Ronald Givens was hired by our prospective buyers to inspect our bay home. He arrived at 10am wearing a suit and tie (it was over 90 degrees outside), and he did not leave our house until 4pm....that is 6 hours to inspect a 1650 sq. ft. home. He bascially lied about numerous things on his report. He said our air conditioning did not have a good reading when we had just had a service person look at it the day before and said is was working good. We also had supplied the buyer with copies of our bills from the hottest months of the year to show how efficient it was. He said our garden tub had not been installed correctly and that the material underneath was not the correct material and that we had caulked and recaulked it. We have lived in the house for 4 years and never caulked around the tub because there was no need to...and how does he know what is underneath? He said our bedroom was sloping in the corner, which is in the center of the house. It is very easy to see just by looking at it that it does not slope. We put a level on it and it was perfect. There are no cracks or seperation in the sheet rock. He said our bay room did not have enough support. The bay room is built like every other house in that area and survived Hurricane Ike just fine. He said our gas stove igniter was not working....it worked find after he left! Not sure what else he had on the report because we chose not to look at it. The items mentioned above were just things that was told to our Realtor by the FORMER buyer. He scared them away and killed the deal for us. He asked our Realtor what kept the house attached to the foundation, so obviously he was not familiar with how a bay house is built. Read his reviews on Yelp too! Stay away from this guy even if you are a buyer!

It was a terrible day, and a waste of money. His inspection report offended the sellers and almost killed our deal.
Description of Work: Ron Givens inspected a townhome my partner and I had under contract. He charges way more than other inspectors, supposedly because of his thoroughness. I had heard him called "Dr. Death" because he will kill any home purchase contract. Residential realtors will not use him. Also heard him called "The Terminator". It took him 5 and 1/2 hours to complete the inspection of a 2,600 sq. ft. home....and he wasn't finished. The realtors did not want to wait around for him to finish. He kind of 'lolly gagged" around, talking to the pest control guy, wanting to talk, instead of work. It took him three days to write the report---and we under an option period! He emailed us the report late, at 2 am in the morning. The report had typos, mistakes, untruths..........and contained vast 'cya' verbage and boilerplate text. HIS REPORT WAS 69 PAGES LONG! And it made the house sound like it was about to fall down. He has a very unpleasant personality. It was one of the worst days of my life. HIRE ANYONE ELSE.

Excellent! Mr. Givens saved us money, frustration (since we did not have to tear down our sheetrock wall) and possibly saved us from being taken advantage of by someone who wants to profit on a nonexistent plumbing "leak" as we had originally assumed.
Description of Work: This visit was not a home inspection, although Mr. Givens has inspected three homes for us over the last six years and did an excellent job each time. One inspection helped us to pass on a home with major roof leak problems. We return to him because he is thorough, conscientious and genuine in his efforts to do the best job possible. He is pleasant to work with and always willing to answer questions. I called Mr. Givens this time for a referral regarding a questionable water stain on the drywall of our master bath. As it happens he was performing an inspection that same day near our house and offered to stop by for a quick look. He pointed out that a portion of our shower door was not properly sealed causing water to leak onto the floor and into the sheetrock. His willingness to stop by prevented us from having to tear down our sheetrock wall as we had mistakenly assumed there was a different source for the leak. I offered him money for his trouble and he refused, stating that he was happy to help and that any future referrals would be appreciated. It is always a pleasure dealing with Mr. Givens. He is a straight shooter which is rare and refreshing these days. High marks for integrity and good will!!!

Mr. Givens was punctual - I was not; my realtor had to let him in. Upon my arrival, he introduced himself, gave me his card, and invited me along to inspect with him. In just the first hour that he was there, Mr. Givens had identified several major issues with the house, including: roof at end of its life-cycle, foundation issues, aluminum wiring, an electrical panel box that was a fire hazard, not enough voltage coming into the breaker box, moisture behind stucco with visible wood rot, & improperly installed skylights and glass block in the master bath. (The pest control company had also identified an active termite infestation.) Once I made it clear that there was too much wrong with the house for the purchase to go forward, he graciously offered to reduce his fee from $400 to $100, since the entire inspection would not be performed. His integrity, thoroughness, and professionalism really impressed me and I will definitely hire him again when we find another house.
Description of Work: After executing an option to purchase a house, I called many home inspectors in the Houston area, including Mr. Givens. He patiently answered my list of questions, provided a lot of good information, and recommended pest control company to inspect for termites. (They were fantastic - I've reviewed them separately.) He promptly emailed me to confirm the appointment and to send me a copy of the service order agreement. After the inspection, he emailed me a copy of the invoice for my records.
