Royce was very helpful and thorough. He took time to answer all my questions and had the report to me the very same evening. I would definitely recommend him to others.

Royce was very thorough, he was there for around 3 hours though we arrived for the last hour. He showed us the things of concern he had found and explained how it was likely to have been caused, possible damage it could've done and how urgent it was to fix. He also estimated how much the repairs would cost to make. He sent the report to us that evening with great photos of the problem areas. Very happy with the service he provided and would recommend him to anyone.

We have a short option period and we needed an inspection right away! Royce was wonderful! He allowed us to be there throughout the entire inspection. Since we are first time homebuyers, we had a lot of questions. Royce answered them all. He was honest, punctual, informative and a pleasure to work with! We had our report with pictures and details by 8:00pm on the day of our inspection. We would use Royce again if we ever needed another home inspection. Well worth the money!

This is my second houses which inspected by Royce in the past year, Both houses were built by Wilshire home. Royce did a very best job, I won't buy another house without Royce inspecting for me . I have worked with different inspectors , he is simply very best! I have referred him to three my friends, all of them were very happy about his service.

I had a brief time in which to get an inspection, and Royce arranged to do one immediately, and even scheduled it on a holiday. He started earlier than the scheduled time; and worked constantly unti the mid-afternoon. He explained what he was doing the entire time, pointed out various issues and concerns, and answered my questions. He went into the attic from two different entries to inspect the insulation, vents, ac unit, and for any indication of leaks . He tested all of the appliances, electrical and plumbing fixtures and connections. Royce checked the cabinets and doors for problems in closing and/or locking, He looked for insect or rodent problems. He checked the vents, downspouts, garage door opener, and too many other areas to list them all. He then stayed and visited with me for a considerable time to review and discuss the inspection. Early that same evening he e-mailed me a 28-page detailed report, including numerous color photos that he had taken of the various major and minor issues that he had found with the property. His fee was very reasonable. Royce has been a contractor, and is very knowledgeable about all phases of house construction and maintenance. He is very personable, and told me to call him if I had any further questions. I will certainly recommend him to others, and would use his service in the future.

Royce was great! Showed on time, professional and incredibly thorough. On both inspections Royce found so many things we would have missed or never even thought to look for. His experience was able to find things that, at the time of inspection seemed fine, but later down the road in a year or two would become problems. It was nice to have someone looking out for us during a rather stressful and confusing home building experience. I'd hire Royce again in a New York minute.

He did a thorough job on inspecting the house. He pointed out issues and took lots of pictures which helped weather proofing our house.

Royce was prompt in responding to my initial call and also arrived early for the appointed time that was convenient for me. He got to work right away and informed me of his findings as he went along. He inspected the entire roof, the attic, and even gave me some pointers on our next needed home improvement. I would not hesitate to call on Royce again in the future and I will recommend to others.

Royce and his assistant arrived promptly at the house. Royce was very willing to answer all my questions and made sure to look at all the specific places I thought there may be problems. His assistant was a little chatty but Royce kept him in check. Originally, Royce though that he could do the inspection in 1 day. This had me a little surprised since other inspectors stated they would need 2 days due to the size of the house.
After the first day of inspection Royce put together a detailed report with tons of photos. I had some more questions about certain areas after getting the report and wanted the thermo-imaging done. Royce came back the next week (time frame was due to my schedule) and did another day of inspecting. He went beyond his typical list of inspection items and focused on my list and questions. He sent a revised report within 24 hours of the 2nd inspection.
Royce was very professional which I greatly appreciated since he was walking through the home while people were working in the home office. We've had other inspectors in the house and they were extremely loud and talkative with my co-workers and staff. Royce was very respectful the business in the house.

He was outstanding. He was very thorough. I have a list of things I need done. He put the list in such a way to know what was high priority. He named everything little thing in the house I need to have done. He was very detailed articulate. The repot was very detailed with photos. The report with photos was 34 pages. He did not leave anything out. He checked everything inside and out. He even looked closely at the closets. I would use him again if I need him.

It was well worth it.

What attracted us to Royce was his use of thermal imaging. Not many other inspectors use this, so we were glad to find him. From our first communication over the phone, Royce was extremely accommodating and helpful. He was able to schedule a last-minute inspection for a house my husband and I had placed an offer on, which was great!
The next day, after his inspection, he gave us a full disclosure of all the major things wrong with the house, and was extremely patient in explaining why we should run away from it - corroded plumbing, exposed electrical wires, termites in the carport, inaccessibility to the AC unit, rotting wood, etc. His honesty really showed through when he offered to charge us for less than half of the original quoted price, based on the fact that he wouldn't have to write up the inspection report since we were not going to purchase the house. As first-time home-buyers, this was MUCH appreciated.
He then further outdid himself by talking with us for at least an hour about what to look for in a house, and offered to give his opinion on any other houses we might consider (before putting another offer down!).Royce is unafraid to say exactly what is wrong and right with a house, and as potential homebuyers you really need this.
He is an unbiased party on our team for house-hunting, and we plan on using him again!

I rarely write reviews but Royce did such a great job, I had to share. I purchased the house a few months ago, took his advice on what needed repairs and couldn't be happier. This guy knows his stuff. Any issues that have come up with the house were written in his inspection. Since I'm renovating, I've had peace of mind knowing I won't come across any unforeseen cost. It's also helped me better allocate where to spend money on improvements.

We used Royce based on a recommendation from my colleagues. He is knowledgeable and very thorough about his job. We have a new construction and he did the pre-sheetrock and and the final inspections for us. We found several important issues and fortunately the builder addressed them too. We had Royce go out to the property about 4-5 times overall.
The cost of the services seems a little steep but when you consider the number of times he has visited the house and the time he spent on the job it comes out reasonable.
He is always punctual and a straight talker.
Our builder had an insurance requirement for the inspectors and fortunately Royce carries the required coverages.
The inspection reports he sends out, cover every detail. He sends out one report with photographs, one without photographs and then the photographs themselves separately. Every single detail is captured by a picture.
We are happy with his inspections and will hire him again.

I was closing on a newly constructed home and needed an inspection. I evaluated several inspectors including those recommended by my realtor and other highly ranked and certified inspectors. My builder Taylor Morrison places a very stringent requirement on 3rd party inspectors to have $1M (!) liability policy (state requirement is only $100K). I cannot imagine how an inspector could possibly cause $1M in damages during an inspection, but I suspect the builder is trying to limit your available pool of inspectors to those hand-picked by them. During my interviews of inspectors, I discovered that several did seem to be on the hand picked list, which is of course the last thing you want in an inspector looking out for YOUR best interests.

So Royce Moore at Inspection Services of Austin does indeed meet the liability requirement. He also has a streak of independence and principal in doing the right thing (no matter what) which is critical. Royce was very responsive in addressing my initial inquiries and setting up an agreement to do the inspection. He offered many references and I checked several with direct conversations that were very positive.

On the day of my inspection, Royce had already begun and had spent several hours going all through the house, the roof, the attic and the exterior, giving us the opportunity for him to take me through every item of concern that he had observed. He clearly was well versed in best practices around workmanship, building code, aesthetics and safety. He is EXTREMELY detail oriented, which is what you want. We thought we had a very good house (and we do, no doubt, as no code violations or ultra major issues where found), but Royce's attention to detail uncovered MANY issues that needed to be addressed or otherwise looked after by me over time as risk areas.

Royce produced a great inspection report with 30+ pages of issues, detailed descriptions and photos. He also produced a text only version which was helpful to carry around. I immediately sent it to my builder, and the builder (to their credit) acted upon just about every issue (most of which I would never have found by myself).

The money I spent with Royce was well worth it and resulted in a much better, finished product that I am proud to call Home.

We were very pleased with Royce Moore's services. Royce arrived early to start the inspection on the home before we arrived. When we got there he was almost done. He explained what he was putting on the report and what to look out for. The house was new and in great shape; it mostly needed a lot of sealing on the exterior. We appreciated that Royce was thorough and knowledgeable. Because of his inspection we were able to get the seller to fix a lot of things that may have become costly issues in the future.

Royce performed an inspection on our home prior to our new home warranty expiring. He arrived right at the scheduled time, and completed all outside work first, he then walked my husband and I around the house and showed us exactly what he had found on the outside and explained in plain english (no jargon, yay) what exactly we should have done on each item. He then came in and did a very thorough inspection of the interior, again taking us around to show us areas of concern, and his suggestions. He took pictures of everything. Later that evening he sent 2 emails, one w/ the report and pictures, just the report, and a separate email with just the pictures, sent through a bit larger so that we could see detail easier.

Royce was very pleasant, easy to talk to and communicated all his concerns to us in a way that we, not being contractors or builders of any type, could understand. Would definitely use him again in the future for any home inspection needs.

Mr. Moore checked the home from top to bottom. Because of his thoroughness we have decided not to purchase this particular home. Mr. Moore was polite and explained in layman terms. An overall VERY pleasant experience. We will definitely use him in the future.

He gave me a tour of his findings so far, explained his concerns, then continued to the interior inspection. Royce made an extremely thorough inspection, finding issues that were important in negotiating the price of our new home, and provided an extremely comprehensive look at the sorts of maintenance we can expect in the years to come.
