Sanders Roofing installed our Mueller metal roof in 2005.  It leaked the first time it rained.  Over the course of the first two years, after numerous repair calls, one leak was eventually repaired.  The roof continued to leak in two other places.  Sander?s Roofing would come out and calk joints and the leaks continued or eventually returned.  We have since learned that calking is only a
temporary fix on metal roofs. The interior of the house started to show signs of damage so we kept drip pans in the attic to prevent further damage. I would go in the attic and empty them after every big rain. Recently I noticed yet another water stain in the hallway, we decided it was time to get another opinion.  A roof inspection from a different installer found cosmetic hail damage from a storm two years earlier. We elected to re roof the house.
Tear off of the roof revealed dirt to the edges of the valley flashings, a sign that they were too narrow and water was getting past them.  Several places had issues with water getting under flashings -including the places we had trouble with since installation.  The underlayment had water stains in numerous places.  The roof deck had severe dry rot in 5 places and had to be replaced.  We
have a very large roof, about 10,000 sq. feet of product.  This was a very expensive roof that did not meet even the most basic standard of keeping the water on the outside of the house.
