A few months later, the rats are back and he is no longer answering my calls.

Pest Control
$730
I contracted with TX Rat Masters to remove rats and mice from the ceilings, attics and walls in our residence. At first they were very active at trying to close all the access points. They have a "product" that is supposed to repel the critters so that they can follow up by closing the access points; they only sprayed once. It didn't seem to be very effective forcing the critters out. None of his efforts at closing the access points were ever successful; the critters would be back within a day.
At first he honored his 2 year warranty and made a least four call-backs. Again no success at keeping rats out (catching them yes, but that wasn't the plan). Eventually, he stopped returning calls and emails. He hasn't been back to honor his warranty since.
Note too that the company's address on his web page is bogus.

Pest Control
$500
Shortly after purchasing our home in November 2012, I heard scratching noises in the tray ceiling in an upstairs guest room.  I called a different company first, and they only inspected the one attic space, said we had rats and wanted to charge $3500 to take care of the problem.
I called Texas Rat Masters.  Louis Valencia explained the services they offer and was able to come to our home the next day.
He came on time and inspected the attic space I mentioned.  Then he pointed out we needed to check the other two spaces as well.  He was courteous and did a thorough inspection of the three attic spaces.  He walked me through each space so I could see evidence of not rats, but squirrels living in all three spaces.  He then applied an organic, non-poison chemical that would irritate the squirrel's nervous systems and make them want out of the attic spaces.  He came back several days later to sanitize the areas and seal off the entry points.
This seemed to work for several months, however our squirrel problems returned in March.  When I reached who I think was Louis the first time, he asked that I text him my contact information and he would get back to me.  After I didn't hear back for several days, I called again and left a message.  I called several times over the next week or so from both my cell phone and house number with no response.
Although I appreciate the service he did the first time, the lack of response meant I had to call a third company to come and take care of the problem.  So much for the 2 year warranty if I can't even get through to them for service.
