had to hand dig about 10 posts at I think $14 per post. No big deal - better to be cautious than to cut a gas or phone line.
For a custom look, I recommend you order an iron cut-out for your gate. Very small cost but it really enhances the look of the fence. I have attached a front and back picture of the gate with cut-out. You can see how this gate is different than standard fence gates.
The Hancock website is the go-to source for knowledge about fence construction, hardware, do'sand don'ts, and most anything you could want to know about what makes a quality fence. Dutch says to and quot;price your fence by the years, and not the footand quot; and I will be disappointed if my new fence lasts fewer than 20 years! Here is how I would sum up Hancock fence: great people, highly responsive, competitive price, outstanding quality construction, and very easy to do business with!

had done months of on line research, driven around and looked at fences
in the area. I had narrowed it down to a couple of fence builders when
I read a Google review of another fence builder and found Hancock by
happenstance. I never place too much credence on Google reviews. I
look at them, especially the negative ones as someone just looking to
put down a business. There was no negative review of Hancock Fence but someone mentioned them in a review of another company.
I spent much time on the website of Hancock Fence, it is a great site, with a huge amount of information. I learned much just by surfing thru it. I wanted a fence that was built with screws and learned there are good screws and not so good screws. Hancock Fence has a gate design that they have developed and it is the best I have ever seen.
I contacted Hancock for an estimate which is easy. You can fill in your information on his website. What kind of fence you are interested in, a measurement of the linear feet of your fence. I just went out with the tape measure and entered the length and sent it to Dutch Hancock and in a couple of hours I received a general estimate. He came out the next day and measured the fence and discussed what I was looking for and that afternoon I had an estimate with all kind of options. We discussed what I wanted and scheduled the date for construction.
The crew arrived bright and early on Monday 11/19/12 and went to work. They spent three days constructing a GORGEOUS 8' Cedar Board on Board fence with Double Trim and a beautiful Cedar Top Cap. We went with the upgraded gates and love them.
The construction process was extremely professional. The crew did a fantastic job and left the yard in great shape. We had a couple of trees that created some difficulty but they worked around them with very little muss and fuss. I would highly recommend Hancock Fence if you are looking for a new fence.
I obtained a number of estimates and Hancock was NOT the low bidder. Their price was the highest one I received but after driving around and looking at fences built by all the builders I was convinced That Hancock Fence was the best. I Love my new fence!
The fence is 8' around the rear perimeter and 6' along the shared boundary (cannot be seen except from the back yards). It looks amazing when complete and the craftsmanship is very good. They pay attention to small details like the crown of the boards (so they won't curl later). Another neighbor used a different company a month ago and the boards are already curling and you can see through them in areas (not exactly what you'd expect with a board on board). Also the nails won't rust down the boards on the Hancock fence (as they are on several fences nearby). It's the little things which make the difference. Even the cleanup was fabulous... they left nothing behind for me to clean up at all.
Hancock is the most expensive of the 4 quotes I received this year, but after physically walking around the neighborhood to inspect them I agreed they were better. I received an extensive list of references from Dutch, but they were all completed within the last 6 months. All fences look good the first month or two... even some for a year. The 3-4 year old fences around me (I remember seeing them built) still have signs from the builders. Two of the companies which had quoted me earlier were refused when I inspected their older fences... they wouldn't last 5 years without major repairs. Hancock's fences were still straight and in very VERY good shape.
They referred me to another company to stain it. I'll review them too in a few weeks.
