We listed our house with this agency only because we were going to buy the house of an agent that worked there. In the 40 days that they listed our house we had only one showing. When I asked if they were going to call and see how the showing went I was told "we don't call", we send an email feed back form." The Agent took photos of our house with her "back-up" camera, they were terrible. After nothing was happening I asked for an Open House, I was told no, then I said I wanted a Broker Walk Through. They finally agreed and did it-I provided the food. Not one single Agent or Broker showed up. I didn't pay much attention to the fact that the contract had a $750.00 cancellation fee-which I later found out was very high and not industry standard. The Broker also had an "Archieve Fee" of $250.00 once your house sold. I also learned this is unheard of in the industry, archieve what-file our folder in the filing cabinet? Please pay attention to any kind of "cancellation fee" for marketing or any other reason. Marketing your home is part of their job and should be included in the fee you pay them when your house sells- anywhere from 3-6% or more of the sales price of your home. We hired another agent who staged our house, had professional pictures taken and our house sold within 3 weeks-we had many, many showings. Who you hire is important-check our their reputation, ask around.
