My partner and I just bought a new home using Jennifer as our buyer's agent. She came highly recommended by a friend from work and now having worked with Jennifer ourselves we can see why. Part 1) Search through landing the Contract (May - Jun 2012) - Jennifer met with us and we had a great conversation about neighborhoods, the overall process of searching and buying a home, the importance of pre-approval for financing, and next steps. As first time buyer's she was SO PATIENT with all our questions and spent many hours on the phone helping us understand the details. All this was wonderful but it was when we actually looked at places and saw Jennifer "in action" with the sellers agent that her true value REALLY shined. She saw and asked about details we would never have thought of, assertively (but sweetly!) bargained for the best possible deal down to the last detail. When it came time to sign a contract she even met us at 10pm to pickup a check on a weeknight - THAT is dedication. Part 2) Pre-construction - Closing (Jul 2012 ? April 2013) We had a very complex building process. We had chosen to purchase a ?spec house? (i.e., one of a set a builder plans and simply sells as they are built). We loved the house plan and the location. However, our builder encountered many complex delays that resulted in a prolonged closing process. We submitted our move out notice to our apartment when he gave us a ?bomb proof? completion estimate. Turns out it would be another 12 weeks before the house was complete. This meant we had to live with family, get boarding for the pets, put our things in storage, and manage all kinds of issues with our lender, work schedules, etc. Dear reader, it is THIS SITUATION that requires an experienced and skilled SELLER?S AGENT. ANYONE can help you pass papers when there are no problems buying a home. But when there ARE problems (and there WILL be problems, I promise!) that is when you need a seller?s agent to help you through the logistic nightmares that can arise. Jennifer IS that agent. She worked closely with us to negotiate compensation from the builder, apply pressure effectively to speed things up as delays continued, and even helped us find an attorney to ensure our title insurance would indemnify us from any problems the builder may have left over. One night she stayed up on the phone until 2am with my partner sending e-mails back and forth with the builder and attorney. If you think buying a house is simply a matter of finding what you want and signing some papers, please think again. A subject matter expert that can spot problems before they happen and safely resolve emergent issues is what will make you happy during and years AFTER you close on your house. Jennifer is a brilliant seller?s agent, extremely dedicated and above all EFFECTIVE. She has earned our very highest recommendation. We will never use another realtor. Jennifer gets MORE than 5 stars - if a member of my family or my best friend was buying a house in Houston - I'd send them to Jennifer immediately.
Description of Work: Jennifer Erwing is both a broker and a buyer's agent. She also sells homes too. This means that her commission comes only from the seller (3%). She and other buyer's agents are legally contracted to represent the buyer and to advocate for the lowest possible price (in the case of new construction prices are less negotiable but she can bargain and advocate for the maximum possible upgrades and incentives). She meets with the buyers to establish a price point, neighborhoods, offer an overview of the entire buying process, and then begins helping to identify homes that meet your criteria. She negotiates directly with the seller, will join you on house viewings, offer council and information about resale and aesthetic issues, and assist in executing the contracts. After the contract is signed, she will also assist in managing the entire process through closing (inspection, builder meetings if it's new construction, etc).
