In October, we noticed evidence of water damage in our dining room and bath room walls and ceiling. I called our insurance company whose roof inspector said that we had hail damage. We had our roof replaced and the interior restored; however, with the first heavy rain, we noticed significant water coming into our attic. Fortunately, we'd left the pans and pails in place and most of the water was contained. I called our roofer, who sent their foreman out within an hour. He went up on the roof and determined that our leak was coming from cracks in the chimney masonry, well above the roof line.
There had been at least 4 people who'd been up on our roof subsequent to our reporting the leak. Our insurance adjuster, an emergency tarp installer x2 and our roofer. None had noticed the chimney defect, which was not covered by insurance, insofar as unlike hail damage, cracked masonry was considered a maintenance issue rather than a sudden event.
During the weeks before Christmas, it was impossible to get a chimney repair company to come out. Most chimney companies were busy with routine chimney sweeping with folks wanting their fireplace tuned up for Christmas.
Rain Leak Doctors' number was the 4th company that I tried. William Garcia came out the same day to give an estimate, providing that I would pay him for coming out ($40), which would only be due if we did not hire him. He estimated the job at $1100, which was less than our roofer had thought the job might cost. Other companies, who couldn't come out for a month, had an inspection/estimate charge of $100-$150, which in some cases would not be applied to the job, if their bid were accepted.
Mr. Garcia appeared promptly the next morning with a helper. Our chimney was taken care that day. I pointed out another interior evidence of water damage. Mr. Garcia determined that the source of that leak was the seal around the window. He came back the next day to complete that job, as well as to evaluate the masonry and seals of all of our windows. He provided an estimate to do all of the preventative maintenance, showing me that age had deteriorated most of the seals around the windows and garage door. While these are not actively leaking and the estimated total cost was $3300, we will get that work done in the Spring or Summer, during the dry season. He made other observations and recommendations regarding some of the new flashing and fittings around pipes on our roof, which our roofer had done that he felt needed some remediation. He also suggested a 2nd chimney cap over the original cap. This was work that he wouldn't be doing, but recommended be done in the interest of precluding any further leaks from the chimney.
Mr. Garcia provided a recent reference of a couple who had their chimney leak repaired by 3 different companies. In October 2015, Mr. Garcia was the 4th, referred by the third company, who didn't know what else could be done. When I called, the homeowner reported that through the heavy rains of November and December, their leak was resolved for the first time!
Mr. Garcia works on a strictly cash basis and may request some funds upfront for materials. Other than having to make trips to the bank rather than simply writing him a check, our experience was that the work was done on time, in time and that after one rain storm, the repair is water tight! Cosmetically, the mortar repair was a perfect match.
I look forward to having the recommended preventative maintenance completed during 2016.

Then one day at work a co-worker was talking about her son had just started his own construction and home improvement company and they were offering free roof estimates. I didnt expect much but when they came out to my house they were very professional and spoke to me straight instead of trying to fill me with useless information or trying to sell me something i didnt need. They came up with the solution to basically rebuild my chimney using wood which would save me a ton of money and also allow them to seal the chimney properly. I was very impressed with the results , as were my neighbors, who i happily referred them to. I would recognize these guys to anyone with any roof repairs or patches that may be needed. oh and they even gave me a 2 year warranty on all their work!
