Angie's List refused to post this review since 31/July/2013 (it is now 12/Nov/2013).  Apparently, there is a "special arrangement" between Lennar and Angie's List. I have cancelled my auto-renewal of Angie's List, but will continue updating Angie's non-compliance in case this ever does get posted.







Our shoddily constructed Lennar Home is located in The Woodlands area north of Houston.  It is difficult to know where to begin with this review because there are so many problems with construction performed by Lennar on our home and Angie's List only allows 10,000 characters for member reviews.  I have purchased three homes in the greater Houston area over the past few decades, and I am an experienced homeowner that can distinguish between general maintenance issues and poor construction as was performed by Lennar in building our home.



Our home was a new-build when we moved in during November of 2009.  We hired our own inspector before closing and his findings were numerous.  We managed to get most of those findings corrected by Lennar before moving in.  The inspector did a good job, but there were numerous constructions flaws that could not have reasonably been detected by the inspector.  My first recommendation is HIRE YOUR OWN INSPECTOR BEFORE CLOSING.  Don't depend on a mortgage company inspector ? my experience has been that they do not operate in the best interest of the buyer and are generally worthless.



During the 1st year following closing, the text of the warranty indicates robust coverage.  Actually getting warranty service performed without getting jerked around was not easy with Lennar.  The Customer Care Representative (CCR) would show up with acceptance documents to be signed even though the work had not been performed.  When we refused to sign, the CCR would throw tantrums and walk away without following through on getting the work completed.  We finally advised Lennar to keep that guy away from our home.  A Lennar prod. mgr. began handling our 1st year claims and those went smoother from that point forward.



One 1st yr. claim in 2010 was the central AC stopped working during a major heat wave.  We were advised it would take a couple of days to get a service rep to our home, and so we bought a window unit and lived in one room for 2 days.  Turns out that the AC had been improperly connected and the electrical wires had partially melted. VERY UNSAFE, and not the only electrical problem. 



Beyond the 1st year but before the end of the 4th year, we have paid for roof repairs to correct a leak from faulty installation, another set of AC repairs to correct faulty installation, identified need for correction of wide expansion seams where Lennar failed to use backing strips, and most recently, corners of our slab have been falling off the house (I see other slab problems shown in other member reviews of Lennar).  Photos of water leaking through our ceiling, a broken AC drain (not related to roof leak) and slab problem from faulty installation are included, as well as other photos.



The slab is supposed to be covered by a 10 yr. warranty for structural integrity, and so Lennar (of course) claims the slab damage to be "cosmetic".  Problem is, Lennar sent us a copy of a letter from an engineer citing the reason for the damage to be Lennar's failure to properly install the plastic membrane moisture barrier behind and under the brick veneer to direct any moisture out through the moisture vents placed in the bottom course of brick.  This plastic moisture barrier also provides a slip surface that allows the brick to move independent of the foundation brick ledge during solar heating and cooling of the brick.  If the plastic is not extended over the surface of the outside corner of the brick ledge of the foundation, the brick mortar bonds the brick to the foundation at the outside corner well enough to cause a fracture crack to form at the exterior corner(s) of the foundation.  And so, cosmetic or not, Lennar's faulty construction caused the problem and Lennar should make ALL repairs, including cosmetic.  There was no way to detect the faulty construction during the 1st year!



If you are considering relocating to the Spring / Woodlands Area north of Houston, I HEARTILY RECOMMEND THAT YOU AVOID Lennar Homes, or that you factor in 10%-20% of the cost of the home to cover corrections that you will almost certainly need and that Lennar will almost certainly fight.

All the staff from the sales agents to quality assurance members was excellent. They really stand behind their work. We had a problem with a sewer line blockage and it did back up. They put me in a hotel at their expense while they got it repaired. They are a production builder but the home is of good quality. The workers were professional and clean. They took care of everything that I needed.

I am proud to say that they did an excellent job. I do not think that the men who could have done any better than they did. Of course, my husband was standing over top of them driving them crazy, but I give them a lot of credit for dealing with him. I am very pleased and so is my husband. I have no complaints at this time.

I am very pleased with my house. They had good communication with me through out the whole building process. When we had called them about any small repairs that was left unfinished after we moved in, they came out right away to finish them up without any problem. They gave me a good warranty and did everything they said they would do.

I was not happy with the service by Lennar Homes. They called me when I was out of state to inform me that the brick for the outside of my home that they would be using is a slightly lighter color than what I chose. I said it would be okay. It was to be a brownish red color but when I got back I saw it was actually a white brick. That is not slightly lighter. I was not happy. I had actually paid $7000 extra for the brick that I ordered. I moved in. When I asked about getting the $7000 refunded, they said well you signed off on the house. Well, I had to sign off as my furniture was on its way. I could not wait for them to build me a new home.

There were a few minor hang ups here and there that ended up pushing the completion date back a little. We were very pleased with how professional and polite everyone treated us. The work and overall craftsmanship of the workers was good. We were especially happy with the price of the project; they were one of the best around the area. We really did have a good experience in dealing with this company. After we were all moved in we did receive a call from the owner to make sure we were happy and we thought that was really good business.

I had some water damage and believe me when I tell you, Lennar did a very excellent job getting the room back together again. They worked really hard and completed it in a timely manner. I was very impressed. I even helped out little. Of course, I did not have to, but, I enjoyed their company. I would gladly, without a doubt, give them a high recommendation to anyone.

Believe me, they wasted no time in getting the house built for us. I was impressed that there were no real delays. Everyone was very pleasant to deal with. I do know that they stand behind their work.

Lannar Homes did a very good job at my house. I am happy with the work. They can also do other types of work. They are very professional and the price is good. I've been using them for years and will continue to use them. I don't remember the cost.
