We provide level B inspections for all foundations. During a foundation inspection we provide the following services; visual exterior veneer cracking inspection, visual drainage inspection, visual roof framing inspection, visual vegetation survey, elevation measurement. All of this information is then documented and prepared in a detailed report. Your report includes the following; a stamped and signed computer generated blueprint of house and vegetation, and a stamped and signed structural opinion report of findings for subject property. This report is court worthy and is documentation of foundation worthiness for a specific period of time. We have performed over 4000 of these inspections and have a database to back up our findings for further investigation of foundation issues pertaining to property location. If you are purchasing a home in North Texas, we strongly recommend that a level B inspection be performed on subject property. It is a measure of inexpensive insurance against future highly expensive and problematic repairs. If you are not in the market to purchase a home, but are concerned about the possibilities of foundation problems with your current residence, it is an intelligent choice to have a level B inspection performed. In so doing, you will be able to adequately access foundation performance and any repairs if necessary.

There was no pressure to do everything he recommended or use a particular company. During the job Mr. Osborne was on site insuring the job was done correctly. It is still too early to see if the steel piers have solved all my foundation problems.

Two workers came out to install two piers at garage wall  to attempt to close the gaps at top of wall.  They cut two holes in the patio slab to install the piers. and after installing piers there was no difference in the wall gaps and they had no idea why.  Steel Foundation  Repair is owned by Gary Osborne who is a structural engineer.  He was called at the time the work was being done to come out and take a look at his employee's work but he refused to do so without charging an engineering fee. So beware these workers are basically unsupervised without you paying an additional fee for the supervision.  After installing the piers the workers patched the holes in the patio slab with very rocky concrete and did not level with the floor.  They left two humps where the holes were.  Several attempts were made to contact Osborne and Steel Foundation Repair by email, certified mail and phone calls, but we never received a response from either.

Steel Pier offered a competitive bid, and promptly answered any questions I had.  The team showed up in a timely manner when expected, completed all work as quoted with no overages, and met the proposed time frame.  Gary & his team communicated openly throughout the process.  The team filled in all the holes, removed all debris, and patched the sidewalk they had to drill up to place piers.

Osbourne was timely & professional.  He was running about 1/2 an hour late, but I was informed by a phone call, and he showed up exactly when he said he could.  I have no issues with this as it was appropriately communicated.  He had great attention to detail, and clearly knows what he is doing.  He had left enough time to be able to perform the extra foundation inspection without having to reschedule.  He explained his findings, and emailed me his report within 2 days.  Given the evidence and results, I'm grateful he suggested a foundation inspection!  No issues, would recommend.

In 2011 we had several foundation companies provide estimates for repairs to our foundation.  We decided to have a professional engineer not affiliated with the foundation companies to prepare an unbiased report.  We chose Gary Osborne, PE., to provide that report. Osborne's initial fee was approximately  $250.00 and then after the repairs were done by the company we chose he would come out and give us a final inspection and report for an additional fee of $225.00.  After Osborne came out the first time and performed his inspection he advised us that he was the owner of a foundation repair company, Steel Foundation Repair.  His report was right in line with the reports we had received from several foundation repair companies and we decided not to use Osborne's foundation company so there would be no conflict of interest between an unbiased engineer and the repair company.  The foundation repairs were made and Osborne came to inspect for his final report.  We asked Osborne questions about some possible movement on one wall of the garage and then Osborne said we may need to have a couple of piers put in along that wall.  Since just two piers were suggested we decided to have Steel Foundation Repair install those piers.  Steel Foundation Repair, Gary Osborne's company, came out and did the repairs to the garage.  However the piers were not closing up the gaps at the top of the wall.  The Steel Foundation employee who installed the piers did his measurements using the handle of a shovel leaned against the wall.  He could not give me an explanation for why the lifting would not close the gaps.  We called Osborne to ask about it and Osborne refused to come out as a representative of his own foundation company and review his own company's work without another "structural engineer" fee.  Therefore, it appears his company's work is basically unsupervised unless you pay another engineering fee on top of the fee to install the piers.  We contacted Osborne several times by telephone and email and received no response.  We also sent a certified letter to Steel Foundation Repair at the address listed on the proposal but it was returned "unclaimed."  As a side bar, when Osborne was at our home to review and prepare the final report we inquired about what we could do to lift the side of the driveway that had sunken along the same wall as the garage wall that had.  His response was that we could drill a hole in the driveway and try spraying canned foam in the hole to lift the driveway.  We spent the extra money to get an unbiased opinion on a foundation repair only to have Mr. Osborne do a sales pitch on his own foundation repair company.

Gary and his team had come out on the first day to dig the holes for the lifting equipment and complete the remaining prep work.  On day two they did the lifting, leveling and cleanup.  His team was very professional, courteous and did their work without interruption.  Once completed, the foreman walked me through what had been done and what additional things I needed to be aware of with this kind of work.

They were very knowledgeable and did a very good job. The company is co-owned by a structural engineer and they did really good work. Because of the two recent bad droughts, we had an issue with cracks in the sheetrock. They installed 24 steel piers around the perimeter of the house to stabilize it and took care of jacking it back up.

  I was not pleased with the services received from Osborne Engineering. We were experiencing cracks in the exterior as well as interior walls on the 2nd floor of our house and the door would sometimes stick in one of the bedrooms. We thought it would be wise to get an inspection from a structural engineer before talking to a foundation repair company, so they wouldn’t sale us something we didn’t need. We chose Gary Osborne to do the structural analysis after speaking on the phone with him and several other engineers. 
   He was punctual on the day of the inspection and spent quite a bit of time doing the measurements and inspecting the exterior of the house. After he finished his measurements, he spent quite a bit of time discussing the drainage around the house, and said some improvements were needed. We had a french drainage system put in about 18 months prior, after talking with 3 drainage companies, who suggested our problem was improper drainage. Gary was very critical of the type of pipes that were used; which is fine if it was not the best solution; but, I found it odd that all 3 drainage companies proposed the same solution. However, he did not say anything about needing foundation piers, until I asked if we needed any foundation repair work done. He kind of as an afterthought  said he'd include something in the report. So, I was very surprised at the number of piers he recommended when we got his report, since he spent no time discussing that at our home. After reading through the report and learning that he was part owner of a foundation repair company, I felt the report was biased. We thought we were choosing an independent source.
   He also said our neighbor’s tree was drawing a lot of moisture from our soil, and that his company could install a root barrier. I questioned that after seeing the report (the tree is not close to my foundation at all), but got no response.   We were told we’d get the report in a few days; it took 2 weeks to get the report, and that was after I called about it. I then sent an email with some questions and asked for a phone call to discuss the report. I waited 3 weeks and never got a response so I sent another email, and called and left a message at his office.  It was almost 2 months after the inspection was done that we finally talked again. He didn’t have the report in front of him, but promised to get back with me after he got to his office. That was 6 months ago. I just finally wrote it off as a bad investment.
  We thought we were protecting ourselves by getting an engineering report so the foundation companies would not take advantage of us. We subsequently got bids from 2 foundation companies and they both recommended fewer piers than Osborne and neither could understand why a root barrier was needed for the neighbor’s tree.

Gary Osborne arrived on time and spent about an hour inspecting & taking elevations of my house's foundation. He told me that I needed to have several steel piers installed along with two root barriers. He was very professional and got his report to me quicker than he had anticipated. I would definately recommend / use him again.

He is awesome.  He doesn’t try to upsell you because he isn’t the one actually placing the piers.  I have suggested him to many friends and family members.  Once you contact the foundation company he will work with them to make sure everything is done correctly.  Gary is honest, professional, and a great person to work with.

He was a little overzealous and said that we would need to lower a previous pier. All the foundation repair people said this would be extremely difficult if not impossible. We finally had one company say that they would do nothing at this time. He was also using very low tech equipment, not that this is bad.

I can't say enough good about Osborne. His engineering report was considerably under the other companies. I was concerned that we'd "get what we paid for."  Osborne told us exactly what we needed and worked us in the next day. His people were quick, efficient, clean, ultra polite. I expected much more trauma, and while I would have rather not needed it, the evaluation and report was as pain-free as possible.

During the procedure I warned the workers, they would be digging near the area where I buried on my pets. They came to me, and said they thought they found him (accidentally). I told them I would move him  myself , but they handled it for me, dug a little grave next to a tree and placed a rock for a marker on top of the new grave. That won me over!

It's been almost a year and in this heat the foundation hasn't budged. I'd use him again without hesitation and I recommend him to my friends. Not only are they reasonably priced, hard-working and honest, they have heart. Osborne Engineering and his crews are winners in my book.

I had a great experience as he did a wonderful job. He provided a good feedback on where my foundation was out of balance. He definitely went above and beyond. He had very good and clear communication. He was very thorough in explaining about what he was going to do and about what he thought after his initial inspection. He also sent me a follow up with more details and with that information, I was able to act on improving my foundation. There was nothing really wrong with my foundation but it was sinking slightly in one area over the years. So, he gave me his suggestions on how to remedy that. He was definitely worth the money. I have never had a foundation report before but based on the other costs that I have seen at the other places, they were less. I did not have any concerns.

I thought that their price might be a little bit high but I don't know. He did a very thorough job of measuring the level of the ground floor of the house. He didn't go under the house but brought a contractor with him, which I thought was a bit unusual. The contractor went under the house and did the inspection down there in the crawl space. There were some things that I think he missed and he was surprised when I pointed it out. I didn't really get a comprehensive answer on a couple of things. He spent about two and a half hours here altogether.
