BRADLEY REAL ESTATE INSPECTION

We were first time home owners and Mr. Bradley came highly recommended by our realtor. He did the initial home inspection in the beginning of September, was at the house for about 2 hours, and yes did find some minor things that needed to be replaced/fixed, but otherwise said the house was in great condition. Two nights before closing as we were going to do a final walk through, the pop off valve on the Hot Water heater malfunctioned. It surfaced that when the appraiser came out to the home a FEW DAYS prior he opened and closed the valve (Why Im not sure) and that is what caused the valve to malfunction. Water flooded the laundry room, and seeped into the kitchen, was leaking out the exterior foundation and also what I thought under the wall into the bathroom on the other side. I called Mr Bradley and ask he do another inspection to ensure there was not any water damage that we were going to buy into... He did have a full schedule but agreed to meet us at the house that evening. He was very nice about meeting us. When he showed up he looked at the wet area a total of 2 seconds. He held a moisture meter to the exterior wall and stated we just needed to put fans up and everything would be fine. We closed on the house and moved in the next day. (Friday) That Saturday we began remodeling the bathroom, when we opened the wall up (the adjoining wall to the laundry room) there was nothing but BLACK MOLD! The pop off valve to the Hot water heater was not the source however, the tank on the toilet had a steady leak that had been leaking for who knows how long. The water ring I saw from the nights before thinking it was from the Hot Water heater was infact from the toilet tank leaking, drying up and leaking a puddle again...over and over again. We have found a few other "issues" that need to be attended to that were not mentioned in the home inspection report. What worries me most is what else there is to find! Unfortunately the man came highly recommended by our Realtor "We use him for all our home inspections" Mr Bradley was very nice, and polite, he was fairly prompt to call us back when we needed him to come back for the "emergency" inspection, however I dont feel the quality of his inspections are up to standard. We are having another inspection company come out and reinspect the home just for our piece of mind and to know if there truly is anything else he MISSED!
