We reported potential warranty problem twice many month's ago. To this date we have not received any response. I will contact them one more time. If no response it is time to contact my Attorney.

"F Rating", Horrible service & follow up. They do not return phone calls. Their owner will not return calls as well; he'll threaten to place a lein on your property though. I had read this on another review that he denied doing and yes, is very true. See owners email below: "We will be filling a lien on the property for nonpayment Friday; if you intend to pay, please call our office. Thank you, RS Foundations " A JOKE, SINCE THEY DONT ANSWER OR RETURN PHONE CALLS. They'll return emails only to request payment & when its good for them; but will not address the issues at hand, just want payment without fixing their mess and not even an apology. They damaged my deck, walked on my freshly cleaned carpet with muddy shoes, tracked mud through house, left door to garage wide open, mud all in my master bath sink, my hose outside strewn across yard, landscape blocks not put back, no clean up. I had to hire a carpet cleaner twice to clean up their mess, as well as an engineer twice to get them to send someone out a month after the fact to make repairs to my deck. They sent one guy at their convenience not mine who spoke very little English and didn't know what he was suppose to be doing. My husband had to try to explain what needed to be done.. we asked for photos of work afterwards since we live out of Town and were there for a very limited amount of time.. The whole time their office person Michelle would not answer phone.. nor does she returns calls. She did manage to send me a PayPal request for payment though after I told her I dont use PayPal and will pay by check to the address on contract once work done to my satisfaction. Which is exactly what I did. Buyer Beware! Don't use this company!!! Extremely negligent and horrendous customer service! They offer a warranty, but I'm sure that is also a joke.

Unresponsive. Will not honor warranty. Did not get a permit from the city. Did not hire an engineer before completing work. BAD customer service. Do not use them unless you want to pay for the work twice. I was referred to RS foundations by a family friend and sadly I was not very knowledgeable about the whole foundation process. Unfortunately, this would be a very expensive mistake. I received a quote from RS foundations and went with them as their quote was much lower than the competitors. In 2015 they completed the work and I waited a year before I completed any repairs on my home. Another year passed and in 2017 I contacted them again and indicated that my cracks were worse than they were before they lifted my foundation. Its important to note I live in a duplex. They came out and told me this was likely due to the fact that my neighbor did not have his foundation lifted. I notified my neighbor, and he lifted his foundation with RS foundations as well. I waited and noticed that my side was still moving and I was developing a significant bulge in my floor. RS foundations came out, and they told me I had a leak and that i needed more piers. However, they wanted to check for the leak before they did any work. They referred me to their plumber and he told me I had a leak. The plumber is a whole other story, but I digress. I opted NOT to use their plumber and I found a plumber on my own and had the leak repaired. Instead of fixing just the leak, I replaced the plumbing under my house since it was old and outdated. I waited 6 months and called RS foundations out again, they informed me at that time that they would not honor my warranty because I had a leak. I asked their salesperson to ask the owner to call me because I was LIVID. After all these years of the run around they are not honoring their warranty. Every time I called them and tried to get an adjustment, there was always an excuse, and now they aren’t responding. The owner never called. Their office doesn’t respond to my emails. The sales engineer will respond to my texts, but no contact/ apology/ response from the owner. Now I'm researching other foundation companies because I need to get this fixed, and I found out that they were supposed to have a structural engineer report before they did any work, and they were supposed to get a permit from the city. I called the city, no permit was ever filed for my house. I also did not receive an engineer report. Needless to say, they cut all corners, and this explains why their prices were much lower. I got what I paid for. Please heed my warning, DO NOT USE RS FOUNDATIONS. You will end up paying for your foundation repair twice like I am. Do your research. Get an independent engineer and make sure you research who you use to do the work.

Foundation work was completed in 2012. I bought the home in 2016 and was given warranty paperwork. I contacted them because my house has significant cracks all over the walls, and they inform me that my warranty was void in 2015. I have called and emailed to get documentation of this voided warranty with no response. I have also since learned that I have multiple breaks in the sewer lines and was informed that there is no way this foundation work would pass a sewer leak test, so I have also requested documentation that a sewer leak test was done.

Very difficult to get to acknowledge warranty; slow to respond without significant prodding. Workers appear to have damaged external sewer line thru neglect. Company refuses to acknowledge any damage liability. Photo shows sink hole created by damaged leaking sewer line. This was done during excavation, not part of actual house lift. In exposing existing pier (part of warranty work finally performed under duress) workers apparently cracked the pipe while digging it out. Water was NOT in evidence prior to excavation; was exposed by plumbing company doing static line test. Plumbing worker stepped on area that sank; initial digging by me exposed soggy soil that was not there before warranty work.

Very well, we had a special request written into the contract for rebar retrofit, info was not conveyed to crew, and they did not provide, home office discounted and made right. Very happy they were able to do in one day, slightly disappointed in the mud/dirt handprints on my freshly painted walls that I had to clean up.

Visit #1 (3 days total): There were numerous problems. Most significant was that while things were better, they were not able to achieve anything close to an acceptably level floor in several locations. They explained that the broken perimeter foundation beam meant that when they installed a pier it would only lift the beam to the point of a break. I emphasized that I had to have a level structure even if it meant that they needed to install additional piers--one on each side of the breaks in the perimeter. As a result, they added 8 piers to the 29 already prescribed for a total of 37 and a total price of $12,680. Frank told me that the additional piers would be discounted since they were unexpected; however, that never happened. When the team left, the house was much better than it had been, but there were 3 areas that were visibly and significantly unlevel (around the fireplace where everything sloped toward the fireplace; in one corner of the kitchen; and in a corner where two bedrooms met). We called and asked for these problems to be evaluated and Dane, who I believe is one of the salesmen, arrived and confirmed our observations. Visit #2 (a few hours of work time): A team was scheduled to come and fix; however, the solutions they offered did not address the problems. Fortunately, my contractor was there to explain to them how they needed to add wooden 4x6s to the three problematic areas in order to properly lift the underlying structure. Visit #3 (half a day): After calling several times, with some difficulty we finally scheduled the team to return with the additional wooden 4x6 beams and other necessary supplies. Edwin and his team worked hard to address the problems. They had to cut the floor away from the fireplace as the mass of the latter had caused it to settle pulling the floor down with it. Once separated, the floor was jacked with the 4x6 beams beneath to bring it slightly less than true level, but the end result was acceptable. Using the beams they also raised the low corner of the kitchen and the low corner where the two perpendicular bedrooms met. In addition, several other piers had in the previous visits been raised too high and had to be adjusted. After much stress and effort, after a long delay that set the project back significantly, and after finding my own experienced contractor to communicate what needed to be done, the house now appears to be both stable and acceptably level. My most serious complaint is that those charged with fixing the foundation issues had to be told by my contractor how to address several of the remaining problems. The average consumer without that help would find it difficult or impossible to achieve the desired results.

Overall it went well. However, there were a few hiccups. First, they cut the line to the AC while digging. They fixed it before they finished so it wasn't an issue. No complaints about that, it happens. Something I wasn't aware of and I wish I would have been informed about, is that it can actually widen cracks/make gaps worse. I attached two pics of the types of cracks/gaps that were widened considerably. Nothing they did wrong, just something I wish I was aware of ahead of time, so I think others should be aware, because seeing that was a bit shocking and frustrating. The last hiccup was they informed me they would seal the brick expansion joints with whatever is best when they came out for the consultation. However, I asked them when they were here if they'd do it, and they said they only had mortar and not the caulk thats best to use to seal expansion joints and they wouldn't recommend doing it with that so I needed to do it myself. Its not that expensive or difficult to do, but if you say you'll do something I expect it to be done. All that being said, it was a positive experience overall and I'm pretty happy with the job they did. They were punctual, reasonably priced, and professional.

Well. It was the lowest bid (by far), which made me a little nervous -- I normally throw out the high and low bid but this was the lowest and included ALL the needed work. Two others offered to do partial work for less. The crew did exactly what the salesman had described, with no shortcuts. The foreman walked me through the job before, during, and after so that I could see what they were doing.

It was a hit and miss. I did not pay anything extra. Their pricing was fair. They should have listened more to my instructions on where I wanted the piers placed. They did most of it. They added some in an area I didn't need it. The workers were good.

Salesman seemed very honest and frank -- did not try to oversell me expensive repairs that I did not need, unlike most other estimates.  Pricing was very affordable and based on sensible math. Workers were prompt and friendly, and left the house in good condition when they left. Even repaired sprinkler damage that resulted as a side-effect of the lift (not cut by pier installs).
Nice family run company with lots of experience. Had full lifetime warranty.  Seems like a great option, esp. for minor repair work.
