The appraisal was fair but my loss was not larger than my flood insurance payment.

Jonathan was excellent and we will definitely utilize him again if we need to meet with the HCAD board to agree on our property value in the future. Jonathan's appraisal was thorough and the HCAD appraiser during our protest meeting commented that it was a high quality appraisal that was very logical and because of that he agreed with Jonathan's assessed value. This resulted in a significant change from HCADs initial assessment.

Harris county appraisal district (HCAD) has fallen out of touch with reality. With previous properties I've owned, the easiest way to contest the appraisal has been to hire my own appraiser and, if needed, bring them back on an annual basis to update the appraisal. Jonathan was able to fit me in on short notice, coming out that very afternoon to appraise the property. Jonathan was thorough and honest and his appraisal was accepted without question by HCAD. Among other things, Jonathan proved that the square footage in the HCAD records was off by nearly 10%, and their market evaluation was off by about 15%. Even after paying Jonathan, I saved a couple of hundred dollars this year alone, and expect the county's future evaluations will also be closer to the mark as a result.

Mr. Leva came to my home at the scheduled time and proceeded to do the appraisal. He was very pleasant and answered all of my questions as he went around the house making observations and taking measurements and photos. We traded information on the local real estate market and he asked me if I had any more questions before he left. He said that I would have the appraisal within 5 business days and I received it the following Friday. After reviewing the appraisal I had several specific questions on it and the comparables. I called Mr. Leva as he had instructed me to do if I had any questions. We discussed my questions and I pointed out a very recent vacant lot property sale next door to me that he was not aware of which could influence the value of my property. Mr. Leva did some research on that property sale and made some other adjustments to the appraisal to arrive at a final appraisal product with which I was in total agreement. I was very impressed with Mr. Leva's professionalism. He was most willing to answer all of my questions and advise me on things that I could do to make my home show better and sell faster. Mr. Leva was also very open to discussion of the appraisal product and quick to suggest, after receiving my new information, that he do a little more work that resulted in a modified appraisal in my favor. Jonathan Leva really knows his business and did an excellent appraisal job for me.

Jonathan was quick, expedient, and thorough. Jonathan asked specific questions about changes done to the house and gave some good advise on what a few best practices are in selling your home.
