His quote included the cost of the hardwood floor and installation per sq ft. He also told us it would be a certain amount per bag for floating any unlevel areas of the foundation and second floor. We were familiar with the need to properly prepare concrete foundation before installing glue-down hardwood floors, so this was no surprise. I went to several other Mirage flooring retailers in the Houston area, and received the exact same quote from all of the retailers.
We choose to go with Wayne's Carpet and Flooring, because we felt that a smaller business would send a out better installation crew.
We were very impressed with the installers, and the amount of time and perfection in floating and preparing the surface. The hardwood floors are absolutely beautiful and perfectly level. We installed hardwood floors throughout the entire 4 bedroom home (except kitchen, laundry and bathrooms).
Highly recommend Chip at Wayne's Carpet and Oak Floors.
There are definitely less expensive tiles and less expensive installers, but given the quality of the work we were okay with the pricing.
The cost ended up higher than I anticipated due to a rather expensive prep job (floating the floors). But the house is fairly old so it was not entirely unexpected. I think we could have been given more of a heads-up on what it would take, but again the floor looks fantastic so we are very satisfied overall.
"with large tiles 12"x24" & rectified edges the subfloor must be very flat or you will have edges setting higher than others and there is no way to predict exactly what the float will be.i do give a range based on sqft but that is honestly the best that can be done.the age of your house had a little to do with the large float bill and in this part of town the slabs are notorious for very bad surfaces.sorry if my estimated range was not close enough,but I do not fudge on prep and that is why my floors are troble free.thanks very much for the business and the review chip"
1. Had exact product we wanted - light colored, wide plank engineered hardwood, with some texture / depth that wasn't bamboo.
2. They were really good in explaining the process and letting us know the cost up front - well, almost all cost. We didn't know that the floor in our house would need so much float. But he did warn us that it could.
3. They would work with our schedule on installation - needed to get it done before moving.
Overall, the product seems great so far. We love the color and the appearance of the floor. Stairs came out great too - also all hickory.
There was some glue residue left over in few places, few planks sound hollow, but we can live with that. The amount of float on the floor was high in my opinion

"a common complaint from customers in this part of town is the ammont of float it takes to get the surface we need to give them a great installation.the #1 problem people have with all hard surface flooring is bad prep.the prep is absolutely critical for an installation to be correct.i and my crews do not cut corners on this and you will not have any issues with your floors,not ever.the best that can be done is to estimate base on sqft and average of recent jobs in the area.sorry for the big float bill,but years even decades down the road you will still be walking on a very nice and very flat floor.thanks for the review and your business. chip"
