We flew out to Texas to look at homes in Mansfield, planning a move there. When we told Brenda that we were coming she blocked out her entire schedule for the week to show us around. Brenda drove us in her car and offered insight on Mansfield we wouldn't have been able to get from someone that hasn't lived there for 18 years. Brenda was also a teacher in the school district so she understands the challenges and changes each zone within the ISD is experiencing. She is ear to the ground and finger on the pulse for the city all the way. She did a great job helping us find exactly what we wanted and getting long showings with respective sellers. She follows up with sellers relentlessly and would rather you avoid a bad deal than make a sale. She pointed out cracks in walls which indicated foundation issues that would have been absolutely devastating to get stuck with. She was also really excellent in pulling seller disclosures, which informed us about foundation inspection and mold abatement that had been performed on properties. Before she showed us homes we asked to see, she researched them and handed us worksheets with data we were able to mark up our thoughts on. What I found particularly helpful was her thoroughness in helping estimate costs, like in getting utility estimates from sellers along with property taxes and insurance/utility district costs. She's 10/10 and you shouldn't consider anyone else you buy in Mansfield.

We researched most realtors who sell regularly in our neighborhood and narrowed down to the top 3 (Using the Dave Ramsey "Selling your Home" guidelines). We made appointments with the 3 realtors which fit our needs most, and asked the same 22 questions of each. We hit a "Home Run" when we chose the Mark Cabal team to guide us through selling our home. Mark shared his marketing plan, in detail, and posed his expectations with the metrics from his experience. After sharing his marketing plan, he said "I expect 1 offer from every 10 showings". When we listed our house with Keller Williams/Mark Cabal they, along with his network of realtors, showed our home 54 times in 4 days and we had 7 offers (4 cash offers well above our asking price). After we selected the buyer we wanted to sell to, Mark and his team continued to interface with the buyers agent to work out those small details that probably always occur during the house sale process and kept us in the loop all along the way. This being our first time to buy a home, we were extremely nervous! The path started over a year ago when we spoke with Brenda Cabal from Keller Williams. We explained we would be in the market to buy our first home but it would be almost a year due to our new lease. She set us up with a couple different lenders to reach out to, and a portal online to start finding what we liked and didn't like. Brenda was available every step of the way, whether in the searching process or during negotiations. This was our first purchase, and we were blessed to have ended up with such a diligent team. Brenda wasn't simply trying to get us into a home in this market, but was genuinely trying to get us into a home we loved. She was receptive to the aspects we weren't willing to compromise on and informative regarding all the processes.
