I had searched Angie's List for home inspectors in Lake Jackson and came up empty. My realtor recommended Kenny so we said fine (his website looked good). Kenny Boulton did the inspection and did a terrible job. We could not be present for the inspection as we were packing up our California home prior to moving. His report was 16 pages (including the cover and 2-3 additional disclosure pages) and contained zero pictures. He used brief words to describe issues noted. The sellers had turned the property over to a relocation company (the company would not know the condition of the house) and had an assessment done one month prior. One week prior to the inspection I called the office and my call was never returned. Three days before the inspection I forwarded the home assessment as well as a list of concerns that I had noted when initially viewing the house. Kenny never got back to me. The day of the inspection we received an email with the report (if you could even call it that) and an invoice. I called Kenny and replied to the email. Kenny eventually called me back (several hours later) and I asked if he would be attaching ANY photos to the report. HE said he would not. I explained that with the seller being a relocation company, the property was sold "as-is" and therefore only credits would be granted; without pictures I could not accurately estimate the costs to repair issues and the seller (relo. company) would not know the extent and may elect not to grant realistic repair credits. Kenny then tried to explain how the home sale process works (even though I am an experienced home buyer/seller with an active California real estate license); he stated that "after the inspection the buyer does not request credits or repairs." I explained that I am familiar with how it works and reaffirmed that the property was as-is and the seller was a relo. company and would not know the extent of any issues. I decided to move on and asked why his report failed to address several other issues that I noted during my walk-around. Kenny replied that he did not feel any of those issues were big enough to note in the report. He then informed me that when negotiating for repair credits, buyers/sellers focus on the overall condition of the property based on the report... not the individual issues [focus on the forest not the trees]. I questioned how one could accurately assess the size of the forest if you leave out the trees [to continue the analogy]. I asked if Kenny was going to do anything to meet my concerns (since we're the customer) and he said no. I informed him we would be getting another inspection done... As a follow-up, Brad Leland Inspection (from Houston). His services were $70 cheaper (~$500) and his report was 46 pages, with pictures. Brad noted SEVERAL additional issues where the house did not meet current code (when compared to Kenny).
