Usual inspection story.... Not responsible for anything Did an OK job but required me nudging to go the extra step to find defects Missed a blown seal on a window in the master bath

I was not able to be present for the inspection, but the report that we received was very detailed and turned us on to things that we hadn't noticed when walking through the house ourselves. Steve's report was objective and clear and told us when there were limitations to his conclusions. It's also nice that they don't contract to someone else to do the termite and infra red inspections - most companies will schedule it for you, but I like that they take responsibility for the whole inspection.
I was also incredibly pleased with their customer service/scheduling. We had originally scheduled another company to come out and when my husband (who is a lawyer) ready the contract section detailing liability limitations he wasn't very happy - the statement said that even if they failed to do something correctly, the most compensation we would receive back was the amount paid. We're not the litigious types, but it rubbed him the wrong way. When I called Able to ask about this, they laughed when I wanted to see a copy of the contract - Lori told me they didn't have one and that as long as they'd been doing this it wasn't an issue. They just did their job and they did it for their customers. I was very pleased overall. We did not end up purchasing the home due to things uncovered in the inspection, and I will definitely be using them again in the future.

They were friendly, punctual and thorough. They explained everything clearly.

Steve was so thorough it seemed like he was checking out the house for himself. I was there the entire time measuring walls and I don't think he ever sat down. He explained things clearly so I could understand what is a safety issue and what was mainly cosmetic problems. I have a lot of confidence that there he has done everything he can to make sure there will be no surprises if we decide to purchase this property.
