Great! I've used them a couple times over a span of 2 years. They do what they say they will do and handle issues with problem tenants successfully, as well as manage rent collection and other duties. Special shout out to Kim Alfano, Latasha Solley, and Adan Rios for providing me with 5 star services. They have a team of pros that are there by email and phone to assist with questions, inspections, concerns, etc. I would highly recommend them to others

They raised their prices and their service went down. I wasn't happy, tenants weren't happy. Service providers they selected to do repair work weren't great and I was able to find cheaper and higher quality workers elsewhere.

So...their taking care of issues is questionable at times and their follow up is terrible. Their communications are at times unprofessional as well. "That emergency call - was that dealt with?" "What is the maintenance request about?" "Where is the repair quote you promised Friday?" "2nd request on the last note" "Let the tenants know that the HOA complained about the lawn, for the 3rd month in a row" "Did that ever get taken care of?" Anything really...you get almost no updates unless you ask once, usually twice. I even hired my own guy for 1 repair because of delays in getting answers. They did comment that the contractor that they were using was fired due to delays such as this ... but still - their contractor, if it effects me, then to me it's "Renter's Warehouse"'s fault. Recently I got forwarded an urgent repair request that the renter said they'd repeatedly submitted for a month, but I was hearing about it for the 1st time, with a note from Renter's Warehouse staff asking how I'd like to deal with it. Not like "Here are the options, how would you like to proceed", but just, "There's an issue, what should we do?" Well...obviously, I want it checked out and quoted, why do they need me to tell them? Oddly unprofessional for a company that this is their main business. They do sent you regular e-mails from a seemingly automated system about accounting for your property - but honestly, they're not intuitive at all and sometimes don't seem consistent from one to the next either. There's a few times that I never could figure out where a number came from. And sometimes they don't come, making me question if they are automated (it seems like they should be able to automate it). They also send you 3x per week propaganda about investment "networking events", despite their inability to sent me an update on that maintenance request from a week ago... That said, they found me good tenants (so far...6 months so hard to say) in a relatively quick time frame (~3 months from listing to rented) and their fees are ... about the same as everyone else really, 1 months rent for placement , $200 set up & then $100 per month flat rates. Also, when you get repairs done through them, they mostly seem to be reasonable prices - though I'm not sure I would trust their contractors with larger work ... fence repairs fine, minor roof repairs perhaps, but their suggestion on the larger roof repair a roofer disagreed with (wasting money on something unlikely to correct the issue), the doorbell - their electrical guy was great. Overall, they're okay sometimes, less than okay other times, and great never. I'm not sure I'd suggest them to a friend ... though I'm not sure if any of the other property management companies are better.
