This landlord made up crazy rules two weeks AFTER my daughter and her friend moved in (absolutely no overnight guests, weird parking rules, etc). She frequently said one thing and did the opposite. First, she told the girls that she wouldn’t rent the other bedrooms out for their safety. Then, she told them that they could put some of their extra stuff in the other bedrooms since she wasn’t renting them out. She changed her mind and decided to start renting out the other rooms and got mad at the girls for having their stuff there. The only furniture in the room when the girls rented it was a bed. They each went and bought portable closets, and then she showed up with a giant dresser that wouldn’t fit. She insisted that they HAD to put it in the room and got mad when they didn’t. The type of rental was geared toward college students. It was 4 bedrooms, 1 tiny bath, a living room, and a kitchen. It was summer time. No one wanted to rent it, and she blamed the girls (claimed the house was dirty - it was just lived in - I have pictures to prove that it was not anything more than that) so she informed them that she was going to rent the remaining rooms out to men. We promptly started moving the girls back to campus but they had paid through July 8 so they did leave some stuff there for the remainder of the month. She never did rent it to men, but she did rent a room to a friend of hers, who helped herself to the toilet paper they had bought. When they went back to give her the key she had already moved her friend into the room they paid for, and she told them she was charging them an additional $250 (keeping the $100 deposit) for cleaning (I cleaned the day we moved most of my daughter’s stuff out & she’s been living on campus so I know it wasn’t bad enough to charge them $350) - but she had done “her” cleaning before they even gave her their keys back so she never actually gave them the chance to do it themselves. Oh, and they loved there about a month before they got air conditioning.
