Home Building, General Remodeling
$258,000
The home does have a unique design and I have liked living here ever since I purchased the home from Diego Reyes in 2010.  However, the quality of the construction is far from acceptable.  I would say that since the First Ward area has dramatically appreciated since my purchase, I should not mind but the number of repairs is unacceptable.
I want to make sure if anyone does purchase a property from Diego they do more than one inspection on the home.  I had inspectors and they did not do a through job.
Here is what I have had to deal with: (All Dealing with Water Leaking issues!)
Repair $6,500
1) Inspector during the purchase indicated the stucco was defective and water was leaking in on the side of the garage.  Before the purchase, the Seller, Diego had his crew fix and repair the stucco.
Two years later, I had to pay for the same repairs to be redone since the stucco was leaking again and the original repairs were defective.
2) The stucco over the entry door separated leaking into the house
Repair $1,500
1) Stucco 3 floor balcony defective leaking into the living room
Repair $4,200
1) 3rd Floor Balcony flooring required replacing due to water damage, it was roofing asphalt that was used as a flooring.  replaced with stone.
Repair $12,700
1) Fourth floor deck same issues as the 3rd floor balcony, defective construction allowing water inbetween the walls replaced the roofing asphalt floor with stone and repaired the water damage.
Repair $7,800
1) During the purchase of the home the inspector identified an issue on the roof that could be problematic.  Diego's contractors satisfied the inspector and it was repaired, yet again, defective causing water damage in the attic, upstairs bathroom, stairwell.
2) The deck leaking from the Fourth Floor which I had repaired for $12,700 also required interior repairs to the wall studs, sheetrock, and painting which was included in this repair.
Repair $12,700
1) on the second and third floors where Diego used marble as a flooring the installation was improper and caused the marble to crack.  The flooring had to be removed, repaired the base floor properly, and installed the marble again.
Total repairs in 4 years $45, 400.
If you can afford it and made the right decisions along with being very lucky in the housing market, buying a house from Diego is an acceptable move.  Be prepared to do repair but then again there are not too many builders that are perfect.  From the stories my contractors have told me he apparently is not the worst yet it has been a huge hassle.  I just very fortunate that the home has appreciated almost 3 times that of the repairs.
