We provide level B inspections for all foundations. During a foundation inspection we provide the following services; visual exterior veneer cracking inspection, visual drainage inspection, visual roof framing inspection, visual vegetation survey, elevation measurement. All of this information is then documented and prepared in a detailed report. Your report includes the following; a stamped and signed computer generated blueprint of house and vegetation, and a stamped and signed structural opinion report of findings for subject property. This report is court worthy and is documentation of foundation worthiness for a specific period of time. We have performed over 4000 of these inspections and have a database to back up our findings for further investigation of foundation issues pertaining to property location. If you are purchasing a home in North Texas, we strongly recommend that a level B inspection be performed on subject property. It is a measure of inexpensive insurance against future highly expensive and problematic repairs. If you are not in the market to purchase a home, but are concerned about the possibilities of foundation problems with your current residence, it is an intelligent choice to have a level B inspection performed. In so doing, you will be able to adequately access foundation performance and any repairs if necessary.

He was punctual on the day of the inspection and spent quite a bit of time doing the measurements and inspecting the exterior of the house. After he finished his measurements, he spent quite a bit of time discussing the drainage around the house, and said some improvements were needed. We had a french drainage system put in about 18 months prior, after talking with 3 drainage companies, who suggested our problem was improper drainage. Gary was very critical of the type of pipes that were used; which is fine if it was not the best solution; but, I found it odd that all 3 drainage companies proposed the same solution. However, he did not say anything about needing foundation piers, until I asked if we needed any foundation repair work done. He kind of as an afterthought said he'd include something in the report. So, I was very surprised at the number of piers he recommended when we got his report, since he spent no time discussing that at our home. After reading through the report and learning that he was part owner of a foundation repair company, I felt the report was biased. We thought we were choosing an independent source.
He also said our neighbor’s tree was drawing a lot of moisture from our soil, and that his company could install a root barrier. I questioned that after seeing the report (the tree is not close to my foundation at all), but got no response. We were told we’d get the report in a few days; it took 2 weeks to get the report, and that was after I called about it. I then sent an email with some questions and asked for a phone call to discuss the report. I waited 3 weeks and never got a response so I sent another email, and called and left a message at his office. It was almost 2 months after the inspection was done that we finally talked again. He didn’t have the report in front of him, but promised to get back with me after he got to his office. That was 6 months ago. I just finally wrote it off as a bad investment.
We thought we were protecting ourselves by getting an engineering report so the foundation companies would not take advantage of us. We subsequently got bids from 2 foundation companies and they both recommended fewer piers than Osborne and neither could understand why a root barrier was needed for the neighbor’s tree.

During the procedure I warned the workers, they would be digging near the area where I buried on my pets. They came to me, and said they thought they found him (accidentally). I told them I would move him myself , but they handled it for me, dug a little grave next to a tree and placed a rock for a marker on top of the new grave. That won me over!
It's been almost a year and in this heat the foundation hasn't budged. I'd use him again without hesitation and I recommend him to my friends. Not only are they reasonably priced, hard-working and honest, they have heart. Osborne Engineering and his crews are winners in my book.
