Mortgage Companies
Texas Homeplace Mortgage Company was very attentive to our requirements, and helpful through the entire process. Found a lender to meet our requirements, a bank that would service the loan internally.
I wasn't impressed with the national lenders. We had good results with a local Houston company so decided to go that route again but a different company. Besides the usual people seek in a mortgage lender, I wanted to work with a lender that would service the mortgage throughout the term. Success in that!
We did meet a challenge. As we are rural residents with average there was an issue with the appraisal. The laws are out of control now in order to protect the consumer, but actually made it much more burdensome for all parties involved and more expensive on the borrower - the consumer. Each lender is required to order a separate appraisal even if there is a current certified appraisal.
The challenge. The lending bank's underwriting group did not accept our appraisal for face value. Reason is nearby market comparable properties. Unlike within subdivisions or urban property where there are adjacent or nearby properties of similar construction and value in much greater volume to use as comparison. In a rural setting of much less populated area, there are fewer to use for market comparison. Then the components used for the valuation, amenities, square footage, acreage, out buildings etc. all result in appraised value. Those variables compounded by less volume which is spread across an entire county rather than a neighborhood, minimizes the exactness of comparable properties.
The end result? The lending bank did not feel comfortable with the appraisal being supported by the comparable properties recently sold in the area. Yes we were pre-approved, but the bank underwriters decided to reduce the amount of the loan amount. Not pleased with the result I elected to pursue other options.
Texas Homeplace Mortgage Company, helped us source a Texas bank that would meet my requirements who understands dealing with rural property value comparisons. As this bank is outside of Texas Homeplace's network of lenders means the may not receive the usual origination fees. They took the extra steps to help create a satisfied customer. In short went out of their way to make us happy even though it would impact their revenue.
Yes I would definitely recommend Texas Homeplace Mortgage Company a Sweetwater company and Sweetwater for mortgage shoppers. Definitely if rural property owners or if not.

Mortgage Companies
This was a great experience refinancing our home! Jim was the person we dealt with, and he was patient, quickly answered all of our questions, and the finance rate was wonderfully low. It took a little longer to get through the refinance than I thought it would take, but that was because of the abundance of people refinancing now. Even with the length of time being longer than I expected, we still closed within the time needed to keep the finance rate quoted to us.
I believe that honesty and integrity are important when dealing with any company, very much including morgage companies. I feel that Jim has both. I would recommend Sweetwater Mortgage to everyone!
